    Hi Jonathan, I was watching Oz Konar videos I’m not sure if you are familiar with him but right off the bat I have to say you offer your course at a way cheaper price and you give out way more information on how it actually works. I’m really considering signing up to yours instead, any advice?

      @@raysegura6669 hi, Ray. I’ve seen Oz’s content. I’m sure his course is good. But, yes, I have deliberately set my pricing much, much lower than most other programs. Why? 1) I don’t want to break people’s wallets. But, I feel I should be compensated for the time I took to prep the course and the knowledge I’ve built up over 25+ years that I am sharing; 2) I don’t like coming off as an “online guru”, so I’m not trying to turn courses into a full-time job.; 3) the industry isn’t easy, so I priced my course to help people hopefully have an easier ROI. But, of course, it all comes down to how much work you put in.
      Said shorter, my decisions are always based on trying to be a fair/good person.

    Can i do commercial real estate lending? Fix and flip, or lending to real estate investors As a commercial loan broker? Or is this only for businesses? As retail businesses? Im so confused, whats the difference between commercial mortgage broker and commercial loan broker in real estate?

      A comm mortgage broker only focuses on real estate deals. A loan broker does those AND lines of credit, equipment, etc.

    Why no longer brokering commercial deals? Is the industry still valid for a good business or is it changing now?

      The industry is still very, very valid. Look at the following chart from the St. Louis Fed and you will notice that business loans are still very active. They are down from their high in 2020, but that was likely driven by the SBA PPP and EIDL programs during the pandemic.
      The industry is changing in that the underwriting process is becoming more automated. I have even invested in a company in the space.
      But, businesses still need advisors who can help them navigate the markets.

    I have a question, would I have to take a residential broker course before I take a commercial broker?

      That's a great question! No you wouldn't. I do have students who are residential mortgage brokers and that experience helps them. But, I also have students who have zero lending experience and they are closing deals!

    Hi Jonathan, I've been researching whether I should become a commercial loan broker for 3-4 months and really want to take your course. I have absolutely no knowledge of any of the processes or the paperwork for brokering a business loan or when to ask for the paperwork in the loan-brokering process. Do you cover that in your course? Do you still offer your mastermind?

      Hi, Isaiah. I cover paperwork from the perspective of 1) fee agreements; 2) what documents to ask for from the borrower; etc. I also provide you with templates of these documents.

      Hi, Jared. Thanks for the kind words. It is going to sound cliche, but the best way to start is just to start. It helps to know the fundamentals and that is exactly what my course teaches. In fact, I focus largely on the basics and getting you to master those. One of my students just closed her first deal a month or so after taking the course.
