Sorry, Nick, but it does seem a bit steep when you consider you could easily spend another 200,000 in fixtures and finishings. I'm sure the results will be stunning, though. Be sure to get an update from the new owners on the finished product on this one. That could be your second channel!

I think this is the first 'lateral' property you've shown us; if not, there haven't been many. This is one of the main features that attract me, PLUS the location, balcony & ability to design it to our own liking. If I had the money sitting in the bank; I'd already be calling you. Nick, can you put us in touch with all the Professionals to help us finish this magnificent home into it's Greatest potential, once purchased? IMHO, I would NOT be putting a hot tub on that beautiful balcony! It's reserved for sipping a glass of wine & reading a good book, or entertaining friends & enjoying Tuscany~

I love your tours! Love them! But the price is just ridiculous for what it is! Great views. Great layout. great location. Great terrace. But It’s 200k overpriced for ask. The fact that they had to do such extensive renovations to keep the building from collapsing is their issue. They didn’t even finish it, yet are trying to charge a price that’s reflective of a gut renovation with new kitchens and bathrooms and floors. But the tour was awesome (as always) you are hands down my favorite broker? Tour guide? Explainer? I really look forward to your property tours and I’m thrilled to see you do another town one 🎉

A luxury finish consistent with the exterior might be an easy Euro $250k... a 1 bed in Cortona with only 1 living room (combined living/dining/kitchen) that size (110sqm) would never resell for $1.2m. Also accessing the terrace from the bedroom rather than the living, along with no private parking are cons. Would be a passion project for someone who didn't care if they lost money on it. But a beautiful project Nick: the pros- location, lateral flow with wonderful entrance, outdoor space, views, opportunity to choose the finishes... are all very appealing. Thanks for sharing!

So sorry, Nick, I am a huge fan of yours and love your property choices, but today I agree with those who say the price is ridiculous. It’s 110 sq m, no parking, and unfinished - you can dress it up as they’re leaving you to choose the colours but there is clearly tons of quite basic work to do and in Italy that will take forever. I wonder if they got financially mired in repinning that retaining wall - that is not remotely, repeat not remotely, a €650k garden - and they’re having to add that insane cost on to each apartment. The economy of the whole of Europe is teetering and Italy faces economic uncertainty, they need to halve the price. Property prices are coming down everywhere.

my goodness me! first, the location and the view ... what a "pad"! but i must admit, the price was a third above what i guessed and my guess was thru gritted teeth!!! when the camera panned out over the other building and that view the sense of history was immense. beautiful for sure.

For the quiet and vista to/on that *terrace alone..!! (I'd keep alot of that exposed stone in the interior, Nick. Fascinating, ancient. You can refine the ceiling and floor). PS Added tickle: the flesh pink and green trim to exterior. Dynamite pad and context.

Though it's too rich for me, I think this is a great property. I would expose as much as possible of the stone and brick. This apartment needs to retain that feeling of Tuscany. But if there was any doubt, spending less than a minute on the terrace would remind you. This is one of those places that I'd really like to see when its completed. Usually I'm not a city girl but I could definitely live there!
Trying much too hard lately to oversell these properties. Last week, "apartments" with no kitchens, now "penthouse" which isn't a penthouse, basically done, then you read off a list of very expensive work to be done that could run into the hundreds of thousands and who knows how long. If the properties are good, they will sell themselves. Asking price on this is quite high...looks like the builder ran out of money and instead of finishing, wants to unload for as much as he can get.

It is ready to be finished. I only don’t understand some walls. They are reinforced, but why aren’t they more finished? The reinforcement is open and not covered into the wall?

The numbers just don’t make sense. How can it cost €4.5 million to renovate? Say 450 sq m so €10,000 per sq m, and it’s not even finished? No heating and no plumbing or electrics! Some clarifications needed I think.
The extensive refurb was done to the house, garden and three floors owned by a family member. Yes, I agree, it's big money and it's not my listing, but the building externally is new and bullet proof. The only thing now is the interior design. yeah i get the market trend and Cortona is amazing we know... beautiful views etc... but not sure im inspired for 1 bedroom property with the work to be done it's for me :) keep it going though / love your selected properties !

Someone puts 4 milion on restoring a building, and then asks 1 milion for a one room apartment he couldn't finish...... man.... the minimum will be a reserved parking space... no?
What an amazing bachelor pad and/or vacation home this will be for an affulent buyer. It's out of my price range, but if it not, I'd snatch it up in a heartbeat. The only thing I'm not terribly keen about is the lack of a proper kitchen area. I would be tempted to install an outdoor kitchen on the balcony. Then again, the person who purchases this probably rarely eats at home. One question I wonder about is how would tax be affected by the finishing work?

With all due respect, this is ridiculous. Italy appears to be in a real estate bubble. I live in Florida, USA, enough said. For $700+ per sq foot, you dont have to buy a ruin n 99% of the States.
