Importance is based on literature. You will need to READ, reading research papers is critical to develop arguments. Whatever variables you are considering, you have to identify relevant literature to support its need for study. If no body has taken that variable in existing research, you may have to identify the characteristics of that variable and assess their importance that make up that variables. Reading is critical, the answer to all your repetitive queries is to read, unless you start reading research papers, you wont be able to find proper answers.

To develop a model one needs latest research, old papers may be utilized for writing literature and in other sections of the study.
We start with Value of a TOPIC: Why this topic is imp? How to defend it in implicit gap then?
If you mention the importance, this is actually the argument that this particular topic is worth studying.
