    I think you can tiny home (shed) build anything under or exactly 200sq ft as long as it’s on blocks or wheels. The problem with tiny homes any bigger is most property’s (big or small) have rights to one home with a possibility of two. It’s more cost effective for resale with a 2 bedroom as our prices are ridiculously high for any real dwelling. Also very tiny plots of land are very hard to come by. Most plots start around 300k in Kaua’i. I’m trying to build a 12x16 shed with solar and rain catchment. All for less than 30k and around 40k furnished.

    On Oahu or Maui your best bet for a tiny house is living on a boat.... on the big island you can get away with a tiny house on agricultural land subdivisions without cc&rs in lava zones 1-2 if it’s under 200 square feet or do the trailer Dylan talked about.

    How about a trailer park atmosphere where the utilities are furnished to each lot. Like a large campgrounds available in Iowa.🤔👍

      I believe Hawaii has very tight housing regulations which prohibit trailer parks of any type

    I didn't hear any mention of yurts. Not exactly a tiny house, but it seems like the question pertains to cheaper means of living with a smaller dwelling. It doesn't seem very popular, and probably for some good reasons.

    A tiny home is basically a considered trailer because it is on wheels. Developing a large park for tiny homes would be essentially developing a trailer park. But that would take a lot more planning, land and infrastructure than just building a tiny home.
    My problem with tiny homes is that they are tiny.
    As an architect I totally love the idea of downsizing and living simply off the land but there is no reason that the house that you live in has to be tiny. The idea of living in a small house on a beautiful lot while preserving the nature of that lot is ideal. Too many home builders will clear everything in order to build a house and you have lost all of the natural charm that was inherent to begin with.
    There are ways to tread lightly and allow for more space at a lower cost.

    In Oahu while you are getting your home built, have you see people have the 40k off the grid tiny home to stay in while you are waiting? I would hate waste money on rent that can be used for my forever home. This would be a DMV property that I pay cash for.

    400,000.00 for land in Oahu is for how much land. Is half a acre of land in Oahu not able to be sold. Not in subdivision area.
