    Actually a very fair price considering the land acreage, farm potential, full cellar, well and septic. Looks like it could be insulated and interior walls installed easily. Solar is easy to upgrade. The remote location is undoubtedly why the price is reasonable. I’d inquire of local plowing contractors if I wanted year round access, sometimes it’s surprising how affordable that can be arranged. If the road were plowed a mortgage and insurance might also be easier to arrange. I live full time at a similar property 1.5 miles off the public roads but much closer to population centers.

      I would only add a "fire pond" if at all possible, for insurance, and piece of mind. Maybe a top of the line wood burning stove, too. It's very reasonable, just remote. I lived near there. There's an array of wind turbines, but otherwise just a very scenic and wild fantastic area, beautiful lakes and canoeing on outflows, rivers, and great down to earth people.

    Just a wonderful piece of property, one of the best little cabins with that dual electric system and a tight and fairly tidy concrete basement; that, and a newer septic system and a stream makes it a real bargain as I see it. Thanks so much for showing it.

    Wow. Penobscot County has I95 running right thru it. Good access to Bangor. Not as remote as I thought it could be. Love the elevations. If the house is really in a ravine you would need to check flood status and bump the solar, maybe clear a little shade. Great looking land for hunting.

    Beautiful property and what I would consider a cabin (I'm sure that if you insulate it and add a secondary heat source like a woodstove that it can be lived-in year round).Also considering that they got heavy machinery up there for the basement, septic had well tells that it shouldn't be a problem to get propane delivered. Love this place, just wish I could finance the rest of what I need.

      We think that the cabin walls are some sort of SIP panel and may have insulation. The current owner told us that. This should be verified by an building inspector.

    Beautiful land and the cabin can be easily upgraded but it will be a lot of work, especially keeping the land. I would still want it though.

    I won't burn furr or any soft wood ever green tree wood in my stove,maybe not even in my fire pit unless it's kindling

    Nice cabin, needs some elbow grease and some work to bring it up to snuff.. pretty piece of property too. Some people in this comment section have no concept what a well, septic and a full poured foundation with a cabin built onto it cost and then the 170 acres that goes with it.
    Seems reasonably priced. A couple of people or a small family could have that place whipped into livable shape within a few months of hard work and a yes, about $10k minimum investment above purchase price and maybe up to $20k depending on how far they want to go with it.

      The market can be a bit screwy right now but it is aggravating when people won't or don't want to understand and or they just want something for nothing. If I had $250k sitting around I would scoop that up in a heartbeat.

    That is a great place, for a decent price. If I wanted to live 100+ miles north of Toronto Canada, in a state with some lunatic leaders, where remote properties are often plundered, and probably with Satellite as the only communication option, I would buy today.

    You can tell it was open land. The timber is about 30 years old. There's nothing large enough to use for lumber or timberframing. It has potential for a farm, but not for timber.

    It's a solar inverter, not converter. What's with no cover on the electric panel? Build quality seems horrible in Maine

      If a firetruck can't get to a property, virtually impossible to get insurance....no insurance, no loan. Pretty simple really. I'm sure Phil will weigh in knowing the area's financial institutions and underwriting criteria.

      @@ackack612 - I’ve insured homes in the woods, they are insurable but I have had the insurance company require that I clear the trees from beside a road or remove trees within 50’ of the house.

      The property looks a little neglected and it looks like more of a shack I didn't see any insulation I don't know how the heck you're going to get propane delivered up there if everything is running on propane A lot of land but not for me

      @@Erin-Thor true there's no insulation, but that walkout concrete basement, septic and well are huge values. I'm impressed. I think this is a pretty good deal.

      @@Erin-Thor That price works out at 1,470 dollars an acre. that is a quality built cabin, would not cost much to insulate and board over. and it's basically free.

      I didn’t say it wasn’t a deal, or it wasn’t a quality cabin. I LOVE ❤️ timber frame cabins like this. I just meant that as it, the home is a 1 or 2 season house. Of course you could insulate it, but then you would lose that wonderful timber frame charm. This is about $50k higher than I can part with at the moment, but it is amazing!

    Great place to ESCAPE. Seems pricey for that area--even though a NEW YORKER or Bostonian would buy 40,000 of these and still have change left over to buy 8000 sq ft SFH on Sebago with an 8 car garage. Prices will C19 crazy!
