I think I agree, I would make the bottom floor a stand alone studio space with that dedicated entry. Close up the stairs and remove those narrow steps. Then have the upstairs 2 floors as it's own apartment. By the way, the stacked beds is called bunk beds. But stacked beds works too! Cheers!
Hi Rino - this is a very nice, solidly built traditional house. The main issues I can see are the stairs (not ideal for anyone older) and the tiled kitchen worktops - but that could be changed. All in all a great property to immerse yourself into a traditional Italian town and community. Best regards

The ceilings and terracotta floor tiles are beautiful and so is the reveal of stone behind the plaster walls. Character galore! The kitchen would need updating - tile on the counter top doesn’t work for me - but the rest is great! If only it had a terrace with a view ❤ thanks again!

It is a nice little place but hardly big enough for a b & b as you suggest in the description. If you took the dining table out of the 1st floor, that would make a nice cozy living room. The kitchen is big enough on the ground floor for a few people to dine there. That fireplace on the first floor looked like it had a window, but you went by it so fast I was not sure. There was a door under the stairs going to the 2nd floor. Was that a closet? Is it big enough for a half bath? The price is not bad, but a purchaser should negotiate a lower price. Thanks, Rino. Ciao
