It's hard to know who to trust online. Everyone is selling something. Even I one day hope to mentor some of you. There are fake gurus out there that claim to know how to teach airbnb, business, and real estate. Phonies like Chi Ta trying to sell his course BNB university or Brian Page trying to sell BNB formula. Inexperienced hosts like Stayly with only a few properties and a year of airbnb experience, they claim to make millions on airbnb bust don't reveal those million are all course sales that come from ad campaign and a free webinar that they misrepresent as a paid webinar that is free just for you. Coaches with No airbnb arbitrage or business leaderhip experience like Robuilt. There are no-name hosts with barely any properties trying to claim they're successful, such as vacation rental machine or bnb riches, or the 10xbnb system. None of these "gurus" have a decade and a half of sales experience or business leadership under their belt in addition to having over 100 properties. Only Sean Rakidzich, who has created almost all of the other airbnb coaches you see today on the internet. Yup ... Too dark, too moody , too gothic . Trade out the bed for a coffin and you'll appeal to the "urban vampire" crowd . It will be interesting to see how this listing works.
If you see my listings of short therm rentals here in Italy, they are really brave in interior design (I did my first all dark gray bedroom with cristal chandeliers in dark academia style a year ago) just to stand out from the all beige ikea ideas and it works, it really really works. We are full booked every month also in slow season. Your new design will work well. Greige is boaring ❤ enjoy colours, real ones

Put some cool, dark, gothic looking wallpaper on the back wall of the shelving unit.
I do not like the black out room at all... Rest of the rooms are way cool.

Why didn't you paint the white vents? I did that for my cold air return by spray painting it the same color as the wall and it looks great.

Box bring or at least bungie board, or short box spring. Minimized broken framed and distributes weight better. 😊
