@@Nageshmokashe Timing is also important. I purchased 3bhk just adjacent to BRT road in 89 lac. Now for same flat builder is asking 1.2 cr to others. When you see good opportunity, buy it after doing all due diligence.
@@7001nikhil exactly my point,, builders increase the prices like anything... If some one wants to purchase a flat in a well developed location,, then prices are insanely high..
Undeveloped locations, prices are very very low....but very risky like small cap stocks in equity...
In my honest opinion, this wagholi-manjri/solitaire township is a medium cap stock AND NOT A SMALL CAP STOCK!!
@@Nageshmokashe I would call it small cap only for now as there is no infra, no schools, no hospitals, no colleges in vicinity. When something is developed then we can put it in mid cap category.

Nice Coverage .Your hard work is truly commendable.Can you please cover the Mahalunge Township Project Details and Road connectivity and Road development from BU Bhandari Mercedes Showroom to this township.
Please also share the details about the 100-meter road patch exactly before the Godrej sales office. There is a big dispute of Sawant and the defence land which is blocking to completion of this patch. Sawant has already filed a case and he is not interested in selling that land parcel that's what I heard. Sawant board is also there. Recently defence people also blocked the road as riverside land belongs to them as per the area map.
What Bangalore is facing today, after few years Pune will face the same fortune.. Acute Water Crises..especially Kharadi, Wagholi, Manjari and other outskirts. Be ready

All cities facing water outage since long ..what is new for Bangalore ..Delhi also faced long years ago ..no one is dying there without water ..leave this to govt to decide … they will make sure our thirst get quenched ..another im not sure why you mentioned above area will face water shortage ..how about area in Pune ..they won’t face any problem??

Sir please cover maharashtra police mega city project in लोहगाव. There is a big scam happened in that project. Many govt. Officers invested in that project but project is not progressing since many years. Please visit there and find out present situation.

thank good i went to godrej skygreens in 2022 , when even excavation was not started , that time VTP was offering flat in building which was 8 floors consutructed , now its 2024 and that same vtp building is 13 floor consturcted in 2 years , whereas godrej skyreen superstructure is ready and delivery date is dec 2025@@p1realty

PMC 9 meter aur 15 meter ke road propose kar rahi hai aur tower ki heights 30 floor ke upar ki hai. Kis tarah ke fayda pahucha rahe builde ko ye? Log kaise travel kar payenge? Builder ko jyada usuable area milne ke chakkar me PMC wale fraud kar rahe hai. Itne bade tower launch ho rahe hai to road ki width at least 36 meter honi chahiye tabhi future me flyover ya underpasses ka scope rahega. Ye pura area haphazard hoga

It all depends how local their land for roads... I see in wagholi, there huge gang of local goons. They have huge political influence, that made difference between PMC and PCMC road sizes. So chose wisely for investment

VTP lacks in transperany. There are some rules and regulations from RERA for every builder but VTP took deviation approvals from RERA to change the RERA policies and make their own policies. There is standard format of Allotment letter and booking Agreement from RERA but VTP has made their own Allotment letter and agreement format by modifying lot of clauses in it. I have booked a flat in VTP Dolce Vita but cancelled within 1 week. According to MahaRERA rule if a flat booking is cancelled within 15 Days of booking date then all booking amount should be refunded. But VTP never refunded. Beware of such fraudulent Builders.

Buying flat of worth crore rupees and additional amount for water tankers. PMC is not having sufficient water storage in the dam to fulfill the need of newly constructed apartments. Better to pay a little bit and buy in already developed areas. Waise bhi PMC pani aane wala hein bolke water pipe se hawa hi bhejegi 😂

Sir, Main West Bengal ka rehne bala hoon aur old Sangvi mein ek ghar kharidna chahta hoon. Keya yeh Sambhav hain. Main ek poor aadmi hoon. Idhar bengal mein state government employee hoon aur bengal state govt ka salary bhi bahut hi kam hain isliye main jyada rakam juta nehi paa rahan hoon. Mera service period bahut kam hain issliye jyada rakam bhi juta nehi paa rahan hoon. Mujhe after retirement uddhar permanently rehna hain.
