      I thought VA Disability payments, you gross it up @ 125%. So $4,000 x 1.25 = $5,000.

    Thank you for this information. I tried applying for VA Home loan a couple years back when I was 70 percent (now at 90) and I was told that I would need either a Co signer, a full time job, or work part time for at least 2 years. That information deterred me from trying again since I've been a full time student since then and haven't been able to commit to full time employment due to educational requirements.

    Thank you for these videos Jennifer, so much misinformation is being spread throughout the veteran community and on the internet. I was one of those veterans who was under the impression that I didn't have to pay the closing costs because of me being 100% but thank you and your team for clearing it up for me. As for the vets who are debating on whether or not to wait until the prices go down, good luck. I've been waiting for 7 year's and the prices here are more than double what they were years ago.

    If you have a disability rating under 100%, the states you want to look at are Florida, Texas, and Nevada. All other states you must have a 100% disability rating for property tax exemption.
    The states mentioned above have different levels of disability ratings, so you must look them up before purchasing a house.
    FYI, you pay more in taxes in bigger cities, obviously, so keep that in mind.

      @@MrJaywes67 they must have recently changed it, I noticed many states have changed their rules during this inflationary time we’re in right now. Minnesota is also another state that doesn’t need 100% disability.
      That makes Florida, Nevada, Texas, Minnesota and Illinois for those with less than 100% disability, 5 out of 50.

      If you meet the individual, in some cases county's but normally state's guidelines. Many of them have ridiculous loopholes that you cannot clearly qualify.

    I'm 80% disabled vet living in Illinois. If your 70% or higher in illinois your exempt from paying property taxes. Illinois is the ONLY state that does this at this low a rating. 🙂

    This is some very helpful information thank you. I just started following you last year and I watch all your videos VA Loans related. I definitely be saving some of your videos for future references. I am thinking about buying a house here in Texas by the beginning of next year. Of course I'm nervous thinking about all the preparations and paperwork don't think it would go good with my anxiety but I'm going to make it happen.

    What does your credit score have to be to get a va loan?

      Va has no minimum credit score requirement. We follow Va guide but lots of lender have overlay. Call me and let’s discuss credit history as that comes into play 707-478-0637

    Here in Indiana
    “In Indiana, Veterans who served in WWII, Korea, Vietnam, or the Gulf War, received an honorable discharge, and have a disability rating of at least 10% qualify for a property tax exemption of $24,960 from the assessed value of the Veteran's property. Veterans who served in the military for at least 90 days, received an honorable discharge and have either a total service-connected disability or are 62 years old with a disability rating of at least 10% qualify for a deduction of $14,000 from the assessed value of the Veteran's property”

    I had 2 lenders tell me I had to have atleast 20k saved for fees, and had to tax my non tax income to prove I got it in TX. They both told me I was under on income as well. I'm 100% PT

      Yikes sounds like they do not do a lot of 100% p+t in Texas. If you have not bought yet give us a call. 1) You can have your agent negotiate with the seller to cover closing costs and 20k is high.... 2) We do not have to collect or calculate property taxes in Texas if you are at 100%. You just sign a letter saying you will file for the exemption right after close we are at 786-933-2077

    I’m a U.S. Air Force veteran and am using my va loan for the first time I’m also 100% disabled through the VA, but it seems like the city I’m trying to move to and what was able to get pre approved for won’t work unfortunately and with the time limit I’ll have I’ll have to back to renting.

    We purchased a home 40 years ago and used my husbands VA. At that time we were told we could only use the VA benefit once so be sure we wanted to use it on this home. Recently I saw something that said you can use your VA for a home multiple times. Is this true? Did things change and we can now use the VA again? We sold that home many years ago.

      Yes, you can use your VA benefit multiple times. My guess is you probably worked with someone that didn’t know what they were doing. It’s not uncommon so yes when you’re ready to buy a house again let’s use that VA benefit :-)

    How do you see the recent class-action lawsuit in Missouri, Sitzer v. the National Association of Realtors, affecting realtor commissions going forward?

      It’s tough to say how it’s going to pan out right now. We are not seeing many changes except we are seeing real estate agents. Push buyers agreement more upfront which buyers definitely have to make sure they read and understand. As a VA buyer you can’t actually pay the Realtors commission at this point so it will be interesting to see if it goes towards buyers needing to pay Realtor commissions how VA handles that. At this point we haven’t really seen any big change.

    Hello - as a veteran with 100% VA rating, can he/she purchase first property 4-plex (Bexar County in Texas) live in one and rent the three. Then after the minimum of 1-year, can he/she purchase a single-family home as owner-occupied and rent all of the 4-plex considering not to exceed $726,200. The veteran has sold all properties and has credit score of 850 currently. The veteran has been home owner/landlord since 1995 and sold all in May 2023. Therefore, all loans are paid off. This veteran is planning to rebuild his/her real estate portfolio again:). Look forward to your reply. Thank you from retired US Army officer.🙂

    U.S. Marine Corps veteran & I’m going to use the VA home loan for the first time. I’m doing my homework on all of this information (VA home loan, COE, best areas to look for in my area, debt to income ratio… just about everything) and I’m slowly but surely understanding it. I am 60% disabled. I’m looking to get a house by the end of this year and/ or the beginning of next year. Credit it fair (just started building it last year) only debt I have is my car loan. Any more I formation I should regard looking at or think about before proceeding with this process?

    Hey Thank you so much for your videos, I happen to love a house that’s like a pre built house on a lot (have had the house design saved for 4 years in my RUclips videos) I think you purchase the house and then they build it over the course of a year or so, Is the Va loan able to work with that? I live in NYC and the house would be in Vegas, I currently have a high disability rating, been out of the infantry since February 2022, I’m thinking maybe a year out as I want to build my credit back above 650 before the purchase with a few other things I need to do as well (6-8 month task I think), high utilization is all, no late payments over like the 3-4 years impacting my score I think, when I’ve been late the few times don’t think it was posted cause I’d call and it’d be a hey it’ll be 2 days late type thing.       Happy New Years! We do not do VA construction loans so I cannot advise on the specifics of that unfortunately. It sounds like you have a good game plan with credit. i would start researching lenders who do VA construction as I have yet to hear of a company that someone really liked.

    Thanks for the video Jennifer, my husband is 70% disabled and 21 Century Real Estate asked him for a down payment and closing and he dismissed the real estate because he found out from friends that with VA loan you do not have to pay for a down payment and/or closing ,just administrative fee of 1%. Is this correct? We are going to check out Rocket Mortgage, Navy Federal, USSA. Which of these 3 would be better? He has been approved all ready for a loan.

      Lenders use words, interchangeably our lender fee is the same as origination fee. We waive it for VA.

    So if Texas has the homestead tax exemption for a 100 percent disabled veteran, does the lender still calculate it into the mortgage qualification like the residual income make the veteran pay into the escrow account?

      No we don't hit you with the taxes. You have to tell us you are a 100% though as COE does not tell us

      Texas is the only state in the Union that gives a tax break to any disability rating for veterans. Not just 100% disabled...even 20% disability gets a homestead tax break.

    I have a particular situation. I've been out of the service for almost 11 years and now I want to buy a condo. I'm looking to get a conventional loan since I've saved up so much money for the down payment, closing costs and all sorts of stuff. I saved a lot of money in the past 10 years. $140K to be more precise.
    I have 100% VA disability (at $3332/month), and for now, that's my only income since I'm not working. What I'm worried about since I saw your Debt-to-Income ratio video is my front end is 40%. I have only checked my credit score with Equifax and it's an 820. I'm under the impression since my credit score is really good and my first pre-approval with one of the banks in my area says my mortgage payment maybe $1350/month that I can afford a condo. I haven't gone looking for condos yet but other than the DTI, my finances seem good to go. Am I reaching too far with a 40% front end DTI?

      @@jimmieburnett8543 Thank you for your advice Jimmie but I won't be using SSDI. I'm only 34 and the only reason I'm not working is because I want to finish college and I have the VA disability carry me.
      As for the condo, I've resorted to saving more on the down payment to bring down the monthly mortgage.

    So what will my 3,850 100% t and p gross up to? Also I hear some states if your 100% t and p you are exempt from property taxes.

      $4812.50 is grossed up amount but we can use that amount on on DTI not for residual income calcs. Certain states and counties you are exempt but you 100% need to check with the county property tax assessor where you are looking.     Hello Marine veteran here, I am looking to use my va home loan for a property in NC, for my children, 1st thing I dont know if I "have" to live there, or if I can declare it to be a rental property for my children, and they pay rent, I am 100% P&T disabled so it will stay with me until I pass away. Have documebtstion if needed. My children will be the primarily staying there. How should I go about doing this? Thanx in advance.

    I am 100% P&T service connected 3,500 . And SSDI 1,500 ..... that is 5,000 monthly does that mean you count it as 6,250 a month gross income? Thinking of moving from Kansas to Oklahoma next month to buy a house. ( Thanks for the tuition info very much Daughter going to college next year) will be looking into that for sure.

    The problem I’ve found is though the VA loan is a good idea it’s still not financially feasible for most veterans like myself who get VA disability at 100% but also can’t work to afford a mortgage in most states in the country! Where I live in Oregon even with a VA Home loan the lowest mortgage if likely find with average house price at 400k would be over 2k a month. Just for the mortgage. Considering my monthly disability is 3800 a mortgage of 2000 a month with kids isn’t a fincaillu responsible decision. So I basically have felt like I’ll be forever stuck in my low-income apartment where my rent is 900 a month because that’s actually low enough to be okay, but even then I still have to go to a food bank to get extra food because it’s not enough to live on but also too much to qualify for programs like section 8 and SNAP.

    Honestly did not know I could still qualify with just my disability. The market is so bad right now that I am trying to figure out if buying a house in GA is worth it or just wait another year.

      Its not looking like it is going to get cheaper. Georgia is a state investors are starting to fall in love with. Always best to qualify and shop but not rush or buy something you don't want. Getting preapproved gives you options. If you find something cool, if not you keep looking. Of course we would be happy to help you get preapproved 707-478-0637

      I deal with a lot of VA disability and I have not seen this come up as an issue from the loan side. I would check with www.dav.org if you are concerned as they work with VA regarding disability all the time and can tell you if that happens etc...

    In Ohio, it depended on what county you live and there are more than 80 counties!

      Sad story I was in a SRO and my friend next door had three emotional support cats she saw I was in trouble and late at night would lone me one of three cats, she was at $60,000 Va abs SSDI so could not have a HUD/Vash? still you would think her income is worth a mortgage?

      I believe her non-taxable would qualify her for the Knoxville redevelopment crop home ownership after all her nontaxable income far exceed but.....

    Hi my question is if my active duty service ended Oct 2022 and I started truck driving for a company and I now am 70 percent disabled through the VA and still working can I look into getting a home load or do I need to wait until after being in this job field for 2 years before I can qualify?

      Not too sure if you gonna See this comment. But before October of 2023, I HIGHLY RECOMMEND you go to VSO and Claim something to up your Disability Rate! You’ll get from MAX 1 Full year out of your Active Duty day, you’ll be eligible for Serious BackPay if you get up 80, 90. Or even the Big 100!!!

    Is it a hassle to apply for a HISA grant for a unobstructed shower? Is it something where they have to open up your VA disability claim?

      No hassle at all, at least for me. You do have to do a little bit of homework. Find a reputable contractor that will start the project with half down if low on money. I was given half money up front to purchase materials/demo. My contractor was not paid until the end and it took 5 weeks before he got paid. Most contractors are scared they will not ever get paid, but they will. I used HISA 2 years ago during Corona Viris to remodel my master bedroom shower. It is now a walk-in nonslip shower w/ several handrails, elevated toilet with wall rails as well and non-slip floors throughout. You DO NOT have to open up your MAIN VA disability as I was hesitant at 100%. I follow the unwritten rule to NOT wake a sleeping bear on my 100%.

      No we just use the disability income as income and qualify based off of that

      We would go off of the monthly amount you receive and then gross it up as it is non taxable. For property tax exemptions I would call the county tax assessor as they are the best source

    Hi Jennifer, I am 90 percent veteran. I grossed 55,000 in total with my VA income and investments in the past 8 months. I have 6k in student loans in collections, 3600 in rental collections. I am aware of veteran student loans being forgiven. My credit score is a 589-600. Would I be able to get approved? Would my other income count although it's not through a traditional job?

    Is it possible to start the underwriting process without getting pre approved or does a client have to get pre approved before starting the process? How long does the underwriting process take on average for a conventional loan? And how long should you wait before you start calling your lender for an update during the process.

      We underwrite to get the preapproval:) I have a video today about the fully underwritten preapproval and why we do it. Full underwrite DURING PREAPPROVAL for us right now 5-10 business days but depends on how fast borrower gets docs in . Totally fine to check in every other day. We don't mind at all.

    I'm army retired amd 100% looking to get my first home in Kansas. I have been looking at houses in the area and the ones we are considering are over 350,000. I was approved by another lender for 300,000 but I feel like I can be approved for more. My credit score is above 720 so the only issue would be me not currently working. Retired, 100% VA and currently in college is why I'm not working. Can we talk to see if we can work out something better

      what did you guys figure out? I am in the same boat and getting paid 100% IU. I have an 800 credit score but last time i tried to get a loan couple years ago and I was only preapproved for $220,000. I have no debt at all and I think they did not bump up my projected pay if I were taxed. thanks

    Purple Heart recipients will be exempt from the funding fee that the Department of Veterans Affairs charges on their guaranteed home loans starting Jan. 1, 2020.

    What about the back end DTI can you gross it up. On FHA loan with Va disability

      You wouldn’t gross up the backend debt to income. You would gross up the income but with FHA it’s 15% gross up whereas VA is 25% gross up. If you are a veteran a VA loan trumps FHA like 99% of the time.

      Tough to say as it will depend on the computer. Personally I would wait at least 6 months but that is literally just based on observations over the last few years and no facts

    I just received a rating of 100%. Because of my divorce, a few years back (during Covid) my finances tanked and my credit score suffered. I've been steadily recovering financially, but I don't work because I'm in school college full time. I use my disability to pay my rent and other expenses. I would really like to buy a home instead of renting. I can afford a hefty monthly payment on rent but I'd like to buy instead of wasting money on rent. Please assist if you can.

      I have lots of questions about this as there are non traditional credit options with VA if you can show rental history and utility payments. The only time it is challenging is if your score is below 580 etc.... Happy to discuss 707-478-0637

    I work for the military full time so I get paid BAH, I am not sure if you’re familiar, but it’s Basic Allowance for Housing and it is about half of the income I make and it’s non taxable. Would you be able to write that up as well ?

    I am a US veteran with 4,000 mth pension, 600 credit score, 1 year on time payments. VA told me I am eligible for between 144,000 and 550,000 loan. Only problem I have 45,000 in school loans on deferment, do you think I could qualify?
