I am a potential buyer. I am comparing the 1 bedroom to the studios. Both sleep 4. It looks like the average sales price of the 1 bedroom is only 20% higher ( averaged sales from 6/23 - 3/24) the income (per Jet) is 10 - 12% higher, and the square footage is 60% higher. Why is the HOA 100% higher for the one bedroom?! I haven't been able to learn how many of the units of the 1728 are studios but I guess they outnumber the 1 bedrooms. I saw your video on fees and the external rental fee, which was recently increased is 10% higher, as it should be (but it is still gouging non MGM renters). Anyway, I think the HOA on the one bedroom is lowering their relative value and is more than it should be vis-a-vis the studios, and I wonder if it will ever change to be more reasonable.

A friend of mine from out of town was staying in one of those towers. Went to pick him up for dinner; and down in the lobby I called for an elevator. Once the elevator arrived at the lobby, the door opened and was presented with two very drunk women laying on the floor of the elevator in their puddle of vomit. I waited for the next elevator.

Very good research 👍 I don’t believe the one bedroom HOA will ever go down or become more reasonable.

It’s rare for owners to have patio furniture, it is allowed. I have found most people like the idea of a balcony but don’t actually use it haha 😂
