What about today's apartments. Today's apartments are selling at 2+ Crores with 1800 sft and 38 UDS. If you see UDS price is land price 38 x 1.5L = 57L and construction cost 1800 x 3000 = 54L. Amenities = 10L. Total cost also 57L + 54L + 10L = 1.21 Crores. Builders are selling for 2 and 2.5 crores. I calculated all the high prices only. On top of this we have to pay 5% GST and 7.5% Stamp duty + minimum 10L to 30L interiors. I think buying house is very costly affair now-a-days. Independent houses are selling at out right price no hidden cost.
We cannot generalize apartments are always better than individual houses. If you need luxury now and have the capability to live in an apartment till the rest of your life it may be better. In my opinion you should not use the rate of return, rental yield or cagr to compare both the properties.First of all both are different. Apartments are for different classes of people. The investment objectives are different for apartment, plot or individual houses or farm lands.
