    First, you’ll open a Self-Directed IRA by filling out our easy online application.
    Next, you’ll fund your Self-Directed IRA by transferring or rolling over all or a portion of your funds from an existing retirement account. Or, you can make an initial contribution.
    You can also consider a type of Self-Directed IRA called a Checkbook IRA to gain “checkbook control” of everyday transactions involving your rental property.
    To set up a Checkbook IRA, you’ll first open and fund your Self-Directed IRA with Madison Trust.
    Next, you’ll open a business checking account in your LLC’s name.
    Once your account (whether it be a Self-Directed IRA or Checkbook IRA) is opened and funded, it’s time to invest in the property of your choice.
    When buying real estate through your Self-Directed IRA, it’s important that the realtor or title company lists your custodian as the buyer for the benefit of your IRA.
    This will help streamline the transaction and ensure your property is held within your Self-Directed IRA.
    Once you’ve purchased a rental property, all transactions related to the property, including rent collection, expense payments, and contractor hiring, should be facilitated through your Self-Directed IRA.
