My question is, I am in Vermont BUT it's kind of limited here and expensive compared to other states ie: out west... So, I'd rather look out west like texas or arizona for example. Hello I live in the state of Ohio in the county of summit I was told by the tax department here in Akron that as an individual I could not purchase a home by buying or paying the back taxes.the tax deed or title only financial companies who pays a fee of 1 to 2 million can buy a home(s) on the tax delinquent auction once a year...how can I still purchase a home by buying a tax lien deed or title???
Hey Dustin, I've looked at most of the Tax deeds in Oklahoma that didn't sale ay auction and I don't see one property worth anything. Most of them are drainage ditches or some kind of easement for a drain. If you bought these kind of properties it seems like you might be held reliable for upkeep or something. What's the purpose of these properties Dustin? The only thing I can think of is a sign for advertising.
A teacher said to me, "sure you can buy OTC deeds, but if everyone passed on it at auction, there's a major reason why." interpretation: something's not right with the property. I understand the notion, but what else is the reason it did not sell?
May have been in a location that was misleading or hard to get to and nobody got boots on the ground to see it so it was never bid on. May be a situation where it was a live auction and the weather was bad and not many people showed up.
Also, if you Google the list they give you at auction, it's just a tiny sized print of latitude & longitudes, parcel numbers... it doesn't tell you anything about the actual property or the condition it's in so there's a chance it was just overlooked

I believe there is still a 1 year waiting period if you buy in california even if no one lives there, but you'll want to check with your county on that to make sure!
Yup! You can talk to the homeowner and work out a deal, but you gotta move quick and really need to be certain of the title issue if you're going to stop the sale and aquire the property!

So if the county wanted the property you brought for 50$ back on the tax bill is it safe to assume you never owned the property. And if was your benefit collecting the interest on the back taxes for thar particular property?
If the county takes the property back, you likely didn’t own it outright. You just held a lien, and your benefit is collecting the interest on the back taxes until it’s fully redeemed.

Please provide some specifics. It takes a long time to go through the web sites of county after cunty only to find they don't sell over the counter tax deeds. My sense is that counties are cutting back, contracting with big companies to hold an auction once a year. Please provide the names of a few counties that have this program.

yeah you can use craigslist, talk to a real estate agent in the area and see if they'll help. One thing we've always wanted to try is getting an Uber driver and paying them a couple bucks to snap some photos.

I believe there is still a 1 year waiting period if you buy in california even if no one lives there, but you'll want to check with your county on that to make sure!
