    Notes:
    This method is my own method in showing the Client where there money goes, I just breakdown the elements to show that each allied profession has its own fees being paid and it does not mean that the preparation of drawings, design analysis as separated from signing and sealing is the same can be offered separately at the option of the Client, the answer is no, there is nothing an option for the services between the design analysis, preparation of drawings and the signing and sealing, all of which are encompassing with each other as architects and engineers has no scope of services of signing and sealing described in their own laws. The signing and sealing can only be within the realm of the architects and engineers own project and does not include to offer it separately for a fee to the works of a non-registered persons.
    The words "Under the professional charge and supervision is not to include to sign and seal the works of a non-registered person who are not employed or not working under architects personal charge and supervision to work for his own project i.e., architects employees, outsource CAD Operators and the like. Otherwise, by offering signing and sealing separately to a non-registered persons, the allied professionals is aiding or abetting such non-registered persons in the illegal practice of the profession and the professional is engage also in a mal-practice of his profession. (See Sec. 7.9 of the Architects 2006 Code of Ethics).

    architect, In our practice, regular design services provide comprehensive details in all parts and design to be used in bidding and construction na iba pa iyon sa shop drawings ng contractor. Most of the deficient details and plans na inoofer ng mga pekeng practitioners are minimum sets for permit application purposes only. The construction documents which is our second set of sufficient details and design are then supplemented by the architect before or throughout the phase of the project until accomplished and signed by the contractor client before the construction commensed to make sure that the contractor wont fill by its own the deficiency that mostly in their favor kung anong madali. we don't submit that documents sa building official bukod sa makapal at maraming books ay it sometimes reflects the design process na baka copyahin lang ng nagsasideline sa city engineering.

    with regards to the construction drawings vs the approved set of plans. nowadays basic architectural drawings are already accepted for building permit application (i.e. plans, elevations, sections, perspective view). However, when it comes to the constructions drawings, this set already includes all architectural design details. What we could also do is to provide a copy of the approved building plans to the contractor / site together with the full set of construction drawings.

    Can you make a pretty cool sheet of from one whatever to tan whatever they start to pay to architect and how much percent do they need to pay them so that the owner will not be saying that too much too much so I think it's better to put each job that you do is there is a 25% and then with additional there is additional that they want to change then you put also the percentage so that exactly what the owner will be charging she's not going to be complaining because when you say percentage of this percentage of this person is this very confusing to the owner because the owner is also expecting to her budget so I think once they have an architect it is good that there is an architect you must put the person then to every job that you do in writing and also the engineer how much they have to pay an engineer electrical engineer and electrical for foundation thank you

    Hello Architect Alfred I have a question: How does this method of compensation measure up with the UAP standard professional fee of the architect? Will it arrive to the same figure lets say for residential is 10% of the total construction cost?

      Magandang araw po. May kausap po ak8ng architect at discussed nmin yong designed ng house ko nkita ko sa you tube. But still she charge me 50k plus for building permit service. Madyado pong mahal compare sa explained po ninyo.

      @@laylaaljuaili1274 i think sa comment ko po kayo nagreply. I'm also an Architect po. Hindi po standardized and fee ng architect into just one price. As explained po dito sa video rin ni Architect ay sample lamang po ito pano macompute and it varies depending on the project type, scale, complexity, project requirements, timeline, deliverables etc. Marami pong factor to consider ang fee ng architect dahil hindi po drawing ang binayaran nyo kundi serbisyo po. Kaakibat po nun ang responsibility and liability nya sa project considering pangalan and lisensya po nya ang nakataya for legal process.
      Ilan din po sa mga konsiderasyon ang experience nya at ang kakayahan nya bilang arkitekto kung pano maningil ng serbisyo. Considering sa sinabi nyo pong presyo ay mababa na po yon. Ngunit hindi ko rin po masasabi dahil wala rin naman pong batayan ang sinabi nyong price, at makikita nyo po yun sa contract nyo sa architect.
      Kung hindi po malinaw ang scope, serbisyo at ang breakdown ng service ng architect, is mas mabuti po na sa kanya nyo itanong ang breakdown ng fee nya. Dahil kahit ako po bilang Architect ay may iba po akong computation sa services ko.
      Magrefer po kayo sa contract nyo if meron man po. Pero kung marami po kayong tanong if nakasulit ba talaga kayo sa bayad nyo, again itanong nyo po sa Architect nyo ang breakdown ng serbisyo nya dahil wala pong isang sagot/rate sa service fee ng architect, engineer, at ibang propesyonal sa construction.

    Thank you sir for sharing informative contents, just noticed that periodic visit can be excluded in the archl design fees, well i believe so, it makes sense because the contract was a "design services". Referring to uap doc. "Periodic" visits were included?
    From this day i believe to do same as yours let exclusion of "visits" from a "design contract" to be sound correct.

    + item 1.3.3 =105,000
    + item 1.3.4 = 25,500

    x 10%
    = 19,250
    + 192,500
    = 211,750
    di po ba dapat ganto yung total?
    or naguluhan lang po ako... hindi na po ba dapat kasali yung 20k? sa item 1.3?

    Architect, if you're the Architect of Record and you're only paid for the design, what if the Architect in charge of construction has failed his duties in the site during the construction phase, and after years of being built, it collapsed, you are still liable for 15 years being the AoR right?

      If the reason of the collapse is base on your provided design, and the structural services is also within your direct supervision in the preparation of the whole complete construction document, then yes. but if after investigation, it was found out that the Contractor deviate from your design intent and revise it on the actual as built then in my view you are not.

      Hindi na kasi andun na sa una.. Ang focus kasi natin is the proposal template itselt and ang Art. 1723 ilagay mo or hindi automatic na yun by operation of law.

    Hello Maestro! It's me again. Thank you for this informative video! I would like to ask a question. Let's say that a client hired an Architect and did not ask for the Architect's supervision (periodic visit or full time supervision), and the client will hire his own laborers (arawan or pakyawan), is the Article 1723 still applicable?

      Yes. 1.,If the causes of the collapse is because of the errors in plans and specifications na ginaya lg din ng laborers niya. 2. If the errors is in structural design, then the allied professionals is liable 3. The project will not be issued a buuilding permit for Construction if no one will signe the in-charge of construction so if the AOR is not the same as the Incharge of Construction, those who signed is joint or solidary liable. So the court will still determine whose fault causes the collapse of the structure as the case maybe.

    Thank you Architect! Very informative po. Just clarifying, aren't we obligated to do site visits during construction? if so, isnt it better to include site visit fees in our service proposal?

      We are not. The owner may opt others to supervise.. So limit lg liability mo sa plans na ginawa mo.. If the one who supervises deviate to your design, then he will be the one liable.

    Arch. Alfred Ask ko lang kung yung computation ng project na 10% fees ng Arch ay rough finish or full finish. Meron kasi mga clients na budget nila ay maging livable muna tapos yung finishing gastos ay later on nalang. Thank you in advance for your reply.

      When you render your design service it is as a full service to the client, it depends to the client now whether they will complete the project with finishes or not.

    Sir tanong ko lang, yung nephew ko po ay hindi pa license pero kaya nya iprovide lahat ng drawings BOM and all documents needed for building permit complying all minimum requirements in securing building permits for standard simple single storey residential house pero hindi nya pwedeng pirmahan kasi hindi pa nga sya lisenced so ang tanong ko po magkano kaya ang fees kung papa signed and seal nalang sa isang lisence architect?

      Wala po ako idea Sir at di ko po kasi ginagawa mag pirma ng di ko gawa kaya di ko alam singilan nila, tsaka unethical sa isang propesyonal ang pumipirma sa ganyang scemario dahil di naman po kami katulad ng notaryo... Although marami din namang pumipirma na walang pakialam sa ethics namin.

    Good day arch. thanks for the tips, marami po akung na tutunan., ask ko lang po sana kung ano maganda gawin pag ang client mo is nasa ibang bansa., pano mo dapat gagawin ang agreement nyo kung wala naman si client na peperma., hope maging topic mo din to sa susunod., thanks and god bless,

      Ask the Client to sent Special Power of Attorney to designate his/her authorized representative.
