architect, In our practice, regular design services provide comprehensive details in all parts and design to be used in bidding and construction na iba pa iyon sa shop drawings ng contractor. Most of the deficient details and plans na inoofer ng mga pekeng practitioners are minimum sets for permit application purposes only. The construction documents which is our second set of sufficient details and design are then supplemented by the architect before or throughout the phase of the project until accomplished and signed by the contractor client before the construction commensed to make sure that the contractor wont fill by its own the deficiency that mostly in their favor kung anong madali. we don't submit that documents sa building official bukod sa makapal at maraming books ay it sometimes reflects the design process na baka copyahin lang ng nagsasideline sa city engineering.

with regards to the construction drawings vs the approved set of plans. nowadays basic architectural drawings are already accepted for building permit application (i.e. plans, elevations, sections, perspective view). However, when it comes to the constructions drawings, this set already includes all architectural design details. What we could also do is to provide a copy of the approved building plans to the contractor / site together with the full set of construction drawings.

As explained po dito sa video rin ni Architect ay sample lamang po ito pano macompute and it varies depending on the project type, scale, complexity, project requirements, timeline, deliverables etc. Marami pong factor to consider ang fee ng architect dahil hindi po drawing ang binayaran nyo kundi serbisyo po. Kaakibat po nun ang responsibility and liability nya sa project considering pangalan and lisensya po nya ang nakataya for legal process. Ilan din po sa mga konsiderasyon ang experience nya at ang kakayahan nya bilang arkitekto kung pano maningil ng serbisyo. Considering sa sinabi nyo pong presyo ay mababa na po yon. Ngunit hindi ko rin po masasabi dahil wala rin naman pong batayan ang sinabi nyong price, at makikita nyo po yun sa contract nyo sa architect. Kung hindi po malinaw ang scope, serbisyo at ang breakdown ng service ng architect, is mas mabuti po na sa kanya nyo itanong ang breakdown ng fee nya. Dahil kahit ako po bilang Architect ay may iba po akong computation sa services ko. Magrefer po kayo sa contract nyo if meron man po. Pero kung marami po kayong tanong if nakasulit ba talaga kayo sa bayad nyo, again itanong nyo po sa Architect nyo ang breakdown ng serbisyo nya dahil wala pong isang sagot/rate sa service fee ng architect, engineer, at ibang propesyonal sa construction.
Can you make a pretty cool sheet of from one whatever to tan whatever they start to pay to architect and how much percent do they need to pay them so that the owner will not be saying that too much too much so I think it's better to put each job that you do is there is a 25% and then with additional there is additional that they want to change then you put also the percentage so that exactly what the owner will be charging she's not going to be complaining because when you say percentage of this percentage of this person is this very confusing to the owner because the owner is also expecting to her budget so I think once they have an architect it is good that there is an architect you must put the person then to every job that you do in writing and also the engineer how much they have to pay an engineer electrical engineer and electrical for foundation thank you

Hindi na kasi andun na sa una.. Ang focus kasi natin is the proposal template itselt and ang Art. 1723 ilagay mo or hindi automatic na yun by operation of law.

The building Official should lwt you revised first if there is errors they found in the submitted plans for building permit, after which thats the only time to assess your building permit fees.

Architect, if you're the Architect of Record and you're only paid for the design, what if the Architect in charge of construction has failed his duties in the site during the construction phase, and after years of being built, it collapsed, you are still liable for 15 years being the AoR right?
If the reason of the collapse is base on your provided design, and the structural services is also within your direct supervision in the preparation of the whole complete construction document, then yes. but if after investigation, it was found out that the Contractor deviate from your design intent and revise it on the actual as built then in my view you are not.

We are not. The owner may opt others to supervise.. So limit lg liability mo sa plans na ginawa mo.. If the one who supervises deviate to your design, then he will be the one liable.

@@MsBabyfranz walang problema at per sq. Mtr naman ang assessment sa building permit. Except annual fees and fees for electl, plumbing and Fire.
