Foreigners may have paid for their homes outright but are you sure some of them didn’t borrow that money against their US or Canadian mortgage so they could have the cash to buy their vacation rental? Also, if interest rates keep rising in the US and Canada and people go more and more into debt, then maybe selling that paid vacation rental and paying down their debt or mortgage could still happen? (I’ve heard Ontarios cottage country has many cottages for sale, but not that many buyers). And lastly, what’s going on with the rental market in PV? I’ve heard there are more rentals on the market than typically and that’s because not as many people are travelling right now? So, for people to keep their home and rent it out, may not be such a good thing? Mind you, can’t say that what I’m saying is right so other opinions and insights would be welcome.
Would be interested in your take on how volatility in USD-MEX exchange rates are impacting as well. Feels like I'm seeing more properties advertised in pesos on my last trip, including new builds.

My only fear is that the post pandemic construction boom that’s currently occurring all along the bay of banderas will eventually saturate the market with an abundance of inventory which may potentially drive prices down. In contrast, I also think that the PV area has seen an increase in demand in recent years due to the sargassum challenges on Mexico’s Caribbean coast. Only time will tell what will happen. I understand that the city can barely keep up with the changes, water, electricity and internet, also there's problems with the sewage system backing up. Is there a possibility that these issues could drive down home prices in PV?

Yes, it's a good observation. I don't have any stats but I've definitely seen more new developments selling in pesos. We'll see if it continues
