    I have to comment on this levelling up - I live in the SE and pay for the privilege of higher Council taxes higher mortgage payments because the house prices are higher - I read that a three bedroom semi in Carlisle is £ 125k and in Reading where I live a three bedroom semi will cost 345k. If I’m right the new Labour government levelling up could mean higher prices in the North to match the South so be careful for what you wish for and don’t get too excited!

    • @JamieYork

      No doubt it’s going to be painful in the long run. The upside as an investor of course is buying the properties whilst they are so low in prices

    The point to are missing Jamie is section 8 in London is taking 14 months from start to finish. If the tenant knows what he’s doing he can drag it out further. Landlords don’t use section 21 out of spite, it’s generally a quicker way to evict non paying tenants.
    If the courts were working - this wouldn’t be a problem but at the moment, it’s a really bad idea.

    So from what you're saying, the obvious answer would be to target serial landlords, those who own large portfolios of houses, taxing or potentially preventing them from being allowed to purchase, and even rent out properties classed as affordable

    • @JamieYork
      @JamieYork  3 дня назад +2

      Not really tbh. It’s nice in theory… but peopel are always looking to blame someone.
      Ownership has almost always made up 60%, rented 40% (in our country at least) it’s STILL around that. If anything home ownership has gone up it’s just that SOCIAL housing has dropped and private has gone up
      If you do that, there will be less rentals, driving up rental prices even further. In theory the price would drop a little though, but not as much as you think as there’s still crazy demand.
      The only real solution is building more property

    • @johnknight8152
      @johnknight8152 2 дня назад +1

      The real solution is conditions in the UK becoming such that the influx of immigrants in the last few decades emigrate back again. As the countries these people come from develop and become richer combined with a decline in the UK we may well see that happen to some extent. Often people have an image of what the UK is only to find that the actual conditions aren't as great as they had imagined. Power is shifting globally. So at some point if we do build lots of houses there will possibly be an abundance of housing. At that point prices will drop drastically.

      @JamieYork I'm only going by what you said in your video Jamie, and I would expect this sort of response from someone who falls into this group of landlords I'm referring to.
      The problem is that in towns such as mine, a handful of people own the majority of rental properties, meaning they get to dictate the rent around here, and surprise surprise, they target the "affordable" houses.
      This has been an ongoing issue since Labour allowed councils to sell houses to foreign investors, and further exhausted by large wealthy families giving their relatives the money to purchase houses on the first-time buyer's scheme, all the while remaining in the family home, the whole situation is a joke.
      Gentrification is well and truly in effect here, to the point where there are currently only 4 properties for sale, in a town with a population of 60k+ but it's cool, at least I can rent a 2 bedroom 500sqft property for £1.2k a month 🤨

      @@kieronmoore1688 here's an example, my next door but 1 neighbour is loaded from a trust fund that was left to his wife. The home next door was a council house but they managed to convince the elderly tenant to buy it (right to buy) with their money. That elderly chap moved on (where to I don't know but in any case) their son now lives in that privately owned property bought from the council. That they had zero right or legal ability to buy. Taking a 2 bed property off the social housing books. So that a single guy in his mid 40's set to inherit a fortune can live annex style next to his wealthy elderly parents.

      It's not immigration the issue, it's that the country is stuck in the 50s when it comes to urban planning. Whole cities built around small inefficient houses rather than modern blocks of flats that could accommodate millions of people and be affordable.

    The majority of renters would buy if they could afford it. Rent caps would indeed cause a short term increase in rental prices whilst greedy landlords panic sell, but in the long term this would reduce property price, and people would be able to afford to buy their own homes. There is a time and a place for rentals e.g. students, holiday homes etc, but the balance is not there.

    With planning , you can make new rulings and make it easier to develop Brownfield sites , however if the system still allows Parish councils to obstruct and object to issues that have already been addressed by Central Government and add months , if not Years ! to the process …And if the local Planners are drastically understaffed…. Then your 12-18 weeks deadline will be extended over and over again , and you will be unbelievably waiting over 3 years to build Eco houses , on a Brownfield site . So , investors start to invest elsewhere. … and the housing crisis continues .

      Good luck to rent capping. Landlords will sell up. No profit if the rent does not cover their interest only mortgage, buildings insurance, maintenance, landlord insurance, management fees, void periods and annual gas and electrical safety certification. Rents on properties left in the market will skyrocket exasperating the situation due to a severe shortage.

    Blair was a "diet tory" too, but he had the mandate as does Starmer now, personal opinions aside. In that context, it would be extremely difficult, and next to impossible, for the Labour Party to ditch him imo. He's refashioned the party more or less in his image over the past few years, with a solid core of acolytes and believers. A good many have already jumped ship. Corbyn, as the far left's leader, will probably never run as Labour again.

    Rachel Reeves has in the last half hour been making her first speech as Chancellor and she spoke about planning reforms etc. and building 1.5m homes in the next 5 years (i.e. 300k homes a year). In the Q&A there was the following question put forward (it was a 2 part question so I have taken out the green infrastructure part so not the full text/question and have focused on the housing):
    Question from BBC “in history we have only had this level of house building when the state has been involved. Are you relying too much on the private sector”
    Reeves answer “we need the private sector to build homes, we’re not going to be in the business of building those homes directly, we need the construction sector and the house building sector to build those homes”
    So, no government building and they will rely on the house builders to magically double the amount of homes they build. I'd love to be proved wrong but, IMHO, it ain't gonna happen. A million by 2030 would be impressive.

    why won't it help renters if you are forced to sell ? So we get a lot of housing on the market - the price drops - then poor people can buy ? What am I missing ?

    • @JamieYork
      @JamieYork  День назад

      The price would drop for sure, but not to the level people seem to think. The supply of house is just far too little.
      Let’s say they drop 10%, which I personally can’t see. So that would bring the average house to about £250k instead of £280k… the deposit required would be £3k less, the payments at 5% interest would be roughly £125 less each month.
      For those that can afford it, it’s not a massive difference. For those that are ‘poor’ they still can’t afford it
      Then crux of it is those that CAN’T pay for it, then still need to rent… but now there’s even more of a shortage of available rentals, so rents go up even more drastically.
      Moving around ownership and who can own etc make very little difference. It benefits some, it hurts others.
      The only legitimate option is to make developing more properties viable
      Hopefully that makes some sense

    You say that if it no longer becomes profitable you will be forced to sell and this is bad for renters? • @JamieYork

      That’s a good argument but unfortunately it wouldn’t be as much as you think. Private landlords only represent 21% of the market. Say 5% pull out, that is only 5% of available stock for purchases but 25% of available lets, so not very helpful
      Then you be got to add in that we are over a million houses short (as in they don’t exist) so even if people could buy, which they couldn’t, the same amount of pressure would switch to the rental market… where there is now 25% less supply

    If young people can't get the mortgages it doesn't matter how many cheap starter homes you build. A lot of the younger people have only ever know low interest rates. Young people also do not appear to "make do" with something and work their way up, they just one the really nice house now......and that's not going to happen with small badly built starter homes and Labour is probably about to make private transport a lot more expensive so without GOOD transport links to these brownfield sites these "estates" of cheaper housing will not be attractive. How exactly you make a cheap house with a heat pump, solar and an EV charging point I haven't a clue. Most of the Councils are broke so it's not like they can suddenly embark on a massive restock of council houses. The large private house builders are not about to throw away profit in a charitable gesture to the Labour Government. Just because you reform the planning department does not guarantee that existing landowners affected by your plans will take legal action.
    This is the bit I don't get with the politicians.......they all say "We need to do this" and "we need to do that"......the issues they point out are noble and true but they don't actually explain how they are going to do it and when the lift the lid on the proverbial Pandora's box they suddenly have to U-turn. Whilst people will stick their fingers in their ears rather than listen to another person who actually delivered Brexit.....they are missing that that person actually explains how he will do things and even has the balls to make his ideas a contract rather than a manifesto.
    Saying on camera all these things you're going to do might be good enough for the biased news readers on the National TV Channel.......but turning ideas into delivered reality takes more than just convincing the biased news readers.

After the war people had had enough of the status quo (not the group, they are not that old) and the Labour Party was formed. So a new party can come in to existence and be voted in to power. If reform is what people want then that is what we should get.

No party has ever been able to make a change on this and always makes me laugh when they say they will build 300k homes a year. Large developers will drip feed in housing stock to keep a high demand, hence why new homes are half the government targets.

    Many wealthy individuals have already fled the UK for countries such as France, Switzerland, the US, Canada, UAE, Singapore, and Australia. This trend will strain the UK economy in the coming years. There isn't going to be any rich people remaining to tax so everyone else will get taxed more instead.
    Under Starmer's leadership, economic challenges resembling those seen under the Tories will continue, including inflation exacerbated by rate cuts, potential layoffs, and increased strikes. Market volatility is likely, reminiscent of the 1970s.
    Contrary to some views, I don't believe Starmer is a Tory in disguise. His approach differs from traditional Tory conservatism. Four out of the past five Tory leaders often leaned towards liberal or even leftist in their policies. Advised by Tony Blair, there are concerns that Starmer's tenure could lead to international conflicts and war, and a revival of Blair-era initiatives like ID cards.The Lib-Dems and Reform will probably push back against this but we'll probably have to put pressure on Labour MPs to vote against the government if they decide to do that.
    I think Starmer will remain PM for an extended period, with the Reform Party potentially gaining electoral ground. Labour's aggressive pursuit of net-zero goals and expansion of cycle lanes, seemingly driven by global agendas rather than public opinion, could adversely impact the economy and public sentiment. It is not really responsible to encourage people to use one of the most dangerous forms of transport and to be threatening to ban petrol and diesel cars and vans which will lead to more economic uncertainty and chaos. I'm expecting big crashes of the markets in the next 18 months and more black swan events.

    Something needs to be done to close the wealth gap. I get that property owners with millions invested in properties want more profits, but at some point when instead of 5 million using food banks it gets to 20 million the economy will collapse.
