I owned three homes. One was the townhome and very small one was single-family about 1200 ft.² and one almost 3000 ft.² that was massive. You were spot on the cost of owning all of those homes was exceptionally expensive because things constantly break need repair. The yard needs work your fence needs fixingyou need things to go in your home. You have to pay attention to everything about it and taxes go up every year it’s not as cheap as just a house payment. They base their approval on your growth family income not your net income. Knowing this when we bought our house 12 years ago we were approved for 350k; we decided to spend 250K max instead.
Taxes of all sorts are robbing your wealth. Then you need pay for extra home repairs, maintenance and the tools/materials to go with it. This is why home owning is dying in the US. Home ownership is no longer just the home and taxes like when the boomers grew up.
Most people fall for what the realtor does to you. They will max you out on what you can afford because their commission is bigger. They will show you homes on the top end of what you can afford. If you tell them you can only spend 350k they will show you homes worth 350k to 450k .
We've been brainwashed by the real estate/mortgage industry to believe that buying a home is a foolproof investment and an economic must. There was a time when this may have been true, but no longer. If you rent for less than it would cost to buy (which should not be hard to do in this market) and wisely invest the difference (the money you save), you are going to come out economically about the same (maybe better off).
