    1. Deep clean
    2. Declutter
    3. Remove personal items (family photos, religious items, etc.)
    4. Neutral color walls
    5. Remove evidence of pets (odors, items, scratches)
    6. Refresh with mild scents
    7. Let in natural light
    8. Organize closets (create empty space)
    9. Complete minor home repairs/projects
    10. Landscape your flower beds (curb appeal)
    11. Update bathroom (minor changes)
    12. Well-made beds in bedrooms
    13. Talk to your agent about strategy

    At 5:25, vanilla is a great, light scent, but many people detest lavender, so you might want to avoid it.

    Although I don’t have pets, removing evidence of pets is a tip I’d never heard before, as was organizing inside closets. Good tips!

    Your advice on staging when you sold my home was invaluable. I loved my home after I followed all your tips. In my new home, I try to keep it staged as well... Even though I am not selling yet. I get loads of compliments and there is nothing special in here. Less is more.

I operate with (Alex martin tarlor) an investment specialist who partners with a licensed wealth management firm. For the record, his experience has been the best for my finance

    I have a very hugely dining table. Is it OK to cover it with a nice tablecloth for showings? I would have the table set with dishes, cloth napkins etc. My husband is a no staging person.

    better Reno your old kitchen and bathrooms.....people see through the cheaping out tactic and it makes them angry.....HGTV ready if you are in a competitive market. Also have professionals paint and stage your home....most people don't have any idea how off putting their furniture or taste is to buyers.
