In Cape Town it seems to be the opposite. Most renters/agents actually prefer single or couples without kids especially in the lower-mid income market. Perhaps there's a market for cheap family apartments in cpt?
Please renovate their kitchen and bathroom. They are hedious. The outside building looks like somewhere in Hillbrow and the lighting inside the lounge area is awful. Good investment but please do better in terms of providing a safer and more attractive space for your tenants. They deserve better.

I assume you went to go view the property before making an offer, since you said you made previous offers? 2. How much will you need to spend to get the property as you would like it, more or less? Hi Johan, thanks :) 1. I didn't view the property before making an offer, but I did have my contractor and portfolio manager have a look. After signing the OTP, as part of due diligence, I did view the property. 2. The property is still in transfer, so we haven't started the renovations yet, but I'm estimating around R300k.
Tenants not paying or making partial payment is common in lower income zones, it's part of the territory. If the tenant becomes delinquent, we evict them.

Is commercial properties a good investment in South Africa? In areas like Midrand & sandton?
I agree that property is slow money... for me, it's about building generational wealth that my heirs will enjoy.
Commercial comes with a higher risk and higher potential return.

Cape Town does have potential for cashflow, but it's very limited and the yield is not comparable to Gauteng.

Thanks, but this strategy doesn't come without it's risks. As an investor, you need to weigh up the risks vs rewards and make an informed decision.
