Love Bangkok, but my condo is in Hua Hin.........a little more laid back for me..........but my in-laws all live in Bangkok, so that means when we are there we spend time there......interesting video Jeroen......you know i will watch the whole series, see you in your next video!

I love the Pom Prong area with The Emporium (food court on the top floor has a Burger King!), EM Quartier (in the supermarket the staff break out to sing and dance to the customers at Christmas!) and of course the lovely Benchasiri Park (visit at sunset and wait until 6pm when everyone shuts up and stands still respecting the monarchy). Next time I'll wander right down Soi 24.

I used to live near Paradise Park and paid 45000thb for a serviced apartment, it was a bit out of the sticks but so much better value IMO, my neighbours had massive houses so it was ultra exclusive. I guess your clients are earning top dollar or they are being paid expenses.

My first Air B&B in my life was at Lumpini 24 stayed there for a week it just ok for me veryyyyy nice infiniti pool at thr roof top now there are somany condos in this Soi .When i was there Hyatt Place still under construcktion after Lumpini 24 i moved to Pillar 37 in soi 39 it was muchh better eheh.
This area is popular for Japanese residence. My ex-boss ever rented condo for Japanese supervisor staff such as Emporium Suite, Hilton, Center Point or Oakwood.

Most condos in Bangkok are tiny which are sized below 100 sqm(not suitable for a family of four). So where can I find a large condo above 100 sqm with 3 bedrooms coming at a monthly rent of 30000 to 35000 baht within a walking distance of a metro station?
You might have to look at the area of Ha Yak Ladprao , where 2 metro lines are connected or a little bit further to Ratchayotin, where another 3 lines metro are connected. That area is the new CBD and cheaper than the Sukhumvit area.
Jeroen, what is the percentage of Thai people that live in all of these condo buildings? Is the per capita income that high for many of them to rent or buy? The last time I was in BKK, there was a big sales event at one of the shopping malls (I think it was Terminal 21) and it was crazy busy. Since then, they haven’t stop building unless it’s slowed down in 2020. I know there’s a significant foreign buyer/renter, but I’m not asking about that segment.
A building can only have 49% owned by foreigners. So in case a building is full, it means that at least 51 percent is owned by Thai People. There are really a lot of Thai people that invest in property and that have the money to do so.

Having had a career in real estate since the late 1970’s, I just surprised at the sheer number of condo units available with new developments constantly coming onto the market. I hear that new buyers prefer the brand new buildings, which makes me think that many of these older projects would have a good percentage of renters.
@@aging1847 don't know about bangkok, because when I am there I spend my time in chinatown, but hua hin for example: renters of course, but most of the condos are simply empty all the time. you see it in the evening, whole buildings with 100 or more units, everything is dark. and that was the same before covid. the unit I bought, project finished in okt. last year, 216 units, ONE guy living there.
Nice overview of what's on soi24. When you mention prices per month are these inclusive of all fees or are there other charges for the communal area upkeep etc??
Mostly work for International companies or embassies. When people relocate with their family and pets, they do need to find a place near the office and schools of the kids.
