    I live in Los Angeles. I pay 3200 in rent for a 2 bedroom house. The mortgage for this very similar houses in my area is 6500+ a month. So… I keep renting

    While paying high rent, I used to look at people that had a $500 or $800 mortgage cause they decided to buy instead of continuing to rent. I decided that by fixing my home cost I will be happy in 10 yrs when rents are 3-4x my current mortgage for a small apartment. Only thing that really sucks is that our children will have a harder time buying and may be stuck renting unless we help them using our equity if you own a home.

    I just got approved for a house in Jarrell texas, 45min away from Austin,
    Bran new constructions, dropped from 353k to 268k built by Lennar.
    I know Lennar doesn’t have the best reviews but hear me out:
    9 points tours the interest
    4% in closing cost
    $2193
    Down $9300
    $0 cash to close
    5.5%
    FHA
    1672 sqft 4bed 2 ba
    Full appliances included even washer and dryer
    Front and back sprinkler system
    2 car garage

    I’m about to buy my first home in WI. Rates are crazy but I’m willing to hold and refinance when rates go down. It’s smart to buy now since there’s not a lot of competition

    Some months ago many people said that even with low inventory the housing market was in trouble because the FED was going suppress housing demand so much that even with a low inventory houses wouldn't sell. Well, we are there and getting worst. Interest are a above 8%!!!

    The only that I can get to a comfortable monthly payment would be to put at least 20% down.

    With my low mortgage and low rate, I am planted. I rather just upgrade/add to my home than try to get another one. Rentals used to be in my sight until the moratorium hit in Cali and I would rather invest somewhere else...

    This is the best time to buy if you can afford it. The rates will come down and the buyers know this; all they need to do is hold on for a few months and refinance. Now 3 % is gone, but 5% is highly likely, one thing for sure, the rates will not be what they are now. What is going to happen when the rates go down, the prices will go up creating another sellers' market.

    “Home owners worth more than renters”
    Ok but also you can’t buy if you don’t have money so it’s not a fair comparison. Poor people are automatically renters so of course they worth less. You have to compare apples to apples.
    You have to compare groups of people with similar incomes and demographics.
    “65% of American’s net worth is tied to home ownership”
    That means it’s not real money they have. They won’t know how much money they can get from the house until they sell it and subtract all the money they put in for maintenance, repairs, and renovations.
    Painting the outside of a large house can cost $30,000; roof leak can cost $10,000; pipe problems can cost $50,000.
    Not only that, but you spend hundreds of hours taking care of the house when you can spend those hours doing something else. Is that really what people want to spend their precious life doing?
    My coworkers were talking about the expensive repairs they have to do on their homes and they asked me “what would you do?”. I said “I’d move to another unit! “

    When you rent you pay the mortgage for the landlord and you bill wealth for the landlord. So my advice is buy a house now if you want to build wealth .

    Why the American government do like other Rich countries give down. Payment to buy houses. Instead of allocating China LLCs to buy Homes houses

    Hi, I’ve been watching your videos for quite some time. Can you do a video talking about or explaining supplemental taxes? I’m a homeowner that just bought a house almost 2 years ago and I got hit with the supplemental taxes. I didn’t know what that was

      Surprised your RE Agent didn't tell you to save for that. Mine was adamant to save another 2% of the cost of home to prepare for a supplemental tax bill. Glad I listened.

    Mortgage rates are currently at an all time high since 2000(23 years) and based on statistics on inflation, we might see that number skyrocket further, a 30-year fixed rate was only 5% this time last year, so do I just keep waiting for a housing crash before buying or redirect my focus to the equity market

      The stock market is no different, to maintain profit, you need to have some in-depth knowledge on the market. I mostly just buy and hold stocks, but my portfolio has been mostly in the red for quite awhile now. Unfortunately to be able to make good gains, you’ll need to be consistent and restructure your portfolio frequently.

      In my opinion, it was much easier investing back in the 80s but it’s a lot trickier now, those making consistent profit in these times are professionals reason I’ve been using an advisor for the past 5 years to consistently build my portfolio in preparations for retirement.

    I'm fortunate to have equity. Going to sell and buy another place that better fits my life and goals. I signed up on your website and am working with David Xie from Nexa Mortgage. Hope it works better than my current mortgage company that I'm nota fan of!

    Maybe we should all hope the prices go so high that we find ourselves a problem facing housing market is the price of transportation, the price of automobiles it seems like it is country. We just want prices to go up.

    The more idea to believe the OVERPRICE house like this will last forever reflect the recency bias. The unexpected big correction/crash will come. The rationalize reason cannot overcome the truth that everything has own cyclicle

    It suck’s because some people were waiting for a crash for years and now this is the situation they’re facing. I still don’t think there’s going to be a crash anytime soon and the affordability will get worse. The people who bought or refinanced when rates were 3% are not giving it up and are finding ways to keep their homes. That was the last bet time to get a house for a while. FOMO buyers made the right decision. Homeowners are not struggling like people think they are.

      I like that. “FOMO buyers won”. Because you’re right. I bought may 2021 for 200k, the peak of the youtuber crash bros, yet I took the leap when having faced the choice of renting vs buying… now it’s nearly 280k less than 3 years later. Granted I had to replace the ac already and maybe am in the place 7k in various things since, still was a great buy with only 5% down. Now my PMI is removed off appreciation alone

      What sucks: From my generational poverty history, it took 25 years to afford a down payment. I was able to lower my rent almost every other year by moving. I will never forgive them being born into that. I cannot believe the high level of quality information here on this channel. Why can’t every parent be this smart and pass this knowledge on? Great show.
