Hey Joe! If you had a sealed box of 2021 UFC Prizm Hobby Debut Edition, would you hold it for investment 5-10 years, or rip it? Would you be able to resist opening it? It's an expensive investment that should hold up over time but the potential for some nice hits is very tempting and also super fun. Have asked this question to some other UFC card people, interested in your thoughts....
