this is a contractor's nightmare for sure
I am a process engineer and see projects get overwhelmed pretty quick when there is no clear scope for all involved. I would suggest that you clearly define what the primary scope is (for now) to all involved. The scope seems to be (at this stage): "Our focus is to be able to open with our Letter of Occupancy, be able to provide a safe environment so we may sell food, adult beverages, and provide restroom facilities for our customers by opening day of the Sturgis Rally". This means separating the "To-Do" list into categories: 1. MUST BE ACCOMPLISHED & IS MANDATORY 2. Needs to be accomplished - not mandatory but would promote sales 3. Not mandatory but accomplish if time permits
No drawings or plans = contractors nightmare. 😂
Hence, "I had a guy, it didn't work out" and "where's my slope" which was probably Richards instruction "Get rid of that" 😂

as a master electrician, id had to have some drawings and or legal papers. The unknowns is what scares the hell out of someone when you put a price on paper.

I went to Sturgis when I was 20 and from Saskatchewan. Blew my mind. It was so cool! Went into a bar and drank underage. I was terrified to get caught and arrested in the US, lol. Only stayed for the day. Drove home and Mount St. Helens had erupted, and we had to drive through ash. Crazy trip.
Me and the family were over there on vacation. We stopped in to see if we could buy some merch but didn't see anyone around. Got a sweet picture of us in front of the building though.

So I own a commercial sign shop here in Glendale AZ and I listen to you say you are going to go for the long haul up there.. But then you pull the but I need it open yesterday line on your contractors. If you step back and take a breath and realize you have at least 15 years you will be open I think you will agree this deadline and this rush to get it open this way in the grand scope of things, is really just a small point in a long life of this bar. With that being said, you should have worked on getting things open as is the best you could in the limited time, then when the traffic slows down and you have a few months to do some serious work on the inside, you should have gone that route. Maybe built a temp structure outside for this year something loud a stage maybe hired some talent to come in on the weekends and play and kept the inside limited and left alone until next season. This way no one rushes you save stress you make money this season and you put some more thought into the final decor and the final design, especially after you see the crowd numbers etc etc this year. Just my two cents. You looking for a great sign manufacturer I am your guy. In business 35 years here in Arizona and I keep everything small and specialized and I work 22 hours a day all year if I have to .
Fail to plan, plan to fail. Get that Garage Rehab back on this task.

I used to tell my boss at the Ferrari race shop . Poor planning on your part , doesn't make it an inconvenience on my part . Hence i painted the indy car tub in 15 min & went home . 2-3 coats . Good quality isn't fast , & fast work isnt quality. The worst you want it , the worst you get it . Anyhow it was as a great job .

#2 mistakes. The Biggest is the local GM they hired. This has nothing to do with herself just the reality of staffing a new bar as the new kid in town. A local GM will come with baggage. Both with locals and employees. Best to hire a GM with a clean slate. Yes this will help staff during the rally. But cause huge damage to the business with the locals.
Second is the construction timeline. Need to pivot. At this point the building itself should be the focus.
Get the building finished so they can get a temporary Certificate of occupation. Next would be purchase pre made mobile bar stations. Timeline is too short before the rally to build out fixed bars. Bars in Sturgis make half of the entire years income in 10 days.
I stopped by your Gas Monkey Bar and Grill in Sturgis today. The place is already looking good, and I know it will be incredible when finished. The manager is excellent and a perfect fit for the place. I plan to stop by your place each year when I visit Sturgis, and I wish you great success.

You can say a lot about Gas Monkey but, they do style right. Random yet Eclectic bringing a cohesive design together. Brand awareness is a strong point.

Richard, to me this is one of the most interesting, if not THE most interesting, project I’ve seen you do. I’m getting “Wall Drug” vibes from your proposed operation. That is, your store will be a required stop for travelers on Interstate 80. Probably can’t do it nowadays but it’d be great to see “Burma Shave” signs along the highway directing travelers to Gas Monkey Sturgis.

AS a retired GC, you're looking at 350,000 for that remodel job to look right, because I know you're going to have change orders, just a tip its always good to have a plan, just a floor plan with save you 1000s of dollars, and can be done cheap, any cad cam system can do it quick, just need the dimensions of the building, this will save you time also, every good builder can do a quick floor plan for 500-1000 bucks, that way no re dos -Good Luck
30 day hard deadline on a remodel ... there are no 'change orders', and no 'estimate. You may as well hand over a blank check. At this point, Richard just needs to let the guy get it done. Worry about getting it done right over the winter

"I need this done in 30 days." I wonder if Richard realizes just how lucky he is that guy didn't just turn around and walk away? 30 days for a major renovation of two buildings? FFS. Even if he did have detailed blueprints, which he doesn't, all the tradesmen trying to do the plumbing, electric, HVAC, carpentry, etc., will all be getting in each other's way, which will slow them all down. Something tells me they will have to set-up in the parking lot for this year's rally. They'd better order an actual ton of ice. It will be great once it's (eventually) done, though.

Contractors never finish on time unless it is a small job. Always over budget and never finished on time.
Considering no blueprints or even a sketch, im guessing no building permits/inspections are required in Sturgis. Also no contract, no budget, no schedule, none of the basic necessities for a successful construction project. Hiring the first GC you meet is a huge risk. As a GC, you can’t even bid on a job without having blueprints and a budget! Either the GC he hired is going to get burned or Richard is in the end.
Cost plus bidding. In which the contractor makes bank on every change order.
So, is that red bus hiding in the bar? I really want to hear the story on why that build disappeared.
Bar Rehab is a great idea for a show from it live in the future.
