    A lot of home flippers are buying those cheap cabinets. I bought that one at 2:35 for my mom's house. For month's it hadn't sold. Redid the half bath w/ that cabinet and a nice counter top. Sold within a few day's. People don't look at the quality, just how nice it looks.

    Great vid. As a installer of higher end kitchens I am actually surprised how many of the people commenting here had no idea how bad these cabinets are. I understand everyone can't afford top notch cabinets, but as you do a great job showing, there are some things you just want to avoid. Stapled drawers, and particle board panels are horrendous to look at, and come apart.
    My recommendation to people looking for a better cabinet are the RTA cabinets available online. For the same price or a little more as the big box store cabs, you can get actual plywood cases, some have maple drawers, solid wood face frames and better quality undermount soft close drawer glides. They're not high end, but they are a much better investment. RTA stands for ready to assemble. They're knock down, but if you can turn a screw driver, you can do it yourself. They are similar to IKEA's upper end cabinets, but without the particle board.

    • @jeffostroff
      @jeffostroff  4 года назад +2

      Yes a lot cheaper if you assemble depending on the cabinet company. We order a lot of cabinets from J& K Cabinets local affiliate, and one time we assembled a bathroom vanity, took 2 hours, LOL, I said forge that, I now pay them the $20 per box, experts who assemble them in 20 minutes all day long, to build the cabinets and they drop them off at my project, all I have to do is assemble the cabinets.

    good video. wish everyone watched this. excellent advice. i recently got an apartment where it had a particle board vanity. looked to be 50 years old. it was all swelled up, roaches loved it because it had cracks and crevices that the could breed in. first thing i did was search for a vanity with legs and leg coasters. at least 2 inches high, made out of real wood, even if its pine. if there is any water leak, at least your vanity wont get damaged. it was easy to put in, but the plumbing was for 1940...cheap 99 cent shutoffs with copper pipe leads to the faucet. had to have the super shut off the main so i could put quality quarter turn ball valves. in any case, i ended up buying from wayfair as they had solid wood cabinets and were cheaper than home depot.

    Something to consider are the remodeling trends in America. People are upgrading their bathrooms at a tremendous rate--some people are already updating early 2000s bathrooms just to change the look. A cheap vanity may be an option if you are the type of person to constantly update, say every 8 to 10 years. If you are looking for longevity, then pay the extra price. Remember, a vanity is a piece of furniture with a sink attached to it. Some people get tired of their furniture.

    As someone who's been a landlord for almost 27 years and bought cabinets from them, I can say this is all very true. The tops are good and will last but the cabinets are not going to last.
    2 years ago, I bought a cabinet/sink top for my own bathroom at about $500 and it's already having issues with the paint on it and I see some cracking. I plan to sell this multi-family I live in soon so I'm not that mad. It's similar to the silver plastic one shown her so I thought the finish would be more durable but it's not.
    The thing is, as a landlord, you're damned if you do and damned if you don't. If you buy mediocre stuff and tenants take long showers and are sloppy with water, the cabinets won't last. Then if you buy the expensive stuff, you still have to worry about them denting or scratching the wood. Some people are respectful and others don't care.
    I do agree that the pressed wood ones are an absolute scam and should be outlawed. I call them disposable cabinets. They absorb water and humidity like a sponge.
    In my next house, I'm just buying wood for myself. As far as cabinets for tenants, as I said, it's always going to be problematic.
    The ideal bathroom cabinet would be one made of stone.

    I just finished building a log home. We got custom made solid hickory cabinets from an amish cabinet maker. When we were doing some of the finish work inside the house.. one of the builders had a 18' ladder in the middle of the great room.. and it fell over and smashed down onto the top of the kitchen island (the counter top wasn't done yet). It left two tiny little dimples on the top of the cabinet. It hardly damaged it. If it were a Home Depot island... it would have been crushed and flattened to the floor. lol.

    Thank you so much for publishing this video. It was right on point with what I experienced with a recent vanity purchase for The powder room. Cheap particle board that only looks good for a distance. I need to remodel my master bath with a 72 in vanity. We do have a J&K Cabinetry in Atlanta so I'll check them out. Do they build large vanities and is there pricing competitive with the Home Depot custom cabinets you were showing in the video?

    • @jeffostroff
      @jeffostroff  3 года назад +1

      Yes, their pricing was very impressive. We just did a 66" vanity for my friend this week, with granite installed by stone company on top of it. What we did was we got a 27" base vabinet, then 2 smaller 18" wide base cabinets, one on either side, plus two 1.5" spacers, for a total of 66". the 2 smaller units both just have 3 drawers on them.

  • @ariso

    I'd also add that any sort of leak will destroy the particle board pretty quickly.

      There's a couple of ways you can do this you can go to the cabinet department at Home Depot or Lowe's, and sit down with him in order the better quality cabinets which of course cost a lot more, and with today's environment and shorter Here's who knows how long it will take to come in. My preferred method that I've been doing in the last six years is I just order from J&K cabinets and I have them deliver them right to my site and they are always accurate on the delivery day and time as well. I usually pay the extra $20 per cabinet box to have them assemble it. It is well worth it. Sometimes I just show up at their showroom and will pick something up if I'm in our rush but their stuff is all high quality dovetail drawers soft close doors fully extending drawers etc. There in major cities see if they have them

    In reality, staples/brads and glue are fine for drawers like this. The glue is doing most of the work. But with everything else, you're right, HD is overpriced. Particle board works, but doesn't compare to plywood, and is not going to last as long.

    • @jeffostroff

      Particle board works until it encounters humidity

    • @jimmypautz
      @jimmypautz 3 года назад +2

      @@jeffostroff totally agree. But unless you have a leak or something, it probably won't melt from shower steam as long as the bathroom is properly vented. I'm using some 1998 particle board cabinets from my parents' old kitchen for basement storage, and they are still solid. Totally builder grade stuff, but holding up well. That being said, I'm building my own maple plywood/solid wood cabinets right now, so I know the difference.

    • @jeffostroff
      @jeffostroff  3 года назад +1

      @@jimmypautz It's hard to predict all the things that can go wrong. Years of bathroom humidity during steamy showers and hot baths even with the fan can still make the particle board expand and bloat up, then crumble. I t also delaminates the Formica. Once that happens, more particle board gets exposed. Then you have bathroom fans that stop working, and homeowners stop using it, or tenants don't call the landlord. It's a vicious cycle.

Try to see if they have ajc cabinets in your city they have them in many major cities and they might have a vanity that narrow . Otherwise you're going to have to go online and like Wayfair and all the other sites in start searching but they get kind of pricey no matter what make sure you're buying solid wood do not take any particle board or compressed board make sure that the item specifically states it is made of solid wood and try to find soft close doors and drawers if there are any on there
