When they bid out of emotion doesn’t that help you? I mean want they spend money and end up being out the way because they run out of money so they can’t bid on other deals later? And what’s a quiet title?
Hello, Emotionally Bidders are usually uneducated investors and make everything more expensive. I would way rather have a room of seasoned investors where nobody overpays for the properties. Hope this help.. Thanks
I attended a different county's resale auction and got outbid. We made over 100k last year on a property bought at a OK resale auction though. How often would you say you can find opportunities to buy land at tax sales nationwide for roughly half a million and sell for at least 1 million? I haven't been studying those types of opportunities much. Do you think there was an issue with zoning or title for that piece of land to only sell for 600k? It seems someone would have spent more if it was worth millions. Maybe an uneducated investor with deeper pockets bought it. 🤔
Hello Brian! Yes, there is opportunity to purchase land valued at over 1-Million dollars. But it does not happen all the time, we probably see that type of land sell maybe once a month. The problem can be not knowing when those types of land opportunities are available for auction. So you really have to watch the auctions to see when those larger land parcels are available for sale. As far as the Tulsa Lot that sold for around 600K, I really don't think their was any issues with Zoning. I could be wrong but from the research we did it seemed to be a pretty usable lot. I think it really came down to how much money was available in the room. For the Tulsa auction you had to have the cash on hand, or have deposited with the county before hand. So, I think by the time the lot came up for sale - it was really between 2 bidders. And once the second bidder was out of funds - the first bidder was able to win the property. It could have went higher if the second bidder had more capital. But I think it came down who had the most money at the sale - and sometimes that's all it takes to get a great deal. @@taxsalesecrets Thanks for sharing your thoughts. I forgot that it was a cash only sale! It's amazing that two bidders actually brought that much with them. I had a hard time with my bank giving me enough cash this year. Getting that much would take weeks of coordination with the bank and then just hoping the property doesn't get redeemed... Have you ever seen what appears to be such a profitable purchase before at a tax deed sale? This has the opportunity to make millions on a relatively small investment. That's awesome! I would like to position myself for this type of opportunity. I would be intrigued to work with you in the future if you spot something like this and aren't hoping to buy it yourself for one reason or another.
