So my wife and I just opened up our first STR in an exiting house we had in Colorado. We live in another state. It has been open for only a month and we are already having good bookings and seeing more income than when it was a long term rental. Just wish we would have done this 5 years ago. Since we already have a team in place there, we will do another in the vicinity so we can replicated the success there. Then move on to another location. Just do it. I really think this is a financial investment hack. WIth all the information our there at you disposal, you know what your costs will be and can find out what your income will be. I will be starting an investment club at my office to spread the word on this to help out my friends there.

Love the video. Rob was an inspiration for my first Airbnb. After having success with the first property (2b/1b $270 nightly avg) and seeing how Airbnb seems to want hosts to "lower their prices" I have decided to house hack a 330sqft wasted section of my current home. I am now on the finishing stages and 30k in. Should be about 36k once furnished but the studio is very nice and we expect to grab $80-$150 a night. Cleaning fee included. Thanks Rob for your inspiration

@@PSCA1988 we actually request that they DO NOT wash any linens like sheets or towels because we wash off-site with professional cleaners and guest typically ruin linens by washing them improperly.

hmm... this is very insightful. I'm curious though how your projections for Destin are so high? I have a 6 bed 6 bath house in Destin worth about 2.2m that I bought as rental ready 7 years ago. It's going through a property management company that handles and runs everything, and it's only earning about ~150k a year in revenue, before any expenses are factored in. I'm curious to know how your property that is worth less which I assume is smaller than mine is gong to outperform mine substantially it sounds like. I do fine Destin is EXTREMELY seasonal. 1/4 of my revenue comes from July alone.

Then how much would I have to invest in order to get $1,500 a month back guaranteed meaning if I actually owned someplace and I was making $1,500 a month clear after all expenditures but I'm putting a lot of work into it besides having to buy the place. What I like to do is have a chunk of money invested into several places that were actually making a lot of money than I would get a dividend check every month for the rest of my life if I wanted. So I guess roughly how much would I have to invest in order to get $1,500 guaranteed every single month with very little loss. And yes I understand nothing's guaranteed but if I'm going to invest a chunk of my money I better be getting something back.

What about if I want to buy some land and build several small tiny homes on a foundation maybe in a wooded area where it's tranquil and a place to relax but also maybe the fish or to do on a small hike just to get away from the city. Just my 2 cents: I check what my competitors are charging on furnished finder on average and price my mtr accordingly.
I think he said the minimum is double the long-term rate

What about if I want to buy some land and build several small tiny homes on a foundation maybe in a wooded area where it's tranquil and a place to relax but also maybe the fish or to do on a small hike just to get away from the city. Would I buy commercial land or residential I live in Texas so I'm not sure if I can put stay for tiny homes on an acre and a half land or not because I don't know what the rules are yet I'm still in the learning process.???

I want to get started on this but I have concerns. I'd love to go to the RIA meetings in my area but the few times I went I felt out of place like an outcast.
