      That’s a great idea, and it may help to describe how to request zoning & ordinance jargon to what category STR falls into at said aforementioned county from the MLS. Because this alone can be a dealbreaker if the property doesn’t qualify, cost a buck ton of cash to qualify, or your neighbors pull out the stakes & pitch forks on you because they don’t like your idea nor your pleasantly appealing, warm and happy face! Just saying.

    Rob may be the only one that understands not everyone is trying to use Airbnb to live out of it. Paying back the costs plus a bit of income is enough for most

    So my wife and I just opened up our first STR in an exiting house we had in Colorado. We live in another state. It has been open for only a month and we are already having good bookings and seeing more income than when it was a long term rental. Just wish we would have done this 5 years ago. Since we already have a team in place there, we will do another in the vicinity so we can replicated the success there. Then move on to another location. Just do it. I really think this is a financial investment hack. WIth all the information our there at you disposal, you know what your costs will be and can find out what your income will be. I will be starting an investment club at my office to spread the word on this to help out my friends there.

    Phew!! "Super fan" here! 😂 After listening to this video, I figured out that I'm not ready for STR. "Why?" you may ask...well my 9-5 and building a glamping site on the property! I'll do LTR while I'm building the glamping site. Once the glamping site is up and running, I'll revisit STR and MTR. Thanks a bunch for the great content!!

    Love the video. Rob was an inspiration for my first Airbnb. After having success with the first property (2b/1b $270 nightly avg) and seeing how Airbnb seems to want hosts to "lower their prices" I have decided to house hack a 330sqft wasted section of my current home. I am now on the finishing stages and 30k in. Should be about 36k once furnished but the studio is very nice and we expect to grab $80-$150 a night. Cleaning fee included. Thanks Rob for your inspiration

      @@PSCA1988 This is the extent of our requests to guests "We do not charge a cleaning fee and we do not expect you to detail the house however the cleaners always appreciate guests who rinse and put dishes in the sink, place towels in the tub, and clean up any excessive mess. " that's it.

      @@PSCA1988 we actually request that they DO NOT wash any linens like sheets or towels because we wash off-site with professional cleaners and guest typically ruin linens by washing them improperly.

      We believe guests want the hotel convenience with Airbnb accommodations and amenities and that's what we deliver.

    Okay so, I’m going to need to you to step out of my brain sir, and stop reading my mind! Glamping is the plan. And even a Home Depot / Loews storage shed turned mini STR house is nice. The idea is, I want to be so flexible that no matter the County ordinance/zoning rules®ulation, I can creatively & metaphorically bend like the green blade of grass in the wind or flow like water in the river stream. And then use local historical and/or cultural nuances to help with aesthetic decor of the crib. What are your thoughts about that idea?

    Yes! That is so me!… I just want a half-decent place to crash when I’m visiting family AND would like to earn a little moola when I’m not there. Just enough dough to pay for the operation cost and for it to be automated. Am I really asking for too much? And can we cut & paste that on 15 parcels of land in 7 different states? What, I have a BIG family! And they’re scattered everywhere!

    Wow, I'll post a better comment later... but thank you, great job, and love the idea of you giving a video on what you would and wouldn't do from your personal experience (locations, housing types, warning signs, demographics, maintenance, highest profits, insurance in different locations, taxes in different locations, is solar worth it for an airbnb, should you get one with a pool, city or suburbs... so many things I would love to know.) Also this is my first video of yours so you might have answered some of these. Again thank you for the amazing content!!!

    hmm... this is very insightful. I'm curious though how your projections for Destin are so high? I have a 6 bed 6 bath house in Destin worth about 2.2m that I bought as rental ready 7 years ago. It's going through a property management company that handles and runs everything, and it's only earning about ~150k a year in revenue, before any expenses are factored in. I'm curious to know how your property that is worth less which I assume is smaller than mine is gong to outperform mine substantially it sounds like. I do fine Destin is EXTREMELY seasonal. 1/4 of my revenue comes from July alone.

    Would you consider college towns eclectic? I'd see lots of sustained booking through the fall and winter in support of collegiate sporting events. That can uplift the slow season. College towns are often also pitstop towns. Thoughts?

    Hello Rob, I want to start by saying thank you for this amazing information. Please I'd like to ask your advice, I purchased a 4 bdrm prebuild for Airbnb and it comes with a full bathroom for each bdrm. I'm thinking of having the 2 adjoining rooms in stead to share a washroom which would give both rooms more space. Please I'd love to hear your thoughts.

    What's your pricing strategies for medium term rental? Pricelabs doesn't seem to work with mid term rental

      Just my 2 cents: I check what my competitors are charging on furnished finder on average and price my mtr accordingly.

      Also, Pricelabs has an option to run a market dashboard and see what your competitors are charging even for mid terms. In the filters you can select: min stay: 30+ days

    I have a question for you? I don't have any home ownership, but there are some people talking on RUclips. You can take a house from Zillow and put it on airbnb and advertise it. When a customer comes to you, you talk to the original owner of the property. How do we do that? Is this true or a deception? If it is true, you can do Video of this method, please

    Another question say I want to invest and have a guaranteed Payback every single month maybe I don't own the house or have the rental but I'm giving the certain amount of my money into it that I want a return on like a dividend every month? Then how much would I have to invest in order to get $1,500 a month back guaranteed meaning if I actually owned someplace and I was making $1,500 a month clear after all expenditures but I'm putting a lot of work into it besides having to buy the place. What I like to do is have a chunk of money invested into several places that were actually making a lot of money than I would get a dividend check every month for the rest of my life if I wanted. So I guess roughly how much would I have to invest in order to get $1,500 guaranteed every single month with very little loss. And yes I understand nothing's guaranteed but if I'm going to invest a chunk of my money I better be getting something back.

    Hello Rob thanks for the free training content and your jokes. I watched every minute and took down some notes. Can someone start this business with say $1,000 to $2,000 and do well from scratch relatively with fast results? I was swamped with all kinds of guru-schmoorus and they want a whole bunch of cash up front and then more later and it's just overwhelming to say the least. Knowing what you know now, if you just parachuted into it today and you had so much to work with, what steps would you take to be a fast winner right out the gates?! I hope you have the time to lend even more of your expertise to my question and have an excellent day!!

I am trying to build a new website for one client that has 20+ properties and want to offer the option to do online booking directly on their own website. I was wondering what's the best platform to create this site and sync with a PMS? They don't use any PMS at the moment and are open to any software. Thank you so much in advance!

    So much info here.thanks for this free tutorial I’m interested in getting into the flanking model as we have stayed in slot of these cool dwellings and i we ever get into it it will be related to our passion ..would be dope to integrate all this Airbnb management info with Pace Morbys Subto to seller finance strategies so we don’t have to put out 5-20% DP (plus avoid having to get qualified with a bank ) in acquiring a property ..my third component to dive into is how to find an analyze deals for a profitable glamming model

    What about if I want to buy some land and build several small tiny homes on a foundation maybe in a wooded area where it's tranquil and a place to relax but also maybe the fish or to do on a small hike just to get away from the city. Would I buy commercial land or residential I live in Texas so I'm not sure if I can put stay for tiny homes on an acre and a half land or not because I don't know what the rules are yet I'm still in the learning process.???

    I want to get started on this but I have concerns. I'd love to go to the RIA meetings in my area but the few times I went I felt out of place like an outcast. Like a goth kid sitting at the prep table at lunch in high school 😅. I feel like my broken credit score is keeping me from doing everything I would like to do. 😢 working on it but ky seemed to be going at a snails pace.

    if you find a place where most of the properties that do well are on a lake and yours has access but isnt on a lake, would you compete with the lakefronts?

      Yes, possibly. But I just wouldn't expect to make nearly as much. So I'd adjust my analysis for that.
