Great video, I appreciate your content. What are your thoughts on leasing industrial zoned land already prepared for outdoor storage/truck parking, as a way to get into the business? In NC there are properties owned by investment firms offering NNN leases at a set rate. My thoughts would be to set up necessary security features and other needed items and pay a monthly lease instead of developing it all from scratch. Have you heard of this approach being successful?
Definitely can be done, are you going to handle improvements? sublease for shorter terms, smaller spaces? I feel like rent will be very punitive and you're just running a business without the real estate upside.
@@RonaldRohdeLaw Running some numbers it seems feasible with a couple of leased options I found around Charlotte. Overnight truck parking is very limited and I am fairly positive that the lot would be full most nights. Most everything is there already but I would need to put in an automated fence, a new layer of gravel, and a portable restroom. If I go through with it I will send an update!
Sq ft can be calculated off 11 or 12' x 75' long 900 sq ft per space, but I think you want to know how many truck per acres? 20-30 depending on access and drive aisle, layout, etc.
Greetings. I own land in South Carolina and am looking to start an IOS but I am worried about the smallish population of the city itself but it is close to a larger city in SC and it seems to be a niche market for parking and storing trucks,boats and RV’s. Any direction?

Yes, I have lots of suggestions. Do you own dirt already? Check your zoning, advertise (sign), use software to accept digital payments, receipts, texts, etc.

Gotcha, there is need in most areas across the US, the question is one of permitted zoning and land price, it has to be profitable to provide a service regardless of the need because truckers can't pay unlimited pricing for parking@@ROLLIN-DUB

Well in this case and this area there is definitely a need, I can’t say for sure that drivers can or cannot afford parking per say, but where I park my truck that gentleman’s lot is full even in this bad economy from a transportation aspect. It’s a necessity for us drivers to protect our investment at all cost and the only reason so many drivers abroad are stationed in illegal areas is because of the unavailability of parking. If I knew the proper steps from A-Z that would be appreciated (from funding to how to look for a location- that sort of thing). Thanks
@@ROLLIN-DUB We would do a market survey to determine market rent. How much do you pay per month? what type of yard? gravel or paved? fenced and secure?
Fuuuuuuuu%& so how does one get around that? Pave the entire place rather than using 16 inches of gravel? I'm just barely finding my path through the numerous starting points that just lead to more california regulations. Now I this up. Follow the money!
Create a buy box and start posting it. Email it to brokers. Check listings. Loopnet or MLS. Finally, you can find good sites and cold call the owners. “Let’s do a deal and both save broker commission is a compelling sales pitch”
@@RonaldRohdeLawgotcha. I’m looking at a lot 3.5 miles off i-40 which runs from ca to nc. I rent a space from a neighboring truck lot that is full which is what sparked this whole idea and down the rabbit hole i go! Haha. Love your videos btw. You’re doing great.

Yes. Definitely test the market before spending money on clearing. But you can do a phased approach to either storage or truck parking

Imagine HUGE EPA fines for all the fluid leaks, especially in California.
Definitely agree on environmental risk in CA. Why would federal regulations be enforced differently in CA? Or do you solely state EPA?

It all depends on the jurisdiction
How many miles off the interstate would you say is acceptable for truckers?
Less than 1, easy on and easy off, signage visibility is important. If you're more than that, better have clear sight lines to your property
