      This is no joke...seriously you can't imagine the NEED for businesses like this...especially in populated areas! I've been driving big trucks since 2006 and the need for parking is more than ever before! We have SOOOOOOO many trucks on the road now!!!

    I purchased a corner lot on a main road back in 2006 for 4k.. I currently rent the lot out to 5 food trucks per month for $600 each..

    13 six is the maximum height for big rigs on the US roads today and the front end is usually sometimes called the power unit or the rig. Being able to store them on tires also means that they can be picked up with a forklift or something like that to be able to move smaller vehicles in an emergency also it means that they can be towed out for nonpayment a lot easier to

    industrial land in the Vancouver area is around $7M CAD per acre. If he's getting 30k a month paying 2.5M. thats 360000/2500000 = 14.4% cap rate. in Vancouver 4-5% return is the norm because of escalating land prices

    Like the concept. I think it's a better sector than multi family. One concern of mine is that property taxes are often scary on industrial land. This can pose a challenge if starting from scratch with no cash flow.

      In my experience, property taxes on industrial real estate are significantly lower than other asset types. Have you seen otherwise?

      @TylerCauble I'm from Canada, specifically Ontario, the land of high taxes. It's common in Canada to see established industrial zoned properties around major cities with property taxes of $30,000 to $50,000. This would be a property that's valued in the 1.5 to 3 million range and 1.5 to 3 acres in size. Usually, there is some kind of building and fencing already on the property. Not sure how that compares to where you are. For me, those taxes are prohibitive in starting something from scratch.

      @@monty8996 Interesting. Companies here especially in midwestern logistics hubs are heavily tax incentivized by the city and state. I could put something similar near a large amazon distribution center, zappos, and medical device and vaccine warehouse, and get a 5 year abatement bc it's an industrial zone business housing equipment.
      I genuinely think the gravel would cost more per year than the security lol. Anyone who hasn't seen semis running on gravel doesn't understand how much it sinks.

    Great video Tyler - thanks! When you say to aim in spending $300k - $500k per acre for IOS, is this for an existing/operating site or for one that you'd have to put together (meaning vacant parcel that you do the site work, fencing, etc)?

      That would be for one that could easily be converted into this use, but you may be able to find some that are cheaper depending on the location

    You could have a portion of the land designated for "junk storage" if it is financially worth it. Then you could still get some of those tenants instead of not being able to offer that and losing a potential additional monthly income from that

    A couple points I found hard to swallow: 1. Trucks don't change their oil once a week, nor do most do their own oil changes. 2. No way you can park 30 - 40 trucks on one acre. You're not understanding that not all trucks are the same (don't have same turning ratios), and not all drivers are the same. Many drivers can't even back into warehouse facilities correctly and they have a ton of room to work with. If the driver cannot easily back into the front gate from the street, then they'll need room to maneuver inside the yard which will take up a lot of sqft! You can count the trucks and see what I mean at the 10:00 mark.

      Sounds to me like some of Ron’s tenants are changing their oil frequently and doing it on their own.
      And the amount of vehicles you can park depends on the kind of vehicles you’re parking. They had well over 100 vehicles parked here - not all of them are 18-wheelers. If you were parking cars, you can fit around 150 on an acre, so 30-40 bigger trucks and 18-wheelers is entirely doable.

      @@TylerCauble Not every week though. Average truck does 2500 miles a week. Synthetic oil can last over 20K (some guys will push it much longer). I personally think he's not utilizing that garage as much as he could. Find a mechanic tenant, that would make much more money.
      I get that it depends on the truck, but if you're going to have rig and trailers, they need room to maneuver or you'll have a bunch of accidents all the time and some pissed off customers.
      The real money is overnight parking. I have a friend that operates one in NC. It's private, not a truck stop. It's like short term rental compared to long term. In the right right market, you can make a killing.

    Hey there, great vid. Information and knowledge shared is excellent. I have actually just come across this same property currently available for lease on Crexi. If this industry is as lucrative as it sounds, what would cause this property to become available for lease 3 months after this video was posted? I suppose I'm just thinking out loud here, however I just find it really interesting.

      Every municipality has different zoning codes so you’ll have to look specifically in your area, but typically office, industrial, or even mixed-use

    The trailer height is 13'6". You have to lift the truck to repair it. If the concrete is too thin, it cracks.

    8 - 9% CoC does not seem so great but if I understand correctly eventually it will have a much higher yield if you reinvest initial returns?

      Yep, that’s correct - rent increases on average between 3% and 5% per year, so the longer you hold it, the better you should be cash flowing a property. 8% cash in cash day 1 is great, in my opinion

    3:59 Good luck with that growing stack of junk semi-truck tires at the dumpster that nobody will claim. That stuff is expensive to get removed. Start charging TODAY for used tire storage fees per tire at the cost of removal +25% because when they leave they won't take junk tires with them, they don't want that sht. Get paid up front.

    If he was to put a mechanic shop somewhere in that lot, wouldn't the municipality get at him for hazardous materials? (engine oil, other fluids, etc)

      No, not necessarily - depends on the zoning and protocols for handling those materials. New auto / mechanic shops are put up all the time

      They’ll still need to park and charge. And they won’t be moving 100% of the time, they just won’t be that efficient. And we’re still a ways off from that being a thing, anyway, with all states having to pass laws allowing it in order for it to work. And if that’s the case then you can build a warehouse on it

      That’s simply not true. Maybe if you’re going for 40 semi-trucks with trailers attached, but no one said that’s what you’re going for. We finished a layout for 112 RVs on 3 acres…RVs. You can easily park 30-40 vehicles on an acre, it just depends on the kind of vehicle.

    How do u keep track of which trucks are paying? If im renting a spot but will be gone during the week and a buddy of mine needs a place to park his truck for a day or two while he goes home, i can just tell him where my spot is and he can use it while im gone?

      @johnperez93640 that gate is key code access only with cameras. Not hard to figure out if someone is parking in there that shouldn’t be. Same as an apartment complex - how do you know you don’t have squatters setting up everywhere? You go and check on the property

    AKA look how this guy bought a dump, put no more than a couple grand into it and is now making a bunch of money to let people park their vehicles on his dirt lot. We even included how he charges people $20/tire to leave their used tires, and then he pays somebody $7/tire to remove them.
    2.5 million for 5 acres with a dumpy old building on it, lmfao..wut?

      If I’m paying $250 I need a fully paved, very secure and well lit yard and since I’m in the Midwest I need a plug for my truck as well. Average truck parking around Chicagoland area is $185-225

    He will have environmental issues on that dirt as well. The clean-up of the brown dirt if he ever redevelops it will be very expensive.

      You can control all of that through the lease and put the burden on the tenant to remediate any issues that they cause during their lease term

    Watch the video and you’ll realize there’s no way there’s 30 to 40 trucks per acre a lot of misinformation here you may be lucky to get 10 to 15 trucks per acre based on being able to move the truck freely

      Do you think that “trucks” exclusively means “fully loaded 18-wheelers?” Cause I think you and I have a very different definition of the word “trucks”

      I watched this vid because some friends and I are about to start a truck parking lot. Have been designing the traffic flow and parking to analyze several properties. IF the shape is right and you have enough land to work with, then 30-40 trucks (w/ trailers) per acre is most def doable. 30 degree angled, 12.5’ wide spaces

    You can go into any real estate business and say you want to buy such property that is for sale! Then an agent will be assigned to you as your buying agent even if it’s not the listing agent or agency!!!
    All anyone cares about is do you have the funds to buy the property!

    We don't change our engine oil in trucks every 50k it's 25k ifk but this looks like a filthy dirt yard and if anyone parks here all that dust and dirt will rust your trucks down early gtfoh this guy doesn't know what he's talking about he can rent to sand trucks I wouldn't park here or do anything in that unfinished dark space
