  • Hi..... so with so many people moving to Dallas hopefully this video can give you a better understanding of what the price range of apartments is like here. As I get ready to move, these types of videos have been super helpful for me, so hopefully, they are helpful for you. :)
    The video shows two apartments under $1,000, two apartments under $1,500 and one SUPER boujee/luxurious/expensive apartment for $2,000+.
    As I mentioned, I only showed apartments that I would feel comfortable/safe living at (yes there are apartments for $700/month in Dallas BUT I didn't find any I would feel comfortable living at).
    I am currently looking for a new apartment so if you have any recommendations please comment those below.

      That $500 is why so many people are moving to my state, but that amount will buy you an apartment with mold/ roaches. $800, and above will get anyone a nice apartment in Dallas or Houston. Never mind coming as we are overcrowded.😅😅😅

    When I relocated here I noticed some of these apartment complex always bait you in with their mock apartment..... I would definitely ask to see the actual apartment you'll be leasing before you sign your lease.

      Your definitely right about that! I'm a leasing consultant at a community in North Carolina & I always show the actual apartment before I sit down with my new lease holders & do their leasing contract. I know how some of the "Sketchy" places do business & that's not the way to get new residents & actually keep them in your community!! Also.. If someone is being completely rude & disrespectful of your time when you come in to tour a new apartment just imagine how they will act when you're a resident there!!       There are places less than $1k. Mind you the hood is one of them lol but they out there. I live in Irving/ Las Colina, a studio for $755. My sister lives in Irving as well. 1 BD with a study/ 2nd BD and 1 bath and its less than $900.

    West Dallas is not a new neighborhood... it's going through gentrification.. a lot of industrial and old homes were pushed down to build.

      Yeah, those brand new apartments were only a few blocks from where the projects used to be. Just up that same street is where the gas station was where Bonnie and Clyde planned out all their robberies. But I'm sure none of that is in their brochure or featured on the website.

      Most of the affordable places in Dallas aren’t places you want to be. I started in garland, then moved over by La Prada, then moved towards Oak Cliff. It gradually just gets worse and worse lol.

    Fair housing prevents Leasing Agents from reporting how an area is. We could get in trouble, so the first leasing agent was correct.

      You're right. I remember asking a leasing agent if it were a lot of kids living in the community. She told me it was illegal to answer that question. I wasn't happy about that because I prefer a more single adult community, not family oriented (kids & teens). Now, I've figured out ways to get that answer without asking.

      @@tayperez113 It starts with the amenities. The less entertainment the better. You mainly want a resort style pool, fitness center, coffee bar, exec center & dog park. Anything else is more things for kids to do. Never tour an apartment with a playground! Let the leasing agent do most of the talking, just be super nice and friendly. The more they talk, the more details they give. Most importantly, ask about community activities/ events. This is when you'll get your answer. Listen for kid friendly events vs general. If you're still unsure, ask specific questions about holiday events, Christmas, Easter, Halloween, 4th of July, etc.
      Added tips: tour between 3-5p on school days & mid afternoon on Saturdays. If a 2-bdrm in the area is going for $1,200, you want to tour apts that have 2-bdrms going for $1,500+. Most parents go for more affordable. The higher priced 2 bedrooms tend to be young professional/ roommate friendly. Start with a short-term lease.
      Following these tips, I haven't had an issue since 2016.

    I want to say that sometimes when you look at the model apartments be sure to ask them if the apartment you may be renting is in the same condition as the one you saw. I had a bait and switch done to me a couple of times. The one I looked at ones so nice, clean and perfect....the day I went to move into my new apartment it was more like a hud home...NO carpet, linoleum peeled up in spots, a huge hump in the floor, the patio door didn't slide open, no screen on the door. Was on a different floor. Paint was peeling, bathroom sink, cabinet and tub were all painted with wall paint, the toilet was coming out of the floor. I'm serious. From day to night difference.

      I was lucky to get an apartment that was as good as the model. When I finally got the keys, the cleaning crew was still there that morning and the building manager reassured me, “Don’t worry, it’s going to look just like the model.” They did a great job! Unfortunately, when I went to help my mom move (in another city) her new apartment looked like no one had lived there in months and wasn’t clean at all.

      As they say buyer beware although its renter beware in this case , do your homework most often the showing apartment usually up to code ect. but before you move in make sure do what I call a rental walk through and ask them to make and repairs necessary or fix i t yourself then take the costs and either present a bill or take it off the next months rent then ask for the corporate office number ( most companies do )and make your complaints.

      People from Colorado 2 bedrooms are $1500 on average
      People from New York $2bedrooms are $2400 to start
      So for some Dallas is still cheap

      Yeah, there is some misconceptions about Dallas and Texas in general. Lots of great people are moving here but they think or have been told to expect a giant lot and home (if buying) and similar with the rentals. First, there is more demand than supply w/ the fleeing of people toTexas, Florida, Tennessee, etc. Builders are also running into extreme material pricing jack ups that have caused some to “edit” their contracts and obligations w/ a “sue me” attitude. That is rare but getting more common and you can’t get them to guarantee a completion date at this point. This will get sorted but be patient and aware of market conditions and you will be awarded in the long run. Welcome to Texas, we love good neighbors here-bring your families, drive safe, we’ll leave the light on for you.

      @@wave_Dee - The first 2 apartments she visited aren't really low income areas, just high crime areas. Some apartment communities just turn out that way. The third place was in an area that's being gentrified so yes, it used to be low income. The high rise she visited is sandwiched between Uptown and Highland Park right off the freeway which makes it a pretty expensive area.

      The amount of rent that you pay is cheap try living in New York City where you have to pay over three grand for that little apartment. It's also crime-ridden with bugs and rodents.

    If someone is new to Dallas and needs an apartment that is centrally located, clean area, safe, etc , you should just sign a short lease at the Village apts. They have all price ranges and it's supposedly the largest apt complex in DFW.

    I’m from the DFW area and if you want a nice apartment in a secure environment you’re going to at LEAST be paying $1,000. The only way around it is student living (you don’t have to be a student) and you’re renting by the room, or low income housing which typically has a wait list. Be very careful, there are nice parts of Dallas-Fort Worth and also very sketch neighborhoods. I was once in a shooting over there and didn’t realize I was in a bad area.
    UPDATE: The range of rent is going up. One bedroom luxury apartments that used to be around $900-1,150 are now $1,200-1,500 😯

      Better than the prices atlanta went up to. Those Apts are bigger than mine & my rent is increasing to 1250/month tiny bathroom & I wish I had wood floors

      @@tiasmith3492 Yes!! I had to update the post because rent is rising so much. Most of the luxury one bedrooms are around $1,300 now it seems that you get more value for a two bedroom because the prices are not that much of a difference now.

    I can’t imagine getting anything in Dallas for $500. I live in Houston and from what I’ve seen Dallas is more expensive than here. You can barely find a 1 bedroom in Houston for $1000 anymore. The ones that are that price are in the hood.

    I’m from Cali and $845 is an amazing price. Just to get a apartment in the hood out here is about 1100 and up depending on if the area is going through gentrification or not. Also the part of California dictates the prices too.

    Anything decent in the uptown area will cost you from 1300-1700 for studios and 1 bedrooms. Decent apts in north dallas will probably be around 1100-1300. I moved from there to San Diego and got a brand new studio for 1650 which isn't that far off from the prices you pay in Dallas. But now I have better weather and almost double pay increase. Prices for apts in Dallas are rising so fast that the employers there need to start paying more to afford to live there. It used to be cheap in Dallas but those days are gone.

      Very true, and that’s what all of these “newbies” are not looking at. The housing is unsustainable in Texas, it is a bubble like how there was a bubble back in 2008, and like all bubbles, it will burst, my guess is sooner rather than later although no economist knows the exact timeframe. Employers and wages down here are stagnant and are not keeping up with the very rapid increase in housing costs, both for rental and home ownership so it’s a very volatile market right now. I was born and raised in this area, the last time rents were $500 anything was back around 2010-2012 or so, those days are long gone. I just hate that people who aren’t from Texas or the area, they are up and moving here, not realizing it’s the “calm before the storm” but, Texas will not be their safe haven, long-term, more than likely

      That comes from being unsanitary aka not keeping your space clean… clean up,,, if your young child(ren) see you cleaning they too will want to clean up
      I live in a townhouse-- and didn’t have an infestation until my neighbors moved out and the owners used a pest control company to spray before their next tenants moved in
      Well guess where they all ran to 😤 my TH
      it took me to three months to get rid of those critters…and thus far they haven’t returned
      so yes … they come with not keeping yo’ house clean - ppl think that being poor means an infestation of roaches, rats, etc.
      No no no, it actually comes from filth, so, cook the food, eat at the table, and clean up after breakfast/lunch/dinner and put left overs in the frig
      Wipe down the kitchen counters, Sweep and mop the floor at the end of the day…put the trash out

      @@amilliontubes123 no, the last place i lived in had roaches no matter what. I'm very clean. I never leave food out. I always wipe up any spills. I never wear shoes inside. Roaches are attracted to water. They're called water bugs. If your old apartment has an inferior plumbing system you're going to get roaches. It even had drain flies and spiders. I would see 5 to 10 roaches a day that eventually i got use to them. I would see 5 to 7 spiders a day because i guess they they were there to eat roaches. I would get spiders in my bed a lot. Giant spiders. And my mom said she saw roaches before moving in, but she didn't have a choice. We're in California. Everything is expensive. If you can get something for $1,500 you jump on it before it's too late. We've even been homeless for a bit because of how competitive it is to find an apartment. Larvae would crawl up from the toilet then grow into flies and fly around! Toilet flies! One of my neighbors tried to start a petition and had people sign. I saw the owner once and he was very pompous and delusional and treated the tenants like we were the enemy. He even painted the apartments a depressing gray color so that it felt more like a prison. I'm so happy we were able to move. We stayed their way too long. I hope they got sued.

    I don’t like these new modern builds. It’s all the same no personality. Pretty sterile and cold. I love old builds with character, warm cozy feeling; old wood, old wood cabinetry and doors renovated, fireplace from the 60s, moulding, lighting fixtures. I like to add modern aesthetic sparingly. None of these would interest me.

      I was thinking the same about the dining room. One of the apartments had an island that accommodates three stools for seating if you needed to host. That's how young folks do it nowadays. She don't look like she hosting Thanksgiving dinner for the whole family anytime soon 😋😋...

    Damn once upon a time living in Dallas was more expensive than Arlington. Now Arlington apartment minimum is $1300…for a ONE BEDROOM. And yes, that’s TAA regulation that apartment reps can’t tell you stats on safety or demographics of the complex. Not strange at all. That’s how it’s been for the last 20 + years. It’s a liability because they can be sued if the stats they share make you believe it’s safe and you happen to experience crime/violence while living there. All they can tell you is to check stats yourself, come to complex at different times of day to get a feel, tell you if they have an on-site officer living there and tell you if they run background checks on residents. About the comment of $500 for a mansion…while is Dallas folks think our apt and home prices aren’t cheap, cost of living in L.A, San Fran, NYC, Chicago are astronomical compared to here. The apartment size you showed is easily $2000 to $3000 a month in Cali and NYC at best! Additionally, a small bungalow type house in the damn hood in L.A. lists for $300,000 to $500,000 honey. That kind of price tag can get you a 5 bedroom 2,000+ sq ft, 2 story home BRAND NEW in Dallas/Ft Worth. Let’s count our blessings guys. It definitely is cheap to live here compared to most other major cities whether in the burbs or near downtown, buying a home or renting an apartment. Period.
    Edit: this is why DFW especially the bougie and gentrified areas are heavy with New York, Chicago and Cali transplants.

    I love that you kept it real. As a Californian. I get so tired of people just coming here acting like it’s sweet. Or even worse justifying these absurd rent prices. We should not be justifying $3k a month. I live in a 2 bedroom 2 bath with NO AMENITIES. I don’t even have a dishwasher, we’re lucky we have a pool and 1 parking spot and we pay $2k and I’ve been in the same place for 7 years. It’s insane.

    lol as an ex real estate agent, the first apt the girl was actually right but she just said it way wrong. its a "Fair housing" issue to talk about the property and say things like "its safe, its family friendly, etc" because for discriminatory reasons, those without families could feel like theyre not welcome. its a real thing that people do. in nyc i knew someone who posted an apt "walking distance from the subway" and she had a fair housing lawsuit because "people who cant walk are being discriminated against". super touchy shit.

    Windsor Cityline is nice and comes with a full size washer and dryer. It’s a non-smoking complex with nice amenities. I think you would love it.

    I’ve worked in leasing before and we actually are not allowed to say anything for fair housing reasons. Especially if you came alone apartment hunting she could of thought you were a “shop” and if you did a survey and mentioned she gave a personal answer she could get in trouble.

    IMT Prestonwood off of Dallas Parkway was pretty good when I lived there. It was about $1200 for a one bedroom and it had a parking garage, pool, and a gym with stair steppers. plus they didn't have stacked washer and dryers. I do agree with you about the mixed kitchen/living room lay out. If you were like me and didn't have much furniture the echo really sucked.

    Well that 1 bedroom $845 is amazing!!! In Orlando FL where I live, a 1 bedroom like that goes for $1100 and more.
    The fact that the leasing rep did not want to say information about crime, etc... it is true, they are not allowed to say those details (I worked as a manager in an apartment community for years) the reason: liability. Let’s say that she tells you “no there is no crime” and when you move in, you get assaulted, yes you can sue the property for misinformation (rarely happens but has happened). The landlord is always gonna protect themselves, and even a gated community is no guarantee of safety.
    All in all, the prices are super cheap compared to other cities in US.
    For example NYC, a 1 bedroom that looks like that 1st one you showed can go for $2000 and more depending on area...

    I was born and raised in Dallas (oak cliff to be exact ) so to see west dallas being renovated was nice bc that’s always been a really rough area . I pay under 1000, have a full size washer and dryer , the neighborhood is quiet and safe but I’m in the suburbs . I personally wouldn’t stay in Dallas again but I get the appeal .     There is a continuous shortage of rentals in Dallas. You have to really pay and be on a long waiting list. Good luck. Dallas isn't the safest place to live alone as 1 person.

    So happy my apartment days are over. Building my 5 bed, 5 bath dream home from the ground up, Custome everything I wanted for me and ma two Huskies is LITERALLY life goals. Work hard girl, and everything you want, you can get.
    Here on the island, you get a one bed, 1& 1/2 bath for about $1700-$2400. None of those amenities are really a thing here. Indoor pools, underground parking, condo fees are normally extra and there is a high demand with few vacancies. Deff a good time to invest in another income property. 🤙🇨🇦

    Prices in Dallas skyrocket when all these corporate offices moved to Dallas about 4-5 yes ago. Alot of New Yorkers and Californian moved to Dallas. Allen is a great area to live. You can get everything you can want and need in your apartment plus space at a decent rate. It's so peaceful in Allen also.

    My husband and I live in a 2 bed, 2 bathroom apartment in Downtown Dallas. The cost for it with a big laundry room with side by side , full sized washer and dryer, is $2, 946 per month. Must bring own washer and dryer if you have the bougie kind like I do. Front loading Samsung large capacity ones. The island seats 6 and there's just the 2 of us. We have a dining room that can fit a table width 4 chairs. My husband put a playpen in that space for our 🐈. We have tons and tons of kitchen space. Yeah. It takes 2 incomes to live within walking distance from 5 grocery stores and 100's of bars and clubs. We live in the safest complex because we're in the bougie Farmers market area. 1 bed, 1 bathroom 26th balcony starts at $1715.00.

    The cost of living here in DFW is out of hand. We moved to north Fort Worth 2 years ago and our rent was $1800. Our rent just went up to $2200. A $400 increase for absolutely no other reason than the demand in the market. We planned to live here 1 year and then buy a home…well, corona hit and we stayed due to the unknowns of the market and little did we know it would get so insane. It’s truly sickening.

    Wow! The last one looks nearly identical to the one Tara Michelle is living in while her 2nd home in Canada is being completely renovated & remodeled! Talk about a girl can dream - Tara's apt is nice, but her LA home is gorgeous. The one she's renovating is a stunner, too! Granted, after 10 yrs on YT, she is a millionaire, & just makes me wish YT had been around during my 20s!

    Funny about the light. Those types if lights were used going back when I was a child. I'm in my 50's. All they needed to add was an on and off switch at the entrance.

    With rent costs as nuts as they have been this year, these rent amounts are absolutely inflated. I live in a city where you could easily get a 1 bedroom apartment with plenty of room and amenities for $700-$800 but now those same apartments are $1200 - $1300. It is damn nuts!
