Extremely uncomfortable "investing" in Thailand or having to put a large sum of money into a Thai bank. It seems like the 20 year Elite Visa would be the least amount of worry and hassle. At todays rates that would be $27276 USD total or $113 USD per month for 20 years.
Well said Big Dan, in truth any expat who has spent any time in Thailand feels as you do, the only people who think it’s good/safe/easy are the ones who have never been or have recently arrived with much to learn. Don’t take in more than you need, rent rather than buy.. if after 3 years you feel like investing then go ahead, but remember the only way to make a small fortune in Thailand is to start with a big one.

So I have lived in Thailand on 1 year business visas for the past 25 years. I recently resigned from my job and switched to an "O" non immigrant visa but you can also get this visa inside Thailand after you have arrived on either a visa free entry or a tourist visa. This type of visa is only available for those 50 years of age or more and have deposited at least THB800K in a Thai bank account. If you're younger you need search for other options.

If married to a Thai you can apply, after 2 years of living and paying tax in Thailand, for a Thai ID card, although there are other criteria also like criminal records, etc. Otherwise you need to apply for Permanent Residence (PR) first under one of the 4 criteria they have, then apply for citizenship. To get PR under the work category, you typically need to have worked in Thailand, with a Work Permit up to your time of application, for at least 3 years, with minimal monthly income of at least THB80,000 (30,000 if married to a Thai) also paid tax, etc. Ability of some Thai language is also beneficial as you will be interviewed by Thai Immigration in Thai. If your PR is approved you'll need to fork out THB191,400 (95,700 if you're married to a Thai) on top of the THB7,900 application fee.
Anyone over 50 should just get a normal retirement visa , which you renew annually. You merely have to put 800,000 baht in the bank or an income equivalent. All these other visas are really not worth it for retirees.

The only difference a 10 years visa would make to you is that you would not need a re-entry permit to leave and re-enter Thailand.. you would still need to get that annual extension of stay every year. The reason it’s often mistaken for a retirement visa is because it has the word “retirement “ stamped on it.. that’s the reason given for the extension of stay… there is no word “visa” on it, it’s not a visa.

What I like is that Thailand is providing many different options so more likely to find one to match your objectives, finances, age, etc. Elite visas are a way to buy simplification & convenience, or if dont qualify for other visa programs.
I definately would not keep it in 1 bank only. I would also not keep it all as savings deposits. Some stocks, and maybe an affordable condo unit that I own/live in.

I have US dollars and with the depreciation of the Thai currency this was too good an opportunity to pass up. 1.2 million ฿ is 32,000 USD the price of a new car in the US. I don't expect it to appreciate in value until 2025 but I'm the buy and hold type.

Any new construction by the big developers (ap/sansiri etc) is going for 3million for a 28-30sqm from what I'm seeing online in Bang Sue and pretty much anywhere in outer Bangkok. I've been tracking condo prices in a few areas for a few years now and have never seen a massive jump, but maybe I'm focusing on the wrong areas.
@@Bkkboyyz It was new construction called Regent home Bang Son. It is near the Bang Son station station on the purple line and Light Red line interchange. My units are on the 12th floor. Higher units cost slightly more than lower units.
America and European visitors to Thailand are not eligible for visa on arrival. Instead they get visa exempt entry stamp, which I think is what you mean, but actually very very different. The length depends on how you enter, land and air entry gets different amount of time.
Starting October 1, 2022 and ending March 31, 2023 (tentatively), visitors to Thailand from 50 countries can get 45 days without a visa and a 45 day extension for 1900 baht ($52). almost all of their plans are extremely ambitious.Their goal is to go from upper middle income to high income by 2035. 100% on my list of places to be! I love the fact that they have a 10 year retirement visa that I can take advantage of (being over 50). Totally down for that!
Regardless of the visa, you will need to renew your extension of stay every 12 months and report to immigration every 90 days. The only difference between a 1 year and 10 year visa is that you won’t need to buy a re-entry permit every year.. that’s all. In reality 10 year visas are very hard to obtain and you need to go to an embassy… golden rule for Thailand is when getting a visa is it’s much easier in a consulate that an embassy. The visa does not expire, it’s only got a last date by which you can enter.. re-entry permits extend this indefinitely. I know people who still have active “1 year” visas after 17 years, they can be transferred from old to new passport. It’s the annual extension of stay that gives you the right to remain. Enter with a 1 year visa and you can be thrown into jail for overstay 91 days later if you don’t visit immigration! Ok you won’t go to jail if you can pay the fine, but you see my point. Massive confusion over the difference between visa, entry stamp and extension of stay.
@@andrewstones2921 incorrect, if you have a valid 1 year visa, but miss your 90 day report, you will not go to jail, you will merely pay a small fine next time you visit immigration. Going to jail for an immigration offence is highly unusual and reserved for egregious breaking of the law. Even overstaying for years won’t land you in jail, but it will get you thrown out and unable to return any time soon.
@@Tra980 I asked 2 different immigration officers, one in Bangkok and one In Chiang Mai and they confirmed that 90 day reporting is still required.. annual reporting is also required for extension stamp but thats totally different from 90 day reporting anyway. Of course there is nobody with a LTR visa who has been in Thailand for 90 days so this could change. After living in Thailand for 16 years I learned this, never take immigration advice from anyone except immigration themselves or the official government website…

I love Thailand but it is too expensive now and the country is unstable. I will never put this kind of money there unless you think it is OK of not getting back.
The requirements in some cases are nonsense. And they're very behind on this. Their goal is to bring almost 17,000 people monthly for 5 years (1 million). Well, since this new LTR visas are available, September 2022 if I am not mistaken, the numbers are 3000-4000 people in total until today. I'm in the 3rd group, remote worker, I earn more than 80k, I meet all the requierements but working for a company. I am a freelance so I do not work for any company. I have clients, S&P500 companies. But I am not an employee. Most of the digital nomads with high income I know are freelance like me. So thank you Thailand, but most remote workers are out because of that requisite. Even if we wanted we could not apply to that visa.

Family visa ? Do you mean an O visa and reason for issue being to visit friends of family in Thailand, maximum stay 90 days but can leave and return within one year if you get multiple entry. Or did you mean “ extension of stay for the purpose of supporting Thai spouse” which is an annual extension where you shown evidence of financial support. Neither has any relevance to having kids, the only way kids can help with a extension of stay is if you have sole custody.. good luck with that !”
@@andrewstones2921 I have a non IM O based off my 2 kids. The visa is good for one year and requires 90 day reporting. If I do the last 90 day report at local immigration just before the visa runs out I can stretch the visa out to last 15 months. costs 1900thb or about 100$. No I dont have sole custody and live with my kids mum but we are not married.

@@andrewstones2921 Just did my last 90 day report at immigration and asked how much for next years 1 year visa. Immigration officer said 1900thb plus 'commission'. it wont be an extension. it will be another one year visa which I can use for another 15 months.
@@magamike1800 commission.. yes, anything is possible with corruption money. It can work, the problem is that once you start that you are usually trapped and have to pay “commission” every year. Do foreigners purchasing (investing in) property in Thailand need to pay a foreign tax (fee) on the purchase price at closing like they do in Malaysia? If so, people may as well just do Thai Elite and forego the invest entirely.

@EvolvedBonobo gotcha o jave no ides about the property tax from what I have been doing in research the closest to owning land is you have to start a business llc with 51% ownership being thai. So hopefully you have trust worthy friends, and that company can buy land. Or you as a foreigner can buy a House but you cant own the land it is on, you would have to lease the Land itself for up to a max of 30 years. And the condo is the only thing a foreigner can buy if it's owned by a majority of thai people lol. Been looking to at moving to thailand and buying a house but seems it will be extremely difficult If I don't have alot of money or at lwaat 3 thai friends
@@bsdontop1000 Personally, I wouldnt buy a house in Thailand. I've heard way too many horror stories. Everyone I met who owns a foreigner freehold condo has no regrets, often 20-30 years later! Renting is so cheap anyway and always a safe bet. Just my 2 cents.

Andrew, I live permanently in Thailand on a dependent visa. Lovely weather, beautiful locations, yes. However, the "go where you're treated best" motto, is definitely not Thailand. Non Thais are treated as low class individuals, especially by the attitude of immigration and the huge police corruption.
Well, I am living here for more than 10 years, and this is what paradise will probably look like. Cheap Charlies might struggle, but if you are not, like the target market of this channel, this might be one of the best place of earth, with no Woke BS as a bonus. Pay a bit more for services, use lawyers when needed, do not do stuff yourself to save few baht, dress well, smile, tip and everyone will « sawasdee » at you all day - and all night - everywhere you go. Not long is the simple answer, most consulates or embassies will not issue back to back tourist visas and even if they did you would be denied entry after doing it a couple of times. However if you spend half the year in Thailand and half the year elsewhere then that’s ok. Visa runs are usually the name for trips to be border as each entry on a tourist visa is good for 60 days or 90 with a 1900 baht extension to each one. if you had a 9 month triple entry tourist visa you would have to leave and re enter Thailand 3 times to get the full use. If you are staying in Thailand for over a year then we all know that using a tourist visa is an abuse of the tourist visa as you are clearly not a tourist by any reasonable definition, immigration officers are not stupid. 20 years ago or even 10 years ago you could get away with it, not now. If you want to spend a year or more in Thailand then a tourist visa just won’t work for you.
Does residency permit bringing a spouse in? What I mean is, if you can show the $80,000 income, you get to come. Can your spouse come too or does s/he also need to show the same minimum level of income?
There are options for moving to Japan, although their vetting process is stringent for full-time residency. A pension is required, or provable income in other forms. 5 year in-country before you can apply for residency, etc. The fact that there is a way for a guy like me to live in japan again gives me hope...

Thai banks will not as of March 31, 2023 allow a nonThai to open a bank account needed for a long term visa without a Thai work permit or already issued long term visa. Try to get an appointment at the US Embassy to get manditory Embassy notary stamps. In 2 trips, 125 days unable to get into Embassy as claim every month booked. Embassy either not working or ignoring their citizens since Biden elected.

And besides, why and how should I proove +1m welfare?! After reading their heavy requirements, I will never consider applying... My white half is very susceptible to heat. I sweats like a water hose and my hairy body made it worse. I had to shave twice a month. My asian half also made me very susceptible to sun light. I'm now a living zebra crossing my arms and legs turned too tan to the point of borderline brown and i dislike having dark skin. AURGH!

Good point. If you amortize the investment it doesn’t seem so much. But finding the money for a lump sum like that can be difficult.

Regardless of the visa, you will need to renew your extension of stay every 12 months and report to immigration every 90 days. The only difference between a 1 year and 10 year visa is that you won’t need to buy a re-entry permit every year.. that’s all. In reality 10 year visas are very hard to obtain and you need to go to an embassy… golden rule for Thailand is when getting a visa is it’s much easier in a consulate that an embassy. The visa does not expire, it’s only got a last date by which you can enter.. re-entry permits extend this indefinitely. I know people who still have active “1 year” visas after 17 years, they can be transferred from old to new passport. It’s the annual extension of stay that gives you the right to remain. Enter with a 1 year visa and you can be thrown into jail for overstay 91 days later if you don’t visit immigration! Ok you won’t go to jail if you can pay the fine, but you see my point. Massive confusion over the difference between visa, entry stamp and extension of stay.
@@andrewstones2921 incorrect, if you have a valid 1 year visa, but miss your 90 day report, you will not go to jail, you will merely pay a small fine next time you visit immigration. Going to jail for an immigration offence is highly unusual and reserved for egregious breaking of the law. Even overstaying for years won’t land you in jail, but it will get you thrown out and unable to return any time soon.

@@Tra980 I asked 2 different immigration officers, one in Bangkok and one In Chiang Mai and they confirmed that 90 day reporting is still required.. annual reporting is also required for extension stamp but thats totally different from 90 day reporting anyway. Of course there is nobody with a LTR visa who has been in Thailand for 90 days so this could change. After living in Thailand for 16 years I learned this, never take immigration advice from anyone except immigration themselves or the official government website…

The requirements in some cases are nonsense. And they're very behind on this. Their goal is to bring almost 17,000 people monthly for 5 years (1 million). Well, since this new LTR visas are available, September 2022 if I am not mistaken, the numbers are 3000-4000 people in total until today.
I'm in the 3rd group, remote worker, I earn more than 80k, I meet all the requierements but working for a company. I am a freelance so I do not work for any company. I have clients, S&P500 companies. But I am not an employee. Most of the digital nomads with high income I know are freelance like me. So thank you Thailand, but most remote workers are out because of that requisite. Even if we wanted we could not apply to that visa.

Or did you mean “ extension of stay for the purpose of supporting Thai spouse” which is an annual extension where you shown evidence of financial support. Neither has any relevance to having kids, the only way kids can help with a extension of stay is if you have sole custody.. good luck with that !”
@@andrewstones2921 I have a non IM O based off my 2 kids. The visa is good for one year and requires 90 day reporting. If I do the last 90 day report at local immigration just before the visa runs out I can stretch the visa out to last 15 months. costs 1900thb or about 100$. No I dont have sole custody and live with my kids mum but we are not married.

Do foreigners purchasing (investing in) property in Thailand need to pay a foreign tax (fee) on the purchase price at closing like they do in Malaysia? If so, people may as well just do Thai Elite and forego the invest entirely.

So hopefully you have trust worthy friends, and that company can buy land.

And the condo is the only thing a foreigner can buy if it's owned by a majority of thai people lol.

Andrew, I live permanently in Thailand on a dependent visa. Lovely weather, beautiful locations, yes. However, the "go where you're treated best" motto, is definitely not Thailand. Non Thais are treated as low class individuals, especially by the attitude of immigration and the huge police corruption.

Not long is the simple answer, most consulates or embassies will not issue back to back tourist visas and even if they did you would be denied entry after doing it a couple of times. However if you spend half the year in Thailand and half the year elsewhere then that’s ok. Visa runs are usually the name for trips to be border as each entry on a tourist visa is good for 60 days or 90 with a 1900 baht extension to each one. if you had a 9 month triple entry tourist visa you would have to leave and re enter Thailand 3 times to get the full use. If you are staying in Thailand for over a year then we all know that using a tourist visa is an abuse of the tourist visa as you are clearly not a tourist by any reasonable definition, immigration officers are not stupid. 20 years ago or even 10 years ago you could get away with it, not now. If you want to spend a year or more in Thailand then a tourist visa just won’t work for you.

There are options for moving to Japan, although their vetting process is stringent for full-time residency. A pension is required, or provable income in other forms. 5 year in-country before you can apply for residency, etc. The fact that there is a way for a guy like me to live in japan again gives me hope...

Thai banks will not as of March 31, 2023 allow a nonThai to open a bank account needed for a long term visa without a Thai work permit or already issued long term visa. Try to get an appointment at the US Embassy to get manditory Embassy notary stamps. In 2 trips, 125 days unable to get into Embassy as claim every month booked. Embassy either not working or ignoring their citizens since Biden elected.

And besides, why and how should I proove +1m welfare?! After reading their heavy requirements, I will never consider applying... I am surprised why they made it so difficult and complicated for wealthy digital nomads, while tons of low salaried illegal immigrants comfortable flow into the country from all neighbouring countries!

The heat combined with humidity is unbearable and i'm half white. I get the worst of both worlds. My white half is very susceptible to heat. I sweats like a water hose and my hairy body made it worse. I had to shave twice a month. My asian half also made me very susceptible to sun light. I'm now a living zebra crossing my arms and legs turned too tan to the point of borderline brown and i dislike having dark skin. AURGH!
