    Project is good but 726 carpet for 67lpa(New Rates).. Not Worth as per my understanding considering location. Add 13 lakh more and buy bigger carpet area flats in kharadi IT park or any other developed area under PMC

      Brands like SP, Godrej, VTP are coming with projects that have 10-20% less carpet space on an average in their every project across the city, alongside that the total asking price is 20-25% higher than the average rate per sq feet of that specific area...
      Even the maintenance & other society charges will be 30-50% higher for the namesake as the residents will get branded logo on their buildings, which doesn't make sense for a sane investor or even for a person who is looking property for residential purpose at developing areas.
      In short Pune infra is following the same artificially made culture as mumbai infra whereas in mumbai it's still justified due to land crunch but pune market is becoming baloon where abundance of land is being sold for sky-high prices just due to arrival of self proclaimed brands & their pre scaled strategy to sale tiny mumbai inspired & mumbai sized homes to brainstormed buyers.

    Good presentation. The pros & cons also highlighted correctly and fairly. I have visited their Marketing office and have seen the sample flats. My opinion is that it is overpriced for the delivery dates. The flats are cramped too.

    I have visited here too. Flats are overpriced and small in size and in 2bhk only one balcony to Hall and a dry balcony attached to the kitchen.
    The washroom quality is very good though.
    I feel there could have been one more balcony attached to the master bedroom..

    Launching Year: 2018
    Location: SP Residency {SP Infocity IT Park, Phursungi, Hadapsar}
    No of Apartment: 112
    Expected Possession as per agreement: 2021
    Rera Status:
    A. 1st Extension 2021 June
    B. 2nd Extension 2022June
    C. Current Status : RERA Expired
    Compensation: Conditional Offered
    Fund transfer: 80% all the buyers done till now
    Commitment from Builder: Now giving another date of June 2024 but not sure.
    Note :
    Existing client visited on new project to discussed ,but SP raise a complain in Local police Station.
    Suggestion: Think then Conclude.

    IT had changed the typical buyer - house only for sleeping but with Corona there's a mind set for bigger house where these cheap quality quantity houses don't fit in, then who ever the name maybe Kumar, Godrej or Shapoor all get work done through cheap sub standard contractors who get irregular payments which further affect the quality. I simply don't understand the concept of a 2bhk in 640 sqft, where in our old flats are 640+ sqft 1bhk - 1250++ 2bhk with Covered Parking with just 50 or 60 flats in one building with open terrace, today we are seeing 120/140 flats in one building with only 50% covered parking and no terrace access. They make some shity club house & walkways gone to dogs after a yr or 2.
    PMAY has made a hopeless situation for buyers. Affordable housing means gunda party neighbors & neighborhood.
    But it's ok to take PMAY scheme & buy for tax savings, rent for time being then sell at appreciated price only after full project is completed.
    But self stay would be killing yourself bit by bit everyday.

    Shapoorji projects have lost its reputation.They take money from customers and never complete the projects.We had booked a flat in SP residency phase-3, 5 years ago, and it is still not complete.They have already started other projects in other areas in Hadapsar ,bhavdhan- joyville ,etc.Please do a research before investing in any of the SP projects. @SP management ,please complete the existing projects for which u have already taken our hard earned money.

    Possession date what a joke!
    They are not trustworthy SP. Don’t get fooled by such videos.
    Can you also show the project video which is started 4 years back and never tried to complete by SP?? In SP campus itself ?
