It's a scary time for a tenant when a landlord sells the tenant's home, but I still feel like most tenants try to be reasonable and accommodating during a sale. But you're right that it's absolutely disruptive to their life and can be a hard reminder that they're not truly in control of their living situation. It has happened to me twice now. Once after living at a place for 2 years, then again after 10 years. A tenant may wish to stay and is overly accommodating to the seller and buyer agents. In the end they have no real control of their living situation and instead could have the expense of moving forced upon them. The one-month payment required for an N12 comes nowhere near to covering those costs.
I agree with you, most tenants are very accommodating and nice people and all they want is to live their lives. But, it’s also true that tenants may not have complete control over their living situation.

I have a question, If I don’t visit the house before buying it and the house has a inspection done and nothing major is documented on the inspection, can I sue the inspector and or the realtor if there’s major structural issues with the house? I’m not sure the direct impact Trump tariffs will have on our real estate market but many industry experts are saying it won’t be good for our economy/country. As such, it may affect all aspects of our lives.
Typically, a condo will have more resistance appreciating when mtce exceeds $1/sqft. Do you see this stigma disappearing or just changing to say $1.25/sqft?
I agree with you, the higher the maintenance fee the more downward pressure on price. Will the stigma move north of $1/sf? Eventually yes. $0.50 was once the norm, then $0.75, now we’re seeing $1.00.
The condos that I’m looking at have fees of 1500 or 1600, and they don’t include taxes or many utilities - taxes are usually about 500 a month and electric heat will easily exceed that, not to mention special assessments. At that point, a rental makes more sense.
How much "referral fee" do real estate agents get from home inspectors? And even if they don't, are home inspectors not incentivized to minimize the problems to ensure they get repeat business?! (See lawsuit in Québec)
No they don’t. I mean there are crooks in every profession…but when I sold real estate, which I don’t anymore, it was more common practice to give buyer clients a list of reputable inspectors and let them pick. I was very aware of optics. Always cover your A$$!
I can’t speak for other Realtors, nor can I speak on behalf of home inspectors, or other professions connected to real estate. However, I do not get referral money from home inspectors or any other professional I may refer. I refer them because they do a great job and I feel they will work in the best interests of my clients. Also note, any referral money connected to the transaction must be disclosed to all parties (buyer & seller).
I disagree to this comment I think it depends on what you need for your life . I think condo fee is fair when condo is run properly by condo board Not so much if it is not run well also it depends on what phase of your life you are at . Is home is all work no fun or you are able to enjoy your life at home

People love to complain about condos until they realize there is ZERO space to build freehold houses in the city of Toronto. We can continue to push out further into the GTA, but ask people who live out on the fringes what commuting is like (even just 2-3 days/week), ask them about the amenities out there... we have two options: build up, or build out. And I'll pick condos over massive sprawl any day of the week.
Isn't it illegal to be distracted while driving. It's a huge fine and u loose points as adults u r irresponsible and not to mention ur breaking the law
We are not breaking the law. I’m driving and having a conversation with my son, and my son, the passenger, is the one reading the questions/comments to me.
Legally it is distracted driving, you are driving and talking and your head and eyes are darting all around down away from the field of driving vision. Perhaps stick to the studio in future videos so you don't get a ticket and promote safe driving to your viewers.
