Nice job on the maintenance. One company I worked for would always say find something wrong. In most cases you can find additional work. It got to the point guys were writing up ' replace all contractors on all units. These units were less than 1 yr old. I had the job a few times when these things were written up, I would check them and there weren't a damn thing wrong with them. This happens a lot when companies push selling parts. My policy has always been be honest. One more thing about doing maintenance, you can do a perfect PM. Get in the truck and a condenser fan motor can take a dump 3 days later and the store manager would say well you were just here... that's the only downside of doing a good pm. P.S I have never ever tried to sell a customer something they didn't need.
I love the tearing down and really cleaning it up, I also love hearing how guys take pride in their work, but the reality is our companies don't provide the time on maintenance to do proper maintenances this is why you end up seeing these units go to shit in the first few year after being installed .
Meh, you're already into this thing, and it doesn't take but another 15 minutes to clean. Personally, I would have cleaned it during this initial teardown, especially if I have the service or maintenance contract moving forward.
That Trane RTU was really neglected . We took over maintenance for furniture store in Milwaukee that had like 6 Trane RTU’s and we corrected several issues that were very simple like broken fan belt tensioners , economizer not working . I t took us some time to go over each system , and the results saved them so much on energy they were very happy . Instead of free cooling with the economizer the compressors were running in winter because damper was broken .
They were going to come back with degreaser because it was so greasy from being ran without filters. Needed more than a fast, simple clean during the PM.

Why not clean the evaporate coils why you had the economize off ?
They said they'll send a quote on cleaning it.
Contract probably states evap coil cleaning is quoted separately. Most pm contracts state this.

Surely an extra halfa to clean the evap coil wouldnt have cost that much more, but to each their own i aint gonna tell you how to run your business
Yeah but if your running solo and have 8.5 hours to PM 16 units..... 16 half a's add up
