I don't care what state you live in, no one can sell a house out from under you without legal reason such as placing a lien on it and the homeowner must be notified first. In addition, you need LEGAL documents.
Just the fact that she's a realtor and the head of the Condo board, ( condos don't have HOAs they have boards) is a conflict of interest and is therefore illegal.
Actually they can have an HOA. The advantage of an HOA is that all requirements and obligations of the unit owner are incorporated into the closing deed. There is a risk of a condo board running affairs is that they make changes at the whim of the condo board.
You can’t have a Condo building without an HOA. Someone has to be responsible for maintaining it and legal/business matters. If you want that form of living, you can always rent an apartment but then you are dealing with a landlord and you have no equity.
Worked as a truck driver for 40 years 28 of those at my last job. Boss man was good about safety issues but sometimes made questionable decisions on tow or no tow on mechanical issues. Driving one of the larger rigs one March morning I notice the heat doesn't seem to be getting Al that warm anf getting cooler as I go. Temp gauge is reading normal but I know no heat is a coolant issue. Nearing my first stop someone in traffic at a light runs up to tell me smoke is coming from under my truck. Pull over after the light changes and see it's steam coming from an overflow pipe and notice the temp gauge beginning to rise. Get to my first stop and call boss man to let him know we've got a coolant issue with the truck and I'll check it over and get back to him if it's something we can limp along on or if we're going to need a tow rig. Complete delivery and get access to a hose and top off the radiator but call boss to tell him whatever it is it's running through coolant pretty quick and in my opinion send a tow rig and one of our other drivers to transfer the cargo. Boss tells me go on to next stop and see how it goes. Effectively temp gauge is rising by the time I leave the lot but push on. Top of at next stop and call. In explaining the 25 minute trip drained the radiator again and it seems to be increasing in speed running out. I'm told since I have one more stop 10 minutes away try to get there and limp home from there. Fire up truck and about 5 minutes truck stalls out but after a bit of cranking fires over again. Unfortunately another block later she stalls out again and this time she's done. Get out of the truck, put out my reflectors and check under the truck to see a gray plastic resin looking goo coming coming out the overflow pipe. Call boss and tell him truck just died and won't start. Pretty much something had broken and was allowing coolant into areas of the block coolant isn't supposed to go and under the compression of a diesel engine water and oil had turned into that resinous gray goop. Two months and a complete rebuild of the engine later we got the truck back and when I said we probably need a tow we got a tow.

If you own a condo it's a COA, not a HOA. I wish these sites would do just a little research so I DON'T HAVE TO GIVE THEM A THUMBS DOWN.

Why would the condo board have to approve interior renovations like new floors and painting walls????
the former could potentially cause issues with sound or safety, but for the latter, they have no reason to need an approval
