      The Adviser I'm in touch with is *'Nolan Velden Brent'* , he works with Merrill, Pierce, Smith incorporated and interviewed on CNBC Television. You can use something else. for me his strategy works hence my result. He provides entry and exit point for the securities I focus on.

      But you have to pay income tax on your rental properties wherever you live, unless you live in Dubai, too, and don't just invest there.

    To be accurate one of the largest developers refused my close friend a payment plan. Because he was not a resident. Plans are only for residents. He had to pay in full as he is a British citizen

      Then it was the wrong project. I'm from Germany, there are several companies here offering off-plan and ready Dubai property, and the off-plan properties ALL come with a payment plan. You can even pay by bank transfer now (from a German account), which is something the developers didn't use to do.
      Oh, of course I'm not a Dubai resident either, and I'm also not really planning on becoming one.

    For off plan and post payment, after handover you can show the pre title deed. I got mine.

    2:16 Up to five year mortgage? That is very little. In Spain you can have a 30 year mortgage.

      No it is not mortgage in this case. Its the payment plan till the property is completed. Some projects give you post handover payment plan as well.

      If it is a freehold, you own it forever. If it is a leasehold, it returns to the Sheikh, so as in investor, it's best to avoid leaseholds.

    As mentioned in the video, Dubai is protected from Hurricanes and such (different from Caribe), but what protects Dubai from wars in the near by region? The situation around seems quite complicated comparing to other parts of the world.

      I think you have to hit a certain yearly income in order to qualify for paying 9% tax - but I'm not 100% sure on that.
      I think it also depends if you buy via a company or a trust or in your own name.

      @@kevinp8027 Not really. You can own a property on your name directly and advertise it on online platforms. There is nthg that says you have to own a property through a company to rent it out. People who buy property through companies do it usually because they want to hide their assets for X Y Z reasons.

    Why not mention SERVICE CHARGES, they will wipe out a huge chunk of your rent. Especially if you own a number of properties. Also don't think you can work in Dubai, since your competing against millions of Indians offering cheap labour. Be careful

      Yep service charges are generally 14-20 AED per total sqft, townhomes and villas are generally 9-12 AED per total sqft, sqft calculation generally includes the interior and exterior space.
