People think I'm "doing too much" because I'm twenty years old and am actively working to achieve a very high credit score (currently tipping close to my goal of the 800s 🤗). I take care of myself fully and I just think great credit is important. I see my personal banker every other month almost and stay on track with everything. I like knowing that I don't need cosigners for anything and that like you when I'm twenty five if I'm ready to buy a home I won't need a cosigner either. Great Video! 😉😉
This is so awesome to hear. I'm nearing 30 and I absolutely wish someone taught me what I needed to know about great credit back in my late teens & early twenties. Also don't forget about "revolving" credit.. Its so messed up financial institutions want to see you actually owing someone vs all bills paid type of situation. Keep up the good work!
Everybody's asking about do a video about credit.. Literally apply for a credit card, make small and responsible purchases (buy what you can afford) and pay your monthly balance on time or pay them off and DO NOT CANCEL your accounts. You can cut them up if your purchases get out of control.. That's really all and your credit score will increase in time. I got my first credit card at 18 and I'm 25 now with a credit score of 780!
+Nitraa B oh yea so when I was 16 my mom took me to open up my first bank account which was a student account. Once you have an account it's easier to apply for a card with the same bank. :)
La Belle Dana my type of black chick !!!! I'm at 745 and I'm 24. I got my first credit card at 22, a Discover It card. I'm a full time student working part time, so I know 1 credit card is good enough for now so I don't get ahead of myself. I plan on paying off my student loans, & my car, living debt free while still building credit with good debt 😉
Do not Do not Do not cancel your credit cards !! Pay the balance off, but leave them open. It helps your available credit and brings down your credit utilization percentage. Canceling one can drop you score 50 points or more sometimes.

No mortgage lender that i ever worked for would even consider giving someone a mortgage to anyone unless they have 2 open lines of credit. Your home is not your credit, you cant even get a home without credit.
+Serena Chairs You need credit to get a home (not credit cards), but you would need 2 forms of open lines of credit. Unless, you are taking over an existing FHA loan from someone else who can not pay it. Once you are approved lenders will always tell you, dont cancel anything and dont run your credit...unless in nitras case they wanted her to cancel a credit card with a high balance, which does not happen often.
I closed in 4 months and of course on the closing date all kinds of things went wrong lol thank god my realtor was amazing and kept me calm and handled it.. But once you get them keys you forget about all the stress🙈😘..thank you for sharing 😘

Nitra can give you tips such as paying your bills on time, but at the end of the day you need to look into your own and see what is negatively effecting your score.

We got approved...we went through the long process...and our house is being built! It's should be finished and we should be moving in by April! So excited!
I'm going through the same process now. I was under contract for two months and the appraisal came back worth less than the asking price. I was so hurt. I had to walk away. I found a better home last week and now is under contract. I ask God if it's not for me block it. The process is stressful but having faith what's meant for will happen is sooo worth it. My husband and I closed on our home Aug 25, 2015 here in Georgia. Our home was built from the ground up and yes the process was long from March to July is the length of time it took to build our home. Closing date pushed back twice and earnest fee was $2000. Boy I tell you when we received our keys at closing it was all worth it. You guys are giving really good tips!!!

A lot of people are asking how to get good credit. One personal thing that has helped me is always paying my credit card bill in full every month. This means I am not charging more than I can afford AND I am not carrying a balance I will be paying interest on over time. Also, Suze Orman has great books and I would suggest reading some! Very helpful.
I am about to begin building my credit and I keep hearing different things about which way is best to pay off your credit card.. Some people say to not pay the entire balance in one month, but to pay off more than the minimum monthly payment each month and some people say to pay your credit card off to $0 by the end of the month. I'm confused..
+Kenya J I don't think it is bad to carry a small balance every month. But I personally like to pay off mine every month because it will never get too big for me. If I know I am only getting paid $500 by the time that bill is due, I will only charge $500 on my card. It is just a way for me to not overspend. Also, keep in mind that you are charged interest for whatever balance you have. So if you owe $1000 and you make a payment of $200 (more than minimum due), then you'll have a balance of $800 that will be charged probably around 20% interest. 😔And if you do that each month, it will grow real fast. As Nitra mentioned, I think the debt:income ratio is most important so just don't go crazy with the credit card! :) good luck
Also, when you pay something off that is collections and they offer a settlement don't take it unless you absolutely have to because it shows on your credit report as "settled" instead of "paid off or paid in full" and bankers look at that when applying for loan. Also if you pay an account off its not always going to be removed from credit it just updates the report to reflect that it has been paid. I work in a credit/finance field so that's how I know these few hacks and tricks
The best thing that worked for us when we bought our house is staying organized with our paperwork. Whenever our mortgage agent called us for a document, I was able to give her that info immediately. Our earnest money was a $1000 and that was 5 years ago. Great tips and advice.

Just started process for buying a home. Coincidence I saw this. Always a pleasure to see you two together. Got pre approved and told my mortgage guy what I wanted to pay a month. Even though I can afford more (I pay more in rent) I don't want to be buried with a mortgage. Make sure you get a lender and realtor who listens to you and your needs/wants
My client went through a similar situation with one of lenders need one of her Tax transcripts; in CA there is a phone number you can call and have the transcripts faxed to you directly from the IRS. Buying a home is a process that's worth every step; great tax right off, fixed monthly payment and done right your home grows in value in time. Great video for first time home buyers. Stay organized and focus on the prize.

When I was trying to gain credit I went to regular stores like vs Bloomingdales Nordstrom and was DENIED I went to a bank and got a secured card had to give 300 and paid my monthly bill and after a year it changed to a regular credit card and they increased the limit and gave me back my 300 after 3 months my credit was great

it helps to plan if you're thinking of buying a home. Create a binder and start keeping all your taxes documents, your utilities and credit card statements. Pull your credit report so that there are no surprises when the bank starts its process. you will have to explain why a bill may have been late, or close high credit card balances (not close them). You two are so cute together!!! Buying a house can be so stressful but it helps if one of you keeps a level head, and can be that calming force (if you're doing it with your partner), or if you're doing it on your own, have someone who can keep you on the positive path. My husband was the person for me, he helped me stay positive and kept reminding me that the everything would work out and that all the aggravation would be worth it. That really helped me get thru the whole thing. It sounds like Colton was that person for you. Your home is beautiful and congratulations again.
Congrats on your home purchase! Your house is beautiful! FHA normally runs for 3-4% down :) I'm a realtor and would definitely recommend getting a pre approval first. Sometimes if your not ready credit wise during the loan originator normally can let you know what you need to do to fix it which is why I recommend doing that first. Sellers paying closing costs normally vary by each market. Here in my area seller's pay it but in nashville which is 40minutes away normally they don't :) Great tips!

FHA loan is 3.5 % down and credit score of 580 and up and they allow some collections. Conventional loans are mostly 20% down and you need a 640-720 range credit score without any collections. So most people pick FHA.
+Psychobilly H Yes, FHA doesnt like fixer uppers or homes with serious issues. And you can only borrow so much through FHA. Conventional offers more flexibility in loan amounts, they do low loans like 20k up to million plus. etc. And fixer uppers are allowed. Also depends on if you are being gifted your down payment. So many factors.You pay more upfront with conventional.

Such a great and informational video. My husband and I purchase or first home 2 years ago and while we were expecting or first baby 😁 our first steps went very quickly as well. Our home wasn't brand new but it had never been lived in. It was the model home for the subdivision and once all the home had sold it was the last home. There were some stressful moments and me being pregnant OMG but thank God our realtor and loan officer were partners and they were awesome at getting things done. We got a FHA loan as well with a 3.2% interest rate. I advise everyone I know that hasn't purchased a home to begin the process of saving and credit repair because we rented for years and our mortgage is cheaper than we've ever paid in rent and we own this. I didn't know about the two years of a steady job. I planned on starting my home buying process after PA school, but PA school requires the students NOT to work during school, so I definitely would have been in trouble coming out of school lol thank you, Nitraa!
Awesome tips! One thing I recommend is getting w a lender or bank BEFORE you even start looking so you have your pre-approval letter. I had employment, income, and most necessary verifications completed before finding a home and making an offer..made things so much smoother. I had heard horror stories about the home buying process! I went conventional (didn't have to put down 20%), I don't have to pay PMI either. Because all of this was done, It set me apart from the other offers that were submitted. I had no hiccups, no issues whatsoever! Put in an offer 1/22 and closed 2/20! Love your home Nitraa!
you need to get.a credit card, use it with care and pay on time no in full but pay more than the minimum every month but the most important thing PAY ON TIME.
I'm excited for you guys. It takes some people longer than it took you two. There are so many ways to purchase a home. Most people only know the traditional way but its not the only way. This is a nice video of you guys sharing your process.
EXCELLENT TIPS!!!! I'll have to send this video to some of my clients lol!!! The only things I would add 1) don't use the realtor that has the house listed. It's hard to get the representation from the same realtor that was hired by the seller to get them the best deal. Example: you would have those mirrors if you didn't use the listing agent. Whenever your ready to put in an offer, ask friends etc for a good realtor and get in contact with them 2) the only time conventional requires 20% is when you are using the house as an investment property. If you are using it as your primary residence you need 5% down 3) there are loans for native Americans (HUD-184) and also good loans for fixed uppers 203K loans allow you to purchase the home and gives you money for the home improvements!! There are also a lot of down payment assistance programs 4)earnest money goes to the seller if you cancel not the real estate company and $500 is normally the min but it can go higher

We just closed on our house in December 2015 and the bank took our childcare into consideration, they asked for the statements from our child's daycare. We also HAD to have an inspection, we paid for it but the bank would fund the loan without having that proof an inspection was completed. Also, we had to pay $1000 of earnest money-I guess every realtor is different. Great tips for future home buyers!

These are great tips! I love your home! I've purchased several homes over the past 18 years. If you are a first time home buyer, I would highly suggest you work with an experienced real estate agent. They have relationships with lenders, home inspectors and other professionals to help get you through the process. The seller pays your agent, so why not let them do the work!

The story of my life..Yes the pre approve loan is the easy process...I thank God my Uncle was my Realtor. ..and my house was a foreclosed house..and VA owned..and my process was TEDIOUS! ! I was so glad I purchase my home before the house market crashed. .I went through first time home buyers where I didn't have to put down closing cost or down payment. .I encourage folks to look into foreclosed houses!!

Years ago all you needed was a pulse to qualify for a mortgage but now things are different. It's important to budget and make sure that you can not only meet the monthly mortgage but you also have a cushion for unexpected expenses.

+pazzmatt The only thing I'm kinda worried about now is them making me cancel one of my credit cards. I have 3 cards with a zero balance but relatively huge available balances. I don't know how I will decide if they ask me to cancel one. One of them was opened in 1970 and my mom passed it on to me so I just like to keep it open for nostalgia's sake I guess. Yes, you have to let the bank know you will walk away. I know a couple who were selling their home and had a buyer. The buyers found a bank that would not appraise the home at the sellers price. Needless to say, the sellers lost 30,000 off their asking price.

Thank you so much for this video! I'm currently going through the process of purchasing a new home as a first-time homebuyer. You're absolutely right! The banks want to know EVERYTHING about your finances and it is pretty intrusive! I definitely would like to emphasize to my fellow RUclips viewers not to make any major purchases prior to your closing/settlement date, which also includes purchasing a new cell phone. My manager had her closing date pushed back several times because her husband decided to buy a new iPhone. The banks will run your credit several times prior to closing so please be careful with what you buy and also with any vacations/trips you have planned.

My husband and I closed on our home Aug 25, 2015 here in Georgia. Our home was built from the ground up and yes the process was long from March to July is the length of time it took to build our home. Closing date pushed back twice and earnest fee was $2000. Boy I tell you when we received our keys at closing it was all worth it. You guys are giving really good tips!!!

A lot of people are asking how to get good credit. One personal thing that has helped me is always paying my credit card bill in full every month. This means I am not charging more than I can afford AND I am not carrying a balance I will be paying interest on over time. Also, Suze Orman has great books and I would suggest reading some! Very helpful.
I am about to begin building my credit and I keep hearing different things about which way is best to pay off your credit card.. Some people say to not pay the entire balance in one month, but to pay off more than the minimum monthly payment each month and some people say to pay your credit card off to $0 by the end of the month. I'm confused..
+Kenya J I don't think it is bad to carry a small balance every month. But I personally like to pay off mine every month because it will never get too big for me. If I know I am only getting paid $500 by the time that bill is due, I will only charge $500 on my card. It is just a way for me to not overspend. Also, keep in mind that you are charged interest for whatever balance you have. So if you owe $1000 and you make a payment of $200 (more than minimum due), then you'll have a balance of $800 that will be charged probably around 20% interest. 😔And if you do that each month, it will grow real fast. As Nitra mentioned, I think the debt:income ratio is most important so just don't go crazy with the credit card! :) good luck

Also, when you pay something off that is collections and they offer a settlement don't take it unless you absolutely have to because it shows on your credit report as "settled" instead of "paid off or paid in full" and bankers look at that when applying for loan. Also if you pay an account off its not always going to be removed from credit it just updates the report to reflect that it has been paid. I work in a credit/finance field so that's how I know these few hacks and tricks

The best thing that worked for us when we bought our house is staying organized with our paperwork. Whenever our mortgage agent called us for a document, I was able to give her that info immediately. Our earnest money was a $1000 and that was 5 years ago. Great tips and advice.

Just started process for buying a home. Coincidence I saw this. Always a pleasure to see you two together. Got pre approved and told my mortgage guy what I wanted to pay a month. Even though I can afford more (I pay more in rent) I don't want to be buried with a mortgage. Make sure you get a lender and realtor who listens to you and your needs/wants

My client went through a similar situation with one of lenders need one of her Tax transcripts; in CA there is a phone number you can call and have the transcripts faxed to you directly from the IRS. Buying a home is a process that's worth every step; great tax right off, fixed monthly payment and done right your home grows in value in time. Great video for first time home buyers. Stay organized and focus on the prize.

When I was trying to gain credit I went to regular stores like vs Bloomingdales Nordstrom and was DENIED I went to a bank and got a secured card had to give 300 and paid my monthly bill and after a year it changed to a regular credit card and they increased the limit and gave me back my 300 after 3 months my credit was great

it helps to plan if you're thinking of buying a home. Create a binder and start keeping all your taxes documents, your utilities and credit card statements. Pull your credit report so that there are no surprises when the bank starts its process. you will have to explain why a bill may have been late, or close high credit card balances (not close them). You two are so cute together!!! Buying a house can be so stressful but it helps if one of you keeps a level head, and can be that calming force (if you're doing it with your partner), or if you're doing it on your own, have someone who can keep you on the positive path. My husband was the person for me, he helped me stay positive and kept reminding me that the everything would work out and that all the aggravation would be worth it. That really helped me get thru the whole thing. It sounds like Colton was that person for you. Your home is beautiful and congratulations again.

Congrats on your home purchase! Your house is beautiful! FHA normally runs for 3-4% down :) I'm a realtor and would definitely recommend getting a pre approval first. Sometimes if your not ready credit wise during the loan originator normally can let you know what you need to do to fix it which is why I recommend doing that first. Sellers paying closing costs normally vary by each market. Here in my area seller's pay it but in nashville which is 40minutes away normally they don't :) Great tips!

FHA loan is 3.5 % down and credit score of 580 and up and they allow some collections. Conventional loans are mostly 20% down and you need a 640-720 range credit score without any collections. So most people pick FHA.
Other than those differences, are there any more differences between the two?
+Psychobilly H Yes, FHA doesnt like fixer uppers or homes with serious issues. And you can only borrow so much through FHA. Conventional offers more flexibility in loan amounts, they do low loans like 20k up to million plus. etc. And fixer uppers are allowed. Also depends on if you are being gifted your down payment. So many factors.You pay more upfront with conventional.

Such a great and informational video. My husband and I purchase or first home 2 years ago and while we were expecting or first baby 😁 our first steps went very quickly as well. Our home wasn't brand new but it had never been lived in. It was the model home for the subdivision and once all the home had sold it was the last home. There were some stressful moments and me being pregnant OMG but thank God our realtor and loan officer were partners and they were awesome at getting things done. We got a FHA loan as well with a 3.2% interest rate. I advise everyone I know that hasn't purchased a home to begin the process of saving and credit repair because we rented for years and our mortgage is cheaper than we've ever paid in rent and we own this. I didn't know about the two years of a steady job. I planned on starting my home buying process after PA school, but PA school requires the students NOT to work during school, so I definitely would have been in trouble coming out of school lol thank you, Nitraa!
Awesome tips! One thing I recommend is getting w a lender or bank BEFORE you even start looking so you have your pre-approval letter. I had employment, income, and most necessary verifications completed before finding a home and making an offer..made things so much smoother. I had heard horror stories about the home buying process! I went conventional (didn't have to put down 20%), I don't have to pay PMI either. Because all of this was done,
It set me apart from the other offers that were submitted. I had no hiccups, no issues whatsoever! Put in an offer 1/22 and closed 2/20! Love your home Nitraa!

EXCELLENT TIPS!!!! I'll have to send this video to some of my clients lol!!! The only things I would add
1) don't use the realtor that has the house listed. It's hard to get the representation from the same realtor that was hired by the seller to get them the best deal. Example: you would have those mirrors if you didn't use the listing agent. Whenever your ready to put in an offer, ask friends etc for a good realtor and get in contact with them
2) the only time conventional requires 20% is when you are using the house as an investment property. If you are using it as your primary residence you need 5% down
3) there are loans for native Americans (HUD-184) and also good loans for fixed uppers 203K loans allow you to purchase the home and gives you money for the home improvements!! There are also a lot of down payment assistance programs
4)earnest money goes to the seller if you cancel not the real estate company and $500 is normally the min but it can go higher

Awesome Tips for the first time home buyers, we purchased our home 6 1/2 years ago now we're looking to sale. I am so hoping that process goes smoothly when the time comes.
We just closed on our house in December 2015 and the bank took our childcare into consideration, they asked for the statements from our child's daycare. We also HAD to have an inspection, we paid for it but the bank would fund the loan without having that proof an inspection was completed. Also, we had to pay $1000 of earnest money-I guess every realtor is different. Great tips for future home buyers!

These are great tips! I love your home! I've purchased several homes over the past 18 years. If you are a first time home buyer, I would highly suggest you work with an experienced real estate agent. They have relationships with lenders, home inspectors and other professionals to help get you through the process. The seller pays your agent, so why not let them do the work!

The story of my life..Yes the pre approve loan is the easy process...I thank God my Uncle was my Realtor. ..and my house was a foreclosed house..and VA owned..and my process was TEDIOUS! ! I was so glad I purchase my home before the house market crashed. .I went through first time home buyers where I didn't have to put down closing cost or down payment. .I encourage folks to look into foreclosed houses!!

Years ago all you needed was a pulse to qualify for a mortgage but now things are different. It's important to budget and make sure that you can not only meet the monthly mortgage but you also have a cushion for unexpected expenses.

+pazzmatt The only thing I'm kinda worried about now is them making me cancel one of my credit cards. I have 3 cards with a zero balance but relatively huge available balances. I don't know how I will decide if they ask me to cancel one. One of them was opened in 1970 and my mom passed it on to me so I just like to keep it open for nostalgia's sake I guess. Yes, you have to let the bank know you will walk away. I know a couple who were selling their home and had a buyer. The buyers found a bank that would not appraise the home at the sellers price. Needless to say, the sellers lost 30,000 off their asking price.

Thank you so much for this video! I'm currently going through the process of purchasing a new home as a first-time homebuyer. You're absolutely right! The banks want to know EVERYTHING about your finances and it is pretty intrusive! I definitely would like to emphasize to my fellow RUclips viewers not to make any major purchases prior to your closing/settlement date, which also includes purchasing a new cell phone. My manager had her closing date pushed back several times because her husband decided to buy a new iPhone. The banks will run your credit several times prior to closing so please be careful with what you buy and also with any vacations/trips you have planned.
