I am renting for more than 5 years now and even though I can pay the mortgage, I don't want to settle with any house. If I will buy, I want to buy the house of my dreams without worrying about loans for the next 20 to 30 years. Renting is saving me more money in the short term which I am investing on other financial vehicles so I can reach my target earlier with less worries.
Problem kasi most real estate agents discredit renting and claim buying a house as an investment. But here’s the truth: hindi investment ang bahay/condo if tinitirhan mo sya at hindi ka kumikita ng pera out of it. Hindi laging pagtatapon ng pera ng renting.
True. It's not an investment if you use the house for the purpose of living in it. It's a purchase. That's why I told my parents we should only buy a house when we can afford it and we are sure of settling down in the area. Most people want to buy a house just for the sake of "owning" a house, but there are more things to consider before making that big decision. And I always tell my parents even if we owned a house, we don't really own it. The government does. If we fail to pay the property taxes, the house we purchased could be taken away and all that money spent will just be a waste. My parents want to own a house so bad, but I am trying to convince them to think it thoroughly first. I try to discourage my family from spending money on things we can't afford yet.
Obvious sa mga comments yung typical mindset ng mga Pinoy. Mas gusto nila ubusin pera nila sa pagpapagawa ng bahay. Rather than rent while saving and investing money. Observe niyo andami bahay sa Manila na hindi tapos kasi kinulang na sa budget. Or natapos yung bahay pero dun na lang naubos ang savings nila hanggang sa pagtanda.

This is so true. We had our fair share of experience. Andami talaga nadadala. We invested on a condo then end up giving it up kasi mas napapagastos kami at wala kami ipon. Dapat talaga di din tayo impulsive in purchasing a property esp if sakto pang talaga budget. Wag madala sa mga flowery words na good investment kasi sa inyo na. In my case, may bahay kame pero sobrang layo from my work place. Kaya mas gusto ko mag rent na muna dahil yung monthly amortization ko sa pag re-rent is same amount lang din ng magiging monthly pamasahe ko kung mag co-commute ako everyday at less pagod pa! Tama ka Sir Chinkee, tsaka nalang kumuha ng bahay kapag nakapag decide ka nang mag settle down so for now save and invest na muna.

In my case kumuha ako NG sanlatirang bahay. Sinanla sakin Kaya nka save ako NG 6k a month. Nkasave ako NG 360k in 5 yrs. Tapos binalik sakin ung puhunan ko na 300k.
Renting works better for me, may mga time na need mo din new environment, like what he mentioned in the video, so renting works better in that case. I used to live in the city, but ever since the pandemic started, I decided to live in the province, kase mas less strict and much safer .. malayo sa mga tao. Ang downside lang siguro is you have to bring all your stuff, so for me mas better cguro kung may malaking sasakyan ka, para less expenses nadin kong maglilipat. This is assuming na wala ka masyadong gamit.

I totally agree with this, I experience it myself on what he calls buyer's remorse. I reserved 2 house and lot and already paying dp for the other one, when i realized na ayaw ko pala sa malayo at matraffic na papuntang work. So I ended up cancelling it so nasayang lang sguro 70k din yun nahulog ko na. Right now im renting muna, wag magmadali and pagisipan talaga mabuti, try to imagine yourself kung gusto mo ba talaga sa place. Btw i was in my early 20's pa kasi nun kaya hindi pa talaga ako maalam. Goal ko pa din naman magkaron ng sariling house but i will save first for that, need ko pa more information on what to consider first so the next time i'll be wise to decide na. :)
Nag save po ako ng pera pra bbilihin ko in cash now wla na akong monthly amortization ksi cash ko binili ang dal then ipamana ko sa mga anak ko kaya mas gusto ko bumili ng property in cash .sa awa ng dios two properties na ang nabili ko in cash

Naguguluhan kase ako kung ipang dodown ko yung pera ko sa rent to own pero maliit nalang puhunan ko pag mag business ako pero kung rent ay sure na ang rent ko for 1 year may malaking puhanan pako. Maraming salamat, ganyan din yung mga business man na kakilala ko, lahat ng gamit nila sa business ay hulugan, kase mas malaki ang budget nila to expand kesa yung pagmamayari na ang gamit sa business eh kinapos naman sa expansion ng business.
I strongly disagree..Example, 10years×12 months×2person×14,000 monthly rental for 2 persons= 3,600,000 kc mag aaral ang dalawa kong anak for 10yrs, mgbabayad sila ng 7k per month each so 14k a month di pa kasali ang aircon..so aabot sila ng 3,600,000 rental fee pa lang yan in 10years di pa kasali ang interest ng rental yearly..So i decided to buy a house na mura forclosed property at pwedi ko pa ibenta more than x2 sa value ng pagbili ko after matapos sila... so babalik yong pinuhunan ko x2 pa or more or pwedi ko pa ipa rent after matapos ang mga anak ko or mg pa room for rent ako sa kc malaki pa naman ang space..UNLIKE MAG RENTA KA NAGTAPON KA NG PERA NA NEVER NANG BABALIK SA'YO...
When you rent your putting your money to waste and making your landlord richer. Pag may sarili kang bahay double purpose yan, you get to live and use it and at the same time you can resell it sa future. Instead paying your landlord rental monthly eh di sa amortization payment mo na lng ilagay kahit magdagdag ka ng konti gastos for insurance &property tax . I know someone who bought a house in the early 90s for $150k house but was able to sell it for $1M after 12 years, which she use for her retirement. Natirhan mo na, kumita ka pa. Di ba?
Tumpak, that's true, just renting is a waste of money, landlord lang nakikinabang kc at the end of the day, di parin sayo ang bahay. It's wise an magkaroon ng sariling bahay. Ang problema ko po hindi lang pinapa maintain ng Landlord ang pintura, when I start to complain about the broken faucet, broken light switch, for a wall repaint nagpapahiwatig na agad na papalayasin ka na yata hehehe. I agree sir chinkee. Buying my own house has a lot of risk paying amortization for 10 years or more depending on your financial capacity. What if in the middle of 10 years I lose my job and cannot find another job thats similar to how much I am paid now.. hmm. Mas safe talaga mag rent.

Then sell your house and move to a smaller one or probably rent kung di talaga kaya. Baka in the end kumita ka pa nga eh. If for example u bought your house for 1M 5 years ago then may present value na 1.3M hindi ka pa rin lugi. Kumita ka na and at least natirihan mo naman bahay mo for 5 years.
Kung kaya mong bayaran ung housing loan mo at ung real estate mortgage mo ng sabay, go. Pero kung wala kang panghulog, masusubasta lang ung bahay mo. Unless magbu-business ka, bakit mo imo-mortgage ang bahay mo? Un lang ang paraan para makinabang ka sa equity na iyan.

I totally agree with this, I experience it myself on what he calls buyer's remorse. I reserved 2 house and lot and already paying dp for the other one, when i realized na ayaw ko pala sa malayo at matraffic na papuntang work. So I ended up cancelling it so nasayang lang sguro 70k din yun nahulog ko na. Right now im renting muna, wag magmadali and pagisipan talaga mabuti, try to imagine yourself kung gusto mo ba talaga sa place. Btw i was in my early 20's pa kasi nun kaya hindi pa talaga ako maalam. Goal ko pa din naman magkaron ng sariling house but i will save first for that, need ko pa more information on what to consider first so the next time i'll be wise to decide na. :)

Naguguluhan kase ako kung ipang dodown ko yung pera ko sa rent to own pero maliit nalang puhunan ko pag mag business ako pero kung rent ay sure na ang rent ko for 1 year may malaking puhanan pako. Maraming salamat, ganyan din yung mga business man na kakilala ko, lahat ng gamit nila sa business ay hulugan, kase mas malaki ang budget nila to expand kesa yung pagmamayari na ang gamit sa business eh kinapos naman sa expansion ng business.

I strongly disagree..Example, 10years×12 months×2person×14,000 monthly rental for 2 persons= 3,600,000 kc mag aaral ang dalawa kong anak for 10yrs, mgbabayad sila ng 7k per month each so 14k a month di pa kasali ang aircon..so aabot sila ng 3,600,000 rental fee pa lang yan in 10years di pa kasali ang interest ng rental yearly..So i decided to buy a house na mura forclosed property at pwedi ko pa ibenta more than x2 sa value ng pagbili ko after matapos sila... so babalik yong pinuhunan ko x2 pa or more or pwedi ko pa ipa rent after matapos ang mga anak ko or mg pa room for rent ako sa kc malaki pa naman ang space..UNLIKE MAG RENTA KA NAGTAPON KA NG PERA NA NEVER NANG BABALIK SA'YO...

When you rent your putting your money to waste and making your landlord richer. Pag may sarili kang bahay double purpose yan, you get to live and use it and at the same time you can resell it sa future. Instead paying your landlord rental monthly eh di sa amortization payment mo na lng ilagay kahit magdagdag ka ng konti gastos for insurance &property tax . I know someone who bought a house in the early 90s for $150k house but was able to sell it for $1M after 12 years, which she use for her retirement. Natirhan mo na, kumita ka pa. Di ba?

Wala akong alam what if comes the time I can't afford anymore to pay my amortization sa home loan ko then automatically the house will be foreclose by the bank. Then sell your house and move to a smaller one or probably rent kung di talaga kaya. Baka in the end kumita ka pa nga eh. If for example u bought your house for 1M 5 years ago then may present value na 1.3M hindi ka pa rin lugi. Kumita ka na and at least natirihan mo naman bahay mo for 5 years.

Usually, hindi na siguro nababawi kapag ganoon. Makikita niyo po ito sa terms and condition. Kaya mahalaga rin po na itanong din ito sa kausap niyong real estate agent para makapaghanda rin po kayo. :)
