Ang ginawa ko bumili ako ng condo sa Marikina sakto lng ang price pero sobrang convenient along the road, malapit sa public and private hospital halos lhat ng needs nandun na at one ride going to work then nung nakaipon ako ulit I bought a small house sa Morong napapalibutan ng rice field at spacious ang lot kaya nagtanim ako ng kalamansi, kamatis etc.so kpag long weekend nakakapag harvest ako inuuwi ko s condo at kpag exhausted s work doon ako umuuwi kasi 2hrs away lng from my condo, ang saya lng kasi I can have both at mura lng yung house and lot na nabili ko, condo n lng binbayaran ko, I earn extra sa mga tanim ko, I also earn more sa condo coz I have more time for online jobs.

Di sya tataas kasi lumuluma ang building. Sino bang bibili ng mahal na lumang condo eh andaming nagsusulputan na bago.. lupa talaga ang dapat nyong bilhin. Tumataas ang value.
I got 2 condos. Best decision so far. I like City living and I do not like house and lot. I got security, taga collect ng garbage, maintenance, parcel service and etc. Pagbaba groceries at bilihan ng pagkain.

I work as a property specialist. usually mas mahal po ang unit if near amenity area, mga prime units usually on the lower floors and highest floors. Usually the cheaper ones are on the mid-level. Find a low-density tower na konti lang and units per floor to avoid foot traffic sa condos :)

Ang water and electric bills sa condo units ay commercial rate lalo na yung association dues. Kaya kung balak mong paupahan, hindi tatagal yung renters. Forever kang nakatali doon sa developer.

First I got house and lot, but the travel going to work everyday is so much inconvenience and tiring, so i decided to get a condo which I can just walk to work everyday. It’s always depend on what purpose why you have that property and what advantages it would give to you, but the price of condo is really progressive ha, my 2nd condo I have it pre-selling and now the price in the market is almost double from the pre-selling price.
I lived in an apartment till I was 22 years, we only started renting a semi detached house last year 2019 and wow the convenience of having such a bigger space is great especially when we have guests and extended family over for lunch/dinner parties. It has a big swimming pool, near SM cubao, 9th floor view of the city, good security and many more. Regarding investment, I prefer condominium. Mas mabilis tumaas ang value and higher demand because of the location.
I prefer house and lot. I like to have a space because I like to be self sufficient. Plant many kinds of vegetables, fruits, berries, herbs. I don't like the thought of buying tomatoes or onions that you can plant them at your backyard. I am a Filipina married to American and that's what I do every year. Ngayon palang nag seedling na ako nang talong, sitaw, okra at iba pa to plant in Spring. Because of that I save money.

Ang sakin lang do not get a big condo just the right size to avoid paying higher dues. Do not get a mansion na mahirap imaintain when you are retired already. And lastly whatever you decide, you get because you want it and not because na ipapamana mo sa anak mo or ibebenta mo when the value goes up, unless you are a realtor or an investor who makes money or a living on selling property. Condo is better especially for rental businesses especially for students which is near to their school/universities. You will not live in the condo but for rental or leasing services especially now our population is increasing so many students will go to school and so many professionals are working at the heart of the City. Of course, when you buy a condo that is prime location a walking distance only to school, supermarket, mall, church, workplace etc. your tenants will prefer this in order to save money and effort by going to their place. And the price for condo is appreciating especially now the studio unit’s price is 4M above compare to the price before 1M you can have your studio unit. Before you buy make sure, it is perpetual ownership, there is new law that there is no more 50 years. In other words, you can be able to transfer the title to your children and grandchildren. Before I buy my own condo, I attended seminar first to enlighten my mind. On the other hand, House and Lot is also good for family if you want settling down and especially you want more spaces and more pets. I guess to have condo and house and lot are good. I want both condo for business and house and lot for my privacy place. You earn income while you’re staying at home.

I choose house and lot.... I built a lot of house and lot for rent (around 10) as an investment when I was working in Saudi. Mas maliit ang maintenance no big association dues. Mas maliit din ang investment kasi I build all the houses with our own people. Most of my houses are 2 storey 3-4 rooms while some are single storey 2 rooms. I also have houses inside subdivision.

Currently living in the States but just purchased a condo in Quezon City as our second property. More like our vacation property. I would prefer a house and a lot, like what we have here in the US, but in our current situation, a condo in the Philippines makes more sense (at this time). Just the thought of managing a property overseas is already troubling; at least our condo unit will be secured while we're here. Given that we also have 2 kids, we don't even know if my wife and I are settling in the Philippines when we retire, or do we just split our time. Also, her side of the family is in Quezon City and own units in the same building, just make it very convenient. I would even throw a third option: renting. I think it's important to consider where you see yourself in the future as that will really help your decision making between a condo vs. house/lot. If undecided, then go rent first.

Iba pa yung amilyar sa cityhalll na every year dn tumataas depende sa City Mayor. Its not worth it. Mas prefer ko pa din house and lot

Mahirap kasi sa House and Lot ngayon is yung mga affordable ay talo ka sa lugar, either sa Laguna or Cavite and if you’re working at the metro, lugi ka. This is why Condo is preferrable.

If you are financially capable to both of these then House and Lot is the right thing to buy. Why? Simple, because all things that a Condo can do is also doable by a House but not all things that a House can do is doable by a Condo. And most importantly, you have your own land property in a House which you can sell in the future or give it to your children.

Even if you're willing to go farther to a somewhat close, yet less desirable location, you're still paying more. e.g. House and Lot in Mahogany Place, Acacia Estates = 45M. But, you can’t really walk anywhere, you don’t even have proper sidewalks. If comparing a house and lot to a condo in the same price bracket - the house and lot almost always has more negatives, especially with location. e.g. for the 30M price of a 3BR in Two Serendra, I could get a very nice house and lot in Paranaque or Greenwoods with pool and backyard. But I won't be close to anything, and I would NEED to drive everywhere. You can't even get a Grab car to come in 5 minutes.

I work as a property specialist. usually mas mahal po ang unit if near amenity area, mga prime units usually on the lower floors and highest floors. Usually the cheaper ones are on the mid-level. Find a low-density tower na konti lang and units per floor to avoid foot traffic sa condos :)

Case to case basis talaga ang pagbili ng condo ng isang pamilya. Kung kaya lang edi h&l kaso x4 ang presyo ng h&l sa manila. Sa condo ka tlga makakamura kahit iadd mo pa monthly condo dues. Based sa contract starting at 80pesos/sqm naman. Very transparent developer sa lahat ng clients nila. Hindi ka mabibigla sa fees kasi during 1st day na pagpunta mo sa showroom ieexplain na agad mga fees. Dec2024-1st quarter of 2025 ang turnover samin and inexplain din nanmay move in fees kaya makakapag-ipon ka pa aside s binabayaran mo na condo.

First I got house and lot, but the travel going to work everyday is so much inconvenience and tiring, so i decided to get a condo which I can just walk to work everyday. It’s always depend on what purpose why you have that property and what advantages it would give to you, but the price of condo is really progressive ha, my 2nd condo I have it pre-selling and now the price in the market is almost double from the pre-selling price.
I lived in an apartment till I was 22 years, we only started renting a semi detached house last year 2019 and wow the convenience of having such a bigger space is great especially when we have guests and extended family over for lunch/dinner parties. It's my dream to have own a property and build a house for myself and another for my parents :')

I prefer house and lot. I like to have a space because I like to be self sufficient. Plant many kinds of vegetables, fruits, berries, herbs. I don't like the thought of buying tomatoes or onions that you can plant them at your backyard. I am a Filipina married to American and that's what I do every year. Ngayon palang nag seedling na ako nang talong, sitaw, okra at iba pa to plant in Spring. Because of that I save money.
I really think that I'm a condo person. Since I don't plan to have a family and right now career is my priority, need to be near my workplace.

I agree there is no right or wrong decision. Depends on the needs right now. And the three questions are perfect for you to evaluate or analyze the situation before making a decision. Ang sakin lang do not get a big condo just the right size to avoid paying higher dues. Do not get a mansion na mahirap imaintain when you are retired already. And lastly whatever you decide, you get because you want it and not because na ipapamana mo sa anak mo or ibebenta mo when the value goes up, unless you are a realtor or an investor who makes money or a living on selling property. You are buying for your usage and enjoyment now.

Condo is better especially for rental businesses especially for students which is near to their school/universities. You will not live in the condo but for rental or leasing services especially now our population is increasing so many students will go to school and so many professionals are working at the heart of the City. Of course, when you buy a condo that is prime location a walking distance only to school, supermarket, mall, church, workplace etc. your tenants will prefer this in order to save money and effort by going to their place. And the price for condo is appreciating especially now the studio unit’s price is 4M above compare to the price before 1M you can have your studio unit. Before you buy make sure, it is perpetual ownership, there is new law that there is no more 50 years. In other words, you can be able to transfer the title to your children and grandchildren. Before I buy my own condo, I attended seminar first to enlighten my mind. On the other hand, House and Lot is also good for family if you want settling down and especially you want more spaces and more pets. I guess to have condo and house and lot are good. I want both condo for business and house and lot for my privacy place. You earn income while you’re staying at home.

I choose house and lot.... I built a lot of house and lot for rent (around 10) as an investment when I was working in Saudi. Mas maliit ang maintenance no big association dues. Mas maliit din ang investment kasi I build all the houses with our own people. Most of my houses are 2 storey 3-4 rooms while some are single storey 2 rooms. I also have houses inside subdivision.

Currently living in the States but just purchased a condo in Quezon City as our second property. More like our vacation property. I would prefer a house and a lot, like what we have here in the US, but in our current situation, a condo in the Philippines makes more sense (at this time). Just the thought of managing a property overseas is already troubling; at least our condo unit will be secured while we're here. Given that we also have 2 kids, we don't even know if my wife and I are settling in the Philippines when we retire, or do we just split our time. Also, her side of the family is in Quezon City and own units in the same building, just make it very convenient. I would even throw a third option: renting. I think it's important to consider where you see yourself in the future as that will really help your decision making between a condo vs. house/lot. If undecided, then go rent first.

Well as a Matter of Fact in my Personal opinion ...if you are capable to buy condo's or House and Lot it is good to buy them Both for your personal Comfort zone ,...maybe for privacy in condos and near city's or peaceful sorroundings you can choose H.L. 😍
For me practically is lot . It's convenient to build an apartment / boarding house / dormitory.
In terms of living until you die or at age of your retirement and death it is preferably to have your own house and lot. The advantages of Condo units shows that it is only for short term but not up to the extent that you will live there infinite

Im on a point of view right and perspective since accomplished ko naman na ang house(328sq meter) and lot(460square meter), I decided naman nman ngayon na simulan ang investment sa condominium.
I own a condo in Dmci. Every year tumataas association dues, daming addt'l fees din like dadagdag daw ng cctv o guards etc. May bldg insurance din, ,common shares, may additional taxes pa. Iba pa yung amilyar sa cityhalll na every year dn tumataas depende sa City Mayor. Its not worth it. Mas prefer ko pa din house and lot

Pero hindi mo maipapamana ang condo sa mga anak mo in the future dahil may expiration rin ang contract. Mostly 50 years. So better to have both if kaya naman...

I think the first question is your budget, instead of 3rd
21 years old ako. Balak ko kapag nagkaroon ako ng work mag-invest agad sa business. Next sa mga properties. Mag-collect ng bahay or lots. Mas maganda Kung mag-invest dito ng both. Unahin Ang House and lot for long-term use and find someone who can be a bedspacers para kahit paano may income. Next invest sa Condo pero for paupahan. Kasi sa half ng rent pwede Kang mag-avail ng small apartment for that. After 25-50 years Ang life span ng condo Kaya temporary property lang sya. But having it is really a good business target for investment.
If you are financially capable to both of these then House and Lot is the right thing to buy. Why? Simple, because all things that a Condo can do is also doable by a House but not all things that a House can do is doable by a Condo. And most importantly, you have your own land property in a House which you can sell in the future or give it to your children.

Is it also okay to consider the idea of "for the time being" when getting a condo until you finally decided let's say after 10 years whether to built your dream house or get one in a subdivision?
I would like to add: sa condo walang marites/tolits. Kundi yari ka sa security hahaha lalo kung relatives ka lang ng nakatira at pwede ka ma-ban within the community. Kahit pa sa isang tower ka lang nagka-issue di ka na makakapasok sa lahat.
If you can afford to invest a property, condo or house and lot, it should be inside of a Central Business District. To avoid property bubbles. Avoid the place with a higher supply but few demand. :)

We have a house and lot here in the province which is perfect both for privacy and safety reasons..planning to buy a condo in Manila soon for accessibility, safety and convenience.
The problem is the huge difference in price, especially if you want to live in a safe and central location.
Let's take BGC as an example = e.g. 3BR in Two Serendra = 30M. Compare that to a house and lot in McKinley Park Village = 80M ++ and you don’t even have a backyard. Want a backyard, you need to go to Dasma Village = 500M.
Even if you're willing to go farther to a somewhat close, yet less desirable location, you're still paying more. e.g. House and Lot in Mahogany Place, Acacia Estates = 45M. But, you can’t really walk anywhere, you don’t even have proper sidewalks.
If comparing a house and lot to a condo in the same price bracket - the house and lot almost always has more negatives, especially with location. e.g. for the 30M price of a 3BR in Two Serendra, I could get a very nice house and lot in Paranaque or Greenwoods with pool and backyard. But I won't be close to anything, and I would NEED to drive everywhere. You can't even get a Grab car to come in 5 minutes.
