I go with ABR since 2018. They are paying 10% dividend and in total return beating every REIT stock in this video for the last 5 years by more than 30% Bought in 2020 in the Crash and 2 month ago - 764 shares running like wild!
I own 2 industrial property's with a total of 10 spaces in Lincoln Nebraska.( 100 % leased and a waiting list on one building) I have owned One for 13 years and the other for 6 years. Both have returned better than any REIT. I bought both for a bargain price at the time. But with no great property's for sale right now I have invested in STAG 30 days ago and will be picking up one more REIT off this list. The lease payments form real property's and the dividends are my going to be my retirement income. As I just entered retirement at age 58. I'm glad to see your suggested allocation to REITs of 25-30 for someone retired and looking for cash flow, cause I'm REIT heavy and newly retired. Your words about real estate have stuck. :) Also have STAG (adding to), IRM (up 83% since 2020), O (+17), OHI (just a little green, but keeps paying 8+%), & ABR (too new to be green). Had FRT for about a year - sold when it was double. Thanks for the info about Nareit! I LOVE this stuff!
Good content, Joseph. I particularly liked the spot about addressing investor information. Like many here, I own O and WPC and I'm buying more of each. I like O's strength and monthly payout and I like WPC's strength and diversification. I also own STAG, another monthly payer. They concentrate in a more industrial sector. REIT's are part of my investment structure along with dividend paying stocks, dividend paying ETF's and bonds. I also have foundational investments in S&P 500 funds. I've watched many of your vid's on these subjects and I usually get some good info on how to better evaluate investments. Thanks
WPC is a great stock, but it is overvalued right now. Any gains you get from the dividend will be offset by valuation reversion to the mean for the next 2-3 years. My REIT of choice right now would be STOR. Pretty much the same as WPC in most regards, but is currently undervalued. Those ETFs you mentioned look interesting. Must investigate further.

Seeing the name Karina Mattis made me stop to read your comment. I can attest to the fact that getting in touch with Ms. Karina during the pandemic was how I was able to scale through the crazy stock downtrend and this helped saved my finance

All the mREITs are crashing because of what rates are doing to the mortgage market. Probably more pain to come but I'd start looking at the stocks mid-2023, focus on the larger companies like Chimera and Annaly that should survive into the next bull market.

I like ABR much better. They have a total CAGR return of 20.38% and a dividend growth rate of 16.80% over 10 the last ten years. In contrast, WPC has a pitiful dividend growth rate of 3.3% and a total CAGR return of 12.5%.
Do not invest in residential REITs. We are basically funding Blackrock, Vanguard, and other Wall Street firms to buy residential properties. This is part of the reason why the middle class is finding it difficult to find a house at a reasonable cost. You cannot compete against a corporation that has targeted a neighborhood for rental income. However, we can dry up a source of capital used by Wall Street by not investing in residential REITs
@@josephhogue I agree. There are several varieties of REITs and many are good investments. I just have an issue with the residential rental income REITs. Cell tower, strip mall focused, other commercial real estate, etc. REITs should be considered as an investment option.
RWT - Redwood Reality Trust - pays .92 cents a year (.24 cents every 3 months) and is around $8.00... it seems to be a reliable payout. It was paying during the Vid.

One that gets overlooked everytime when discussing reits is IRM. Not your typical reit but imo one that should be at least checked out!

DLR and data center REIT's are the future with more and more online data that needs to be stored safely.
Research for IRM Iron Mountain and compare against DLR. Good luck.

Sure you can start with that amount and even less. With a proper financial guidance, you can build a small amount to a larger sum.
