    There’re different water services in the city, if you’re in Cherokee Water District, you’ll pay quite a bit more for water. If you live outside city limits in an unannexed area you’ll pay more for water. The city sales/use tax is 8.2%, but some strip malls charge a PIF fee that goes into the developers pocket. Car and homeowners insurance is astronomical, between yearly devastating hail, windstorms,fires, and aggressive dangerous drivers insurance companies charge us a premium even for baseline coverage. If you have a wood burning fireplace/wood stove expect to pay at least $250/cord. Trash service is experiencing some trouble, you’ll pay your monthly fee yet they may or may not pick up your trash. If you live on the Westside they passed a law that you must have a “bear proof” trash bin. The AFA is in the N part of the city, expect the highway and any road that leads to the airport (SE part of the city) to close when the President gives the graduation commencement. It’s super annoying because it affects nearly every major roadway in the city, stay aware of that and plan your day accordingly. It’s important to understand that locals are pretty irritated about the growth in the last 10 years, it used to be a friendly place where everyone smiled and said hi, now that behavior can get you shot. The Mexican Cartels operate here through the “dreamer” kids, be very careful/aware. We also have 5 military bases and countless defense contractors, the local government caters to them and the pop-up mega churches that are attempting to take over our country through local government/school boards.

    Just visited last week. The biggest surprise that i learned is the crazy property taxes in brand new communities. That extra cost could make your affordable payment, not so affordable.

    Man a 3000 Sq foot house,240 bucks a month!,that's awesome! I'm from Kansas city, its easily over 350 a month for my 1700 Sq ft house

    What would be the cost living be if you had no mortgage, compared to having one in the Springs??? Going to buy a house with cash for context.

    Looking into moving to Colorado Springs from Texas. I'm really glad neither me or my bf are big drinkers! 😂 we are looking into apartments, though. We don't have the credit or money upfront for a mortgage. Found a good few places under $1000 near the forest/pikes peak. I think that's where we are looking for. The scary part is wheb we do want to move from an apartment to a house. We don't make the crazy 400k for a nice house 😂 Everythibg else sounds doable. I'm an Uber driver and currently he's a gas station attendant with QT. I'm looking for jobs in the cannabis industry/growing my own, not sure what he wants to do for employment. This is mainly a big mental health move for me. I find myself more at peace.
    Would you say starting a family there would be difficult compared to the rest of the nation? We're looking to start our family as well.

      Congrats on the possible move! Personally, I think it’s a great place to start and raise a family. I’m doing it right now. My Daughter’s love the schools and all the amazing activities here. I moved here in 2013 and if I had it to do all over again, I absolutely would!

      I’m moving from Texas too! I’m apartment hunting too and having a hard time finding anything under $1000 that doesn’t have reviews about bug infestations lol. Have you found anything decent? I’m looking to hopefully spend $800 but could maybe swing a max of $950.

    great video and it definitely answered some of my questions. do you see rent/mortgage prices coming back to earth eventually? I realize you sell real estate, but could you talk about different apartment options? as far as inexpensive/affordable vs luxury

      Thank you, much appreciated Adam! Absolutely, I think things will settle down a bit. In the long run though, COS will always be a huge relocation market. We’re more affordable than Denver metro and there will always be people wanting to move out here to have the great outdoors available.

      Prices for apartments has not gone down, a 1bed 1 bath in the Fountain/Chelton area (the ghetto) is going to cost $1200 at least. Anywhere else, you’re going to spend over $2000/mo on a 1 bed that includes utilities. The apartments I’ve rented also require tenants to pay their property taxes, it’s only a few dollars but it’s pretty unethical since the tenant has no benefit of equity

      @@adamt4742 Since COS is a sprawling city, winter driving is a pain (inexperienced winter drivers), I believe it’s better to live near work. The city is changing rapidly (not necessarily for the better), I was born n raised on the west side near Old Colorado City but wouldn’t live there now because the homeless there are violent tweekers who think it’s okay to camp in your backyard (it happens, news won’t report it because it’s bad for the relocation business). Honestly, I’m preparing to leave the area because of the changes, it’s unrecognizable now. I know many older folks who come from founding families who tell me they would move away if they were younger. Visit, and get to know the dynamics of each region. Some are extremely right wing, some are more the old school easygoing granola hippie, some are millennial hipster havens, it just depends on what you’re looking for. The area has microclimates, some regions get damaging wind/hailstorms, some have wildfires, some get hammered by blizzards and ice. I’d ask locals rather than real estate folks as not many will be straightforward for fear of loosing $$

    Not Too big of difference in utilities. I mean its a 60 dollar spread between the 2 of you at 3 times the sq footage. Good to know.

    One of the few videos I've seen on RUclips that I can say this is definatly a 10/10video !! You both did great in everyway ! I'm a long time construction worker from arizona who has been bouncing around states for a few years. Colorado springs is looking beautiful and I think I can really call this place home. Not sure to pull the trigger! How is construction down there ? Pay seems great on indeed
