    Thank you. Well taught! But can you help me figure out how to compute when the problem states: a $400,000 mortgage, 25 yr-fixed at 5% and the borrower made their first payment on April 12th. What is the amount of interest they will pay next year? I seem to get stuck when setting up my AMORT.

    If you keep P/Y C/Y as 1, you can just divide I/Y by 12 right?

      Unfortunately, you cannot. This is general annuity so the conversion is not that straightforward.

    Hello, is there any way that the BA II plus can be used to calculate interest only loans. An example is trying to calculate interest payments (monthly) on a two year loan for 520,000 without paying down principal.

    can you solve this for me, please? Bobby-Sue has established that she can afford a weekly payment $550.00. she would like to have mortgage with an amortization of 30 years and a 10 year term. Current interest rate for a 10 year term are 6.95% compounded semi- annually not in advance. what the maximum conventional mortgage amount Bobby-Sue would be able to acquire?

      N = 30*52
      I/Y = 6.95
      PMT = 550
      FV = 0
      CPT PV

      Texas Instruments only provides it for educators on a flash drive, not as a downloadable software. You can however get it from the App Store for iOs devices.

      payments are made every month thus 12 payments - p/y
