    Dry Wall. My youth. So good I didn't need help. The mudding was easy but sanding! Whew! For Hannah though... it's worth it! 🥰

    Jeff, for the chain could you or your daughter take a run to a marine salvage business down by the coast. You may find something unique to use that would look good exposed. Appreciate you sharing, great looking progress.

    My experience with spray foam directly to step siding with 0 moisture barrier, lot of sweating going on. I've seen wood rot in 10 years and had to repair it. What a pain in the ass that was. Givin the humidity down there, i hope it works out better for you down there

    Hmm, did you run that chain suspended floor idea by an engineer? I dunno, maybe it’ll be alright, but I would have some concern about the tensile stress you’ll be putting on the bottom chord of those trusses. The truss webs look like they were designed for top bearing loads but if you start putting an extra load on just the bottom chord, that could change the whole dynamic. They may want you to run the chain all the way up to the top chord, to maintain the load design. Also, cable is considerably stronger than chain too and has a narrower profile. Consider putting turnbuckles in the middle of the chain/cable so you can dial in the tension, right on the money. For what it’s worth…🤷‍♂

    Slow expansion foam behind the typar so it won't bulge. Your foam guys did a good job, too much sloppy work being done for a fast buck these days giving the insulation trade a bad name. Give these foam guys a shout out to throw some work their way. Just the opinion of 41 years experience slinging batts and all other types of insulation.

    Obviously did not get a permit for this. No way an engineer or code inspector would allow that span for the mezzanine. 2x12 fails for bending and deflection. Should have used a TJI 110 at 12" OC. Just got some free engineering. Failure to get permits will cause people not to sell homes or projects down the road.

    There are times when engineered lumber like a LVL has advantages over organically grown wood products.
    Jeff, you could double up the floor joists with LVL's and not have to hang the floor from a chains.

      Yep, LVLs or engineered floor trusses. The chain idea up to the roof trusses is a little concerning to me.

    Looking good Jeff! I ain't never seen spray-insulation done like that before (with fabric super-stapled over it)... looks damn neat & tightly done! Hannah musty be getting pretty damn tickled by now, but once the drywall is in place - it'll be a whole new level of happy, and a whole new bunch of "what if" ideas I suppose?! Hahaha... Yall doing great though, just wanted to say it!

    I hope you don’t put yourself thru hanging the drywall and get a drywall crew. Theirs still plenty to do and you can make more cutting wood then hanging drywall .

    My uncle toad me a story of a house that was so airtight it burnt everything up in in a bedroom because of electric blanket
    it hadburn all the oxygen up in that room and he said it look like the Ash of a end of a cigarette the ho bedroom the walls and everything in the bedroom was that color of Ash this was before insulating foam was invented so beware building a house airtight can be dangerous at least leaving electric blanket on
    this goes out to my very wise Uncle Buddy

    WOW! I love the layout with the raised center with the full 2 story tall ceiling making the small room feel MUCH bigger. I love the idea of having a screened in porch attached to the rear and a second story screened in porch with added open deck with huge sliding glass doors or French doors directly from the second story loft. Maybe a staircase or spiral staircase in one of the side rooms to save space in the living/kitchen/dinning front room. Thanks so much for sharing. As a DIYer I love getting ideas about construction. I built my tiny home 11ys ago and I added to it every year with my tax return money. I have 5 more years of projects to add, a screened in porch addition, outdoor kitchen, outdoor shower, outdoor jetted free-standing tub, lattice roofed herb garden, custom shower inside. And looking at these beautiful designs always helps to give me ideas. From the bayous of south Louisiana thanks.

    wow. I have seen a ton of those sprayfoam jobs and nearly everyone calls for trimming it in some way. I have never seen anything like this with a staple job and no mess. May have to link that guy because that is a game changer.

    Very nice work!
    But , have a question, need to bee so big? Is like a church, a tower with a big bell and is ready.
    Before people are mad on me, i understand that need place to the gim room also, and house is better to be proportional with owner success.But even with that is huge, eventually propper for guesthouse in case of hunting&fishing clients came in. Although, especially with times that come on us.. , is a big house, nice but harder to hold.
    Hanna is a gorgeous and tuff girl and wil succeed to manage it, especially with such a professional and dedicated father.

    I’m impressed the spray foam didn’t get all over the giant roof beam/trusses. Guess they wrapped with plastic ? Maybe a metal spray guard ?

    Tighter than a frogs butt you mean. I'll follow up to see what went on with the insulation process there cause I hadn't seen it enclosed like that before. 🤔 I would discourage serious texture work for a simple drywall job. Easier to maintain or change in the future. Looks sweet!😉👌👍

    15 ft is about max span on a 2x12. Probably would have opted for a TJI to get the span out of it with no supports and a spiral staircase for space saving. Red guard on shower walls is a must. If it were mine it'd be wall to wall, floor to ceiling t&g pine with some red cedar accent pieces. Looks great so far even tho im late to the showing
