Risk should absolutely be driven by credit score, interest rate, down payment (percentage of value against value) ability to repay based on income to debt ratio (including the new mortgage payment). Once the risk is calculated the interest rate and the private mortgage insurance is calculated. Doing this any other way makes the risk factor for the lender dangerous.
What she doesn't seem to understand is that the average price of housing is 4-5 times higher than it should be. LOWER the cost of housing and everyone will be able to afford 20%!
