Stay away from Palm Springs Villas or anything in the North end. The North end is where the Palm Springs ghetto is and you'll have nothing but trouble. Plus, the North end is the windiest part of Palm Springs. Also, avoid any complex on leased land; especially with a short lease that's being negotiated for an extension. The Indians will assess you a fees up front just to renew and then triple the lease payment once done. Up go your HOA fees and up go your lease payments.
I agree. I was shocked at the cost of HOA payments, plus the leased land costs which are plentiful in Coachella Valley. Good luck getting a mortgage on leased land. When you say North PS, are you talking about the area near the Tramway?
I found a corner lot in silver spurs community 1968 double wide mobile for 150,000 you don’t own the land you have to rent and the HOA on top of that insurance and tax every year I own my land and my mobile our HOA’s are are 2,000 a year And I live in PMC community the Los Padres National Forest at 5,500 feet between Bakersfield and Santa Clarita I’m glad I’m here I feel safe up here! And when the grid goes down in the summer I will survive the apocalypse
Well let me tell you Nashville isn't that much cheaper. Neighborhood where I live near the airport(Donelson) is fairly quiet(I know airport, but its not in the flight path), not ghetto but its pretty blue collar/nothing fancy. All of them are 1 bed/1bath 950sq ft, built around 1980, 1 story/duplex style. 10 years ago when I bought mine was 90k, one of the nicer ones with a carport that was on a corner with a small front yard. Neighbor bought 3 years ago for $130k. Last one to sell in May 2022 went for $212k!!!! I just wonder if we are gonna see the same thing as in 2008 where prices went WAY up then cratered when a nasty recession rolled in.
