    For family no but single it's heaven place , it's better than be homeless. To each own lol. Luckily my neighbors is all considerate, no noise pollution or nonsense. Yishun 2room bto here cheers! 😁

    For singles - a shoebox unit works fine. House chore is kept to under 30mins to clean the whole unit.

    I downsized to a 2 room best decision ever easy to clean plus it's really cozy i don't have to walk 10m to the kitchen. It forced to declutter and live simply.

    Is is not about the size, it is how you maximise that given minumum area to make it function optimally. With a good design by professional ID, livimg in a small space can be a huge treat.

    Its better to stay in a 2room bto than in a rental flat. Atleast u own the house. If u can only afford 2room bto then its still ok. Resale value of 2 room bto is high. U can upgrade to 3 or 4 room after mop

    I just applied the bto oct intake. I feel more secure if you are able to afford your own house. These days the price are increasing and honestly not many singles can afford unless otherwise if you earn above 3.5k, i believe. It will be a luxury to have your very own house. At least staying alone will be fine i hoped :)

    I just collected my keys for my 38m2 2 room flat. Love the design (different from yours). Agree its tight, it actually deter me from cluttering. Need no renovation, as it comes with neat vinyl floor design and good colour sliding doors. Deco it with Balinese design (mostly preloved mint conditioned) and it looks so cozy and inviting now... All my friends love my place.
    Maybe you should consider not place individual furniture that doesnt match and take away that yellow walls -.-"

      my ballot number is #1300 so i have no more choice for the bigger units. However, luckily its mid level and besides the beautiful sea and facing Coney Island. Unblocked view for living room and bedroom :)

    has been mentioned before, but it's Heaven for those of us that want privacy, also a great excuse to say to people they can't come over cause there's no space. I'm currently in a house shared with others, I hate every second of it and cleaning is a constant must.

    In contrast what was mentioned, I find it a haven living at my 2 room bto at bukit batok west Ave 8. Super windy though from 6th floor. Nice built in features for package A,B,C. So happy I found my dream home. No negative aspects I can find but be very thankful to the Lord time after time. A blessed dream 🏡🏠🎉❤

    I spend half the year in australia and have seen a lot of homeless people here. Believe me, for a homeless single or couple or a couple with small kids living in a van, this would be priceless. A home.

    I love my 2 room Bto it is spacious and comfy. It depends on your layout and how you make use of space. Dark colours make the space smaller so I chose a very light grey-green and it opens up the space. The only setback is my kitchen faces neighbour's kitchen and the distance is just 1.5 bamboo pole length.

      This 1.5 bamboo distance between you and your neighbour's kitchen is quite common in most BTO regardless of flat sizes. Sometime, it even faces someone toilet or the lift lobby where people can see you doing your work in the kitchem. Ideally, kitchen window should have the same facing as the living room window, and provided the view is unblocked.

    Thank you for this, especially when I'm thinking of right sizing from a 4 room to a probably 3 room bto or a resale unit which is usually bigger than bro's any day. Even with the 99-yr lease.

    for low ceiling, it should affect all units from that same floor? that's also generally the case for most HDB, especially if u do not hack and chose to overlay which many do. i also can't "raise" my hand with my ceiling fan (260cm for mine)

      Yes, it affects all. And if you compare the older mature HDB flats (E.g those that currently still have only 50 or 60 years lease remaining), the ceiling is still slightly a bit higher than the current newer BTO flats.

    I am curious why you went for the 38sqm one when there was the 48sqm option. Although there is a price difference the 10sqm difference and the design of that unit makes more sense functionally

      During my time, the HDB showroom shows the 38sqm as the only option having the sliding door option, while the 47sqm is the wooden door. I need to get the sliding door for this purpose:

    I agree. Single or couple, I believe personal comfort to be the best and having such a small space can cause clastrophobia. To each their own but having lived in an exec hdb flat my whole life, being in a 2-room flat honestly made it suffocating and it’s also really hot…. Will consider a 3-room as ideal perhaps

    Tks for the vdo...just an update.. the new 38sqm 2rm flex design from 2022..i thnk.. is much better..with the kitchen nearest to the door..and longer hallway to the room and living room..a good example is Woodlands Champions Green BTO.
    Abt the 255cm ceiling height it is higher than my old AMK flat and cannot beat my current CityVue flat..270cm height..topfloor..
    Anyways tks for sharing yur experiences. I m looking forward to my small 38sqm come 2028😊

    255 cm celling to floor is normal. I staying in my parent 5 room flat built in 2000 is also the same. 255cm

    How much is your monthly utilities bill? Btw can you sell your unit and bid for another 2 rooms BTO 47 type 2?

    agree with all the points you made in the video, but the trade off is lots of money/interests saved monthly from paying higher mortgage and you could sell your 2room for a decent profit after 6 years.

      no one would buy 38sqm, they would only buy 47 sqm unless your location is very good.

    My 2rm is the 47sqm type. Got it almost 2 years ago. It is only recently did I know the toilet is more than 3/4 in the middle of the flat, bad fengshui.😮 It sure doesn't look that way.

      Thanks for sharing your experience! You're right that many 47sqm HDB BTO 2-room flats have the bathroom positioned near the center of the apartment, either on the left or right side. While it's generally not as ideal as having it right in the absolute center, it's still a much better layout in terms of feng shui.
      Bathrooms located in the middle of the unit can be seen as problematic because they might disrupt the flow of energy (qi) through the home, but when positioned on the side, it helps maintain a more balanced energy. The key is to follow simple practices like keeping the bathroom door closed and the toilet lid down, which can help mitigate any potential negative effects.
      It's great that you're aware of these aspects now, and it's never too late to make small adjustments to improve the flow of energy in your home! 😊

      If u have enough budget and don't mind resale that still have only about 50 or 60 years left of lease, 3 room resale. If really on a budget and don't mind waiting 3 to 4 years , go for BTO 45 sqm. But I don't recommend the type 1 38 sqm which I am currently staying... with all the points that I have mentioned in the video.

    2 room flats are ideal for singles who travel and stay abroad for weeks or months. It serves as a large personal hotel space when you're back for a few days.

      With the Enhanced Grant, the 2 room flat is as good as only the cost of renovation.
      The savings from owning a small flat can be channeled to other long term plans.
      For those who have homes abroad, this small and cheap flat makes good sense. After all, you are spending most of your time working, holidaying, or living in your big house abroad.
      For singles who have downgraded from large flats,, this is the opportunity to retire early and indulge in your passion.

    38 is small. I live alone at 47sq meter 18th top floor. 2.7m ceiling height & no ugly pipes.

    Thanks for your sharing!! In my view, HDB BTO 2 rooms are meant for singles only. Benefits is you have hardly or no mortgage.. can use CPF to pay all (in my case) and most importantly you have a roof on top of your head. You can start saving early for your retirement or start other life goals without being burden by our uncertain economy.
    If you like a bigger house, just sell your 2 room after MOP and get a 3 room resale? I am sure that regardless of your location, getting a BTO will still let you "sure earn" after MOP. At least as a single, you won't be burden by so much mortgage as compared to buying a 3 room resale or a condo from the start.
    If your neighbours are too noisy, just record the noise for evidences and report to police, email/visit your town council or MP? i sure bang table till i get a responds.
    If you want a more spacious 2 room, it will cost on Renovation.. like getting a murphy bed and setting up full height cabinets. Can look at "2 room BTO HDB Singapore Interior Design - The Bento House Project Tour" for ideas but this particular reno cost 70k which i feel is crazy for a 2 room.
    I like your points and sharing but i feel there are more better solutions to your challenges.

    If you have taken your grant for the current 2-room BTO, will you be charged resale levy if you buy a resale flat? If so, your profit margin will be quite low. It is also cheaper for many singles to buy 2-room BTO directly from HDB then tthrough resale market, unless your unit is "top dog" in the competitive market.
    Even if there is some profit, part of it will also be used to pay for the COV to the resale seller. You may then need to take up loan because it is near impossible to match sales price of your 2-room BTO with the hefty purchase price of 3-room flat in the resale market, unless it is situated in the most remote and distant part of Singapore. The government has also recently lowered the Loan Quantum by 5%, and you need to fork out more cash for the shortfall in the next flat purchase..
    Don't get me started on the renovation cost of 3-room HDB, it is not cheap either.
    Once you reached 55yo, and if you do not meet the minimum retirement sum, , CPF may lock up your fund and you cannot use your CPF to service the mortgage loan. Best is to pay off all your loan before 55yo, and that means shorten your repayments period, which means increasing your monthly installments. A lot of cash considerations if you plan to upgrade.
    Alternate Option, if 38sqm layout is not ideal, then sell your 38sqm and buy a resale 48sqm 2-room BTO that meets your space and layout requirements. This option is good for those with limited budget and you still get a better 2-room home (nearly 1-1 in exchange value).

      @@jasmainehum3335 The interest component is an outdated method HDB used to calculate resale levy in the past. Now HDB has already fixed the sum, which varies depending on the size of the resale apartment you are looking and the previous grant you took. You can use HDB website budget calculator to calculate the approximate resale levy you may be required to pay for buying a resale flat and it is pretty accurate most of the time. Having said that, the amount of resale levy is not low for an average person. Therefore, it is advised that first-time homebuyers commit to their first property correctly from the beginning in order to avoid needless resale levies to look for another flat again.
      If you require a larger home, set aside more money and find a pretty decent 3-room HDB if space is your main concerns and also first time home owner can tap on the sizeable govt grants if you stay near your parents.

    That means all hotel rooms also have bad fengshui with the location of the toilet 😂. The dark color of the walls, furnishing, and curtains makes the space cramped.

      That’s an interesting point! 🤔 While hotel rooms can have unique layouts, I was specifically referring to the feng shui principles in a residential setting, where the positioning of rooms and doorways can impact the flow of energy. Fyi, hotels are designed for short stays, so it’s a bit different!
      As for the dark colors, I agree that they can make a space feel smaller. My yellow walls are actually meant to brighten up the space and make it feel more open. Thanks for your thoughts - definitely gives me something to think about!

    as for ceiling height only, top floor might have variation from the standard.
    at least, this isnt the double door bathroom layout. imagine having 2 doors to bathroom from bedroom and kitchen.

    You said height from floor to ceiling is 2.55m. But this is STANDARD whether it's 2, 3, 4, 5 room flats. No choice, for singles, HDB allows 2 room only; unless you buy resale. As you know SG is a small country. On the positive side, well if you look at the houses offered by our HDB compared to houses in say Hong Kong or some other countries, we are actually considered fortunate. Everything has pros and cons. Hope you do find happiness nevertheless, in living your house.

    I think for toilet even if staying alone should always practice closing the lid before flushing. And closing the toilet door behind after use. Problem solved

      I completely agree! This isn't just about Feng Shui-it's also a matter of hygiene. Flushing the toilet can release germs and bacteria into the air, and you definitely wouldn’t want those reaching your living or dining areas.

    Imo i dont really like this new layout for 2rm bto...i agree with you abt the toilet is right next to the main door..its a bit wierd but might be convenient for elderly as for quick access.....i prefer the other versions of layout might the older ones....HDB should really reconsider updating and change the layout and give chance abit la give more space😅😂...if really no choice i might have to consider 3rm resale which is gonna be way more expensive for a single like me

    getting a fixed dining table and putting a sofa in middle of ur living /dining area and claimed the flat is small. brilliant laaa. ceiling height point is indeed valid though.

    sell your 38sqm & live with your parents if possible. If my parents don't sell the house & live with my brother. I would not use my CPF to buy the tiny 38sqm hdb bto to live in. i have to work until i die with no CPF to use for retirement.

    Even is a tiny flat which is always better than renting a small room. For a single person like me. This 2 room BTO is consider spacious room to me.😅 Flats are getting more and more expensive 😮.

    This video only upsets ppl or couple who has plan for this kind of unit ....do you think ppl will be so stupid to buy a so small unit ? Sure there must be a reason for gov to built these small units and for ppl who buy these unit ...many reasons for buying so call.snall unit ....this video im not supportive at all ...title already misleading !!

    Please don't grumble and complain too much. 38 sq. m for a single is more than enough. If you spend $700k to $800k on a shoe box apartment, the size is not very much bigger. Learn to live with less and save more for your old age. Be more contented with life if you are not bless with a good income or rich parents. Life is like that. If you keep grumbling and complaining, you will make your life more miserable and time will be harder to pass.

When somebody is nice enough to share his personal review in a video, we should appreciate his effort he put in for trying to help those new owners for making the correct decision. If you don't like it, then just move on rather than leaving nasty comments which discourage the creator and the viewers right? His video may not be useful to all, but can contribute some help to new owners for consideration. If he didn't tell, how I know the ceiling height is quite low compared to resale, that the walking space is 10 steps away etc? Low ceiling wall can contribute to warmer living room due to circulation can be consider as a problem too so future 2 rm owner should look into this, no ceiling fan also is a caution reminder to some especially taller guys.

      It is a nest for my future retirement. Save the money, go travel, come home to a cozy home.
