    1. Good location. Easy accessible via DUKE. A stone throw away from Mont Kiara & Publika. 7km away from KLCC.
    2. Public Transport available. Segambut KTM station walking distance. Less than 1km.
    3. Cool design. If you love straits architecture.
    4. Complete facilities for sports enthusiasts. Gym, Olympic length pool, badminton court, basketball court, futsal court.
    5. Trusted developer. Impressed with Tuan Residency 1.
    6. Practical layout unit with 3 bedrooms.
    7. Price affordable RM400~450k
    8. Comes with two car park
    CONS:
    1. Leasehold
    2. Pylon
    3. Noise along the main road.

      Cons: all-day heat. Sun rise from east to west. And the orientation of the house are facing east and west. Chances of all day heat and usage of air conditioning and high bill probably are towering especially west facing house.

    It is one of the worth your penny type of own stay property without fancy facilities.
    But....but....but never underestimate how road noise affects our health. I living beside Kesas Highway for more than 5 years and I couldn't even sleep every single night, during daytime I unable to focus on my work at home because the road noise is so loud 24/7. Soundproofing windows are expensive.

    Do u think the new upcoming Tuan Heritag3 will be another success?? It's just opposite Savvy Residence. Thinking of buying it for ROI purposes as my 1st property at 22 years old. There will be a covered walkway to the KTM station and private shuttle buses to MRT & KTM station too. Plus, got access to all the highways. Don't think can find any unit below 500k for 3 bedrooms dy, especially at a location close to prime area with great facilities and architecture design. Just too bad there's no showroom yet or much news about it. I pretty much surveyed the whole PJ KL & Penang, but only this fits within my budget and get 3 rooms within good location. Just scared that can't rent out or can't generate sufficient cash flow. Especially now economically wise, real estate isn't as good as the old days. Might think of not even buying any property if not this, until market gets better as rental is so cheap since oversupply of properties.

    4th here!! Starting 4xxk is very affordable given that is is 7 mins away from CBD but one thing to consider is the jam lor of Jalan Kuching

    Hi Sean, are you going to review The Era @ Duta North? It's really near Tuan there, but a bit less noisy seems it's not directly beside Jalan Kuching, just next to Putramas. A lot more strategic location, even closer to Mont Kiara and KL Metropolis, and a lot more facilities too. They're launching phase 2 since phase 1 sold out already.

    Very strategic location and so close to city centre. Is it the best choice for me if i buy it for my ownstay or for a holiday house?

      Well only you'll have the answer for that. It all depends on your budget, financial situation, taste on design, preference of lifestyle and etc=)

    400k is nice.for the price you just have to live with it la the pylons and the noise for that price. please do mutiara hilltop by malton.

    Hi Sean, just went to the showroon and i really the concept and the price is really competitive. However, in my situation, should i buy this when i already bought Rumah WIP, Residensi Semarak and inherited double storey house in Ampang (shared with other 2 brothers who is not staying in the house) and a piece of land in Kota Bharu, Kelantan? Do you still its relevant for me to buy ?

    If you have only 500k budget for a hse, work around there, want a decent workmanship. Own stay. Go for it.
    If you have a higher budget, my advise is survey more for comparison.
    1. Sandwich between Duke and jalan Kuching is no joke. (Too near to Duke)
    2. Pylon.
    But if you are ok with noise, don't mind the pylon, this project is a good choice for u. Go for higher level don't be a cheapskate and u won't regret.

      Not really as the material used are mainly precast instead of custom made parts. Well, you can always ask the team regarding this hahaha since it's a great question!!

    Hi Iherng, which one is better Tuan Residency or Tuan Residency 2 in term location, price wise and facilities?

      Well it defers from individual preference. If you like direct connectivity to the highway, then this would be better. But if you like being close to neighbourhood then Tuan would be better. But unfortunately Tuan is 100% sold out.

    Thanks for this showroom and site review.The developer is definitely aware of its surrounding environment. Really good strategy to create such a well themed project with so much facilities , in order to attract its potential buyers to look inwards rather than outwards. Good utilization of balcony space.

    Not sure abt the noise. One side got duke, one side got jalan kuching. Plus side, you have direct access to duke (ampang direction). Duke towards Jalan Duta needs short travel.

      No lah... cannot be 5m. The width of the living room is only around 3m. So I think it's around 3x2 m2.

    There is still pylons in kl? I thought everything underground already, from where I come from we don't have any pylons at city area or this is a different kind of pylons?? 😂

      I have sleeping difficulties for 5 years after moving in into a property beside Kesas Highway. I am poor so I unable to sound proof the windows at all. Working from home with the loud road noise can make me crazy one day.
      Living at 20 floors above still can hear mat rempit racing every night.

      Is the STP cost absorb by developer in case of the external STP ready to be tapped? Likewise if its not will developer compensate purchaser if the internal STP is unusable later?
