    few things i hate about the interior: 1) messy tiling design with dizzying pattern (when this kind of tiles are meant for highlighting), 2) 80s design of the balcony when you can do it away with a transparent reinforced glass with chromed railing, 3) real small bedrooms with unusual windows, can foresee poor wind flow but adequate sunlight which could in turns hamper sleep quality, 4) wasted space in the master bedroom, too large the space and the low utilise balcony, the space can be used to make 2nd and 3rd bedrooms larger, 5) small-sized of the kitchen when this layout is supposed to cater for a bigger family with daily cooking..

    The toilet is obviously cutting material cost. When your toilet is so small, there is no way you can clearly separate dry and wet. The water won't splash there, but the vapour will make the wall paint yellow. A million ringgit property, this type of finishing. Bad.

      Yes, the toilet design is so wrong and not practical, imagine the slippery flooring when it is wet

    Nice review! The biggest turn off for me would be the balcony wall, feels very chunky especially with the choice of dark color. Very wasted that they decided to block the view 😨

    Great vid as always. So many compliments in this vid tho. I think you missed out to mention LRT3 is passing behind LUMI once its operational that will add to the already noisy traffic.

    For a high end property, the solid balcony (considering overlooking golf course too), tiny kitchen/bathrooms and low ceiling seems very weird.

    Very modern looking, however, the bed room size seems small and some minor detailing issues. The view is definitely awesome.

    So many facilities but with the low number of units means that the monthly maintenance is going to kill the owners in a long run. Also, i can already forsee the problems with the musical instruments with irresponsible tenants/owners.

      I share similar concerns too but they're partnering with Yamaha so it's not entirely open to public. Hence I think it's still manageable.

    Thanks for another great review. The various designs on different parts of the property give me the impression that different parts of the building were designed by different team of designers. The lower level parking area reminds me of affordable housing. While the upper parking area reminds me of a commercial building. The facility deck looks great ; minus the noise. Finally, the unit is a bit white-ish.

    Amazing facilities and the view too. But 2 balconies is an overkill. Prefer to cut out the 2nd balcony space and to increase the interior space. The kitchen is so small, the small bedroom windows is very weird, headache to select the curtains of choice. The non-tiles in the bathroom, where got separation wet or dry 1… the kids doesn’t care. If they have the chance, they will spray water to the whole bathroom.

    Balcony seems to prioritise building exterior asthethic, so golfer don't have to see inconsistent balcony usage.

    the untiled bathroom wall right outside the shower area its gonna get wet and grow mold, you're confident in your marking of wet and dry areas, but you failed to account for human carelessness for the lack of a better word. the shower screen will not help keep the dry area dry judging by the size of the shower area, water are gonna splash out easily.

    Very nice place with great facilities. But a few turn off for me like low ceiling, narrow walk way to BR, small sizes of rooms and kitchen. And the major turn off is the quality of the doors, knock knock it, it sounds like low cost house, even the main door is the same. Gosh, 1 million property. Alamak, haha.     Solid balcony, small room, 2.6m height 1million wow my god..you would often see 5 star hotel having that dry untiled area..but that only makes sense if your toilet is big. The facility deck is awesome..but i find the swimming pool and some roof top facility seems impracticable? Narrow space for pool walking area..common dining space..even the gym area is small.

    This illustrates a very good point of personal preference. You might think you’re getting everything you want from a 1 million property, but instead you’re getting what the DEVELOPER WANTS.
    Ugly balcony, small kitchen (not even a yard given), small third room, no skirtings, ugly windows (imo).
    It can be 500k and i will still think twice. (Leaving the address and facilities out of the equation)

    Nothing to shout about considering this is a product from a well known, reputable developer in a very high class address. The interior design, layout and furnishing is not worth it with RM950/sqf.

    The highway just across the property is a turn off. I forsee the noise will be an issue. The condo units seem a bit too small and the bathrooms are oddly designed. Definitely a no from me. But thanks for the review

    How does higher ceiling car park give you prestigious ambient for the larger unit tenants? Ain’t the compliant ceiling height parking bay is sufficient for all? Redundant, that is.

    The more facilities the more the unit owners will have to pay for maintenance, personally I prefer minimum basic facilities

    Nice development but I'll say the biggest turnoff is the balcony and bathroom design. It also feels a bit too commercial to make it a home IMO. Would've probably considered this property otherwise.

    Another promising thing to consider is Lien Hoe is one of a candidate/reserved station for LRT 3 if Damansara Idaman station down the road proof to be successful. This...depend on architectural layout to the station, may allow connectivity with LRT in the future.

    Great insights on the ceiling height. It is better to be practical rather than artsy when it comes to bathroom design. Malaysian will usually wet the whole bathroom especially kids who love play with water. The demarcation becomes irrelevant as they will just spray water everywhere. Full height wall tiles are the way to go.

      I am living in high rise beside a major highway of KESAS in KL, the traffic noise make people feel sick and unable to rest, be prepared to spend more money on replacing all the windows with proper soundproofing windows.

    Amazing location and nice facilities but the type B kitchen layout is a little weird and stuffy for me? Don't think its suitable to typical heavy stir frying cooking with that kinda layout tbh

      Yupe. The kitchen layout is pretty standard, but they don't have yard so take note. Usually we still can have a small outdoor cooking area but in this layout, totally cannot.

    If developer's interest is only catering the best for buyer of bigger unit so why bother buying here where u feel the double standard.     wow...i love this review n property....feels sooo SG...so many of the treatments n layout somewhat feels like a typical SG condo...the Pool is amazing for laps to infinity i guess....the public theater space is no doubt affected by traffic noise-so,best suited to watch Fast n Furious franchise kind of movies,u knw to mask the vehicles noises with its own poison!nice tiles-but yup,over-extended use to too many areas...lost of exclusivity...units with rooms facing corridor is a NO-NO for me...n all the magnificently amazing facilities is spoiled by the property being "Leasehold",n its 1 mil?duhh...such a spoiler!hope the reserve forest is not raped -spoils the view!

    Such an ugly balcony wall. Looks like from the 90s. Corridor in the unit is so narrow. And the worse is its leasehold. If its cheap then nvm. But its not cheap. Can get much better property elsewhere especially in Mont Kiara.

    I want to sell my unit, bumi lot. Block A2 level 5 facing the garden. 862 sq feet. RM800k. Fully furnished. Well kept. Great deal.
