These footage were taken in the start of the year but unfortunately something went wrong with the memory card. Thankfully most of the footage were managed to be recovered. Anyway, the havoc I went through is just like the project this week. Built in between 4 different highways, this masterplan is leveraging on the mature surroundings.
Addresses such as Kota Damansara, Bandar Utama, TTDI, Mont Kiara, Sri Damansara and Desa Park City are adjacent to Central Park Damansara. That indicates the potential of rental demand as D'Erica is located next to series of commercial office buildings.
Besides the mature concrete jungle, D'Erica residents also get to enjoy the forest reserve of Bukit Lanjan. The unit layout also captivates the view by having windows in all bedrooms. However, despite the attractive entry price, investors are still concerned about the history of abandonment of this project.
As the cost of infrastructure, construction, and development are very intensive, this new developer came to the rescue by gaining control of the project. This will then be their main project to prove themselves on their journey to public listing.

Looking at the how they are chopping off the reserve lands and building massive high dense condo , I think the main concern should be whether it will cause any soil erosion or landslide in the future . Looking at the position of the property next to the hill , it would be terrifying.

I also felt it's very congested with so many blocks. Now they are launching D Clover and not sure how many more blocks in that area.
Thanks for this property showroom review. The drone shots were really useful in giving us a better feel of the project and its surrounding environment. You should use your drone more often.

Consideration for the purchase of this property would be mainly the locality and the price for your own stay looks a good deal..the forest-facing units would be awesome. But from an investor's point of view..hmm too much uncertainty if you are looking at empire city being a success.
The place here is called as Mutiara Damansara is probably very suitable to stay here because there are also many malls such as Tesco, The Curve, IPC Shopping Mall, IKEA and many more to visit and also close to the highway to go to KL.

Hi Sean, do you know what is going on with Empire City? Do you think the ghost town will ever be properly repaired and revived? You used the correct word - eerie. Heard there's one level in the basement that is permanently closed off due to flooding. Also never ending infra issues at the various towers. Do you think this will be a major stain in the area?

Well that's the uncertainty portion that I spoke about. It just seems to be a massive load of effort, time and money required to pull this off.
So the variable here would be the team that is putting in the hours everyday in the project. It's difficult, but it's definitely possible.

With so much uncertainties going on to the neighborhood mall, i think many will reconsider this property. And the traffic noise level from LDP will be extremely high from my experience, I have sleeping disorder due to traffic noise from KESAS Highway beside my house already. As long as Malaysia authorities don’t look at this issue seriously more and more people will definitely get sick soon.

Erm, I'm trying my best to balance between all types of properties. New vs Old, Landed vs Highrise, luxury vs affordability, KL vs other states and etc hahaha=)

i would call it 3+1 instead of 4BR. However i agree to hackable the wall, but personally if i take this unit, i will turn it into glass wall and install some vertical blind for privacy purpose, this will be my working corner.

Yes they are, coming they are also cooperate with Rubberex Bhd to work on Empire City... Only Empire City abandoned b4, but not Service Apartment... The apartment was new project, last 3 phased to be launch only

If I want to buy i would wait for subsale unit. Too many uncertainty plus I have zero faith on this empire mall. If this is next to 1utama then its a diffrent story

Same developer as empire subang who sold all their empire hotel units with guaranteed rental but for the last 19 months they can't afford to pay owners the guaranteed rental. Biggest con company.

Why are showrooms always so... Umm.. Extravagant lah? All the weird neon signs, weird sculptures and art can be a bit distracting compared if they would use sleek and stylish interior design 🤔

This is no Central Park such as the one in NYC, this is a bunch of expensive apartments facing a limestone hill covered with forest, which is inaccessible given the steep cliff terrain. So it's not Central Park.

I would not consider it at all. Due to the take 3 on 3, I fully agree taking over an abandoned project is a “no no” for me (due to too many reasons), the density and the overhang supplies vs demand. I do like the location due to the infra, but the cons overweighs the pros.

We aim to start small first. To get a feel into kl market hence the interest in a 2 bedder one on swiss garden residences.

Why do people like to live in places like this? It doesn't at all feel homely, with all the disruptive energy from LDP and feeling of isolation by the hills and commercial lots. Its a place for a single person who comes back home at 12am and leaves at 7am, definitely not for families with kids.
