- Field Measurement Book, an important document to be along with your sale deed and patta copy. You may have mentioned (ie., purchased) 2000 sq feets in your sale deed, but while measuring it during patta number, the surveyor finds missing area, say some 100 sq feets were missing, due to occupancy, or road occupied or actually not available, by mistake the figure went wrong. The field surveyor will then inform you about the missing or shortage area, only you approve it ok, he will give the patta number for the area actually existing. You may deny and go for jurisdiction too, but only you accept the missing part area, you will get the patta and FMB.
So this FMB is the measurement of actual boundaries measured by the surveyor during his inspection. The FMB depicts the actual area of the plot or land area in terms of its boundaries in North, south, east and west direction along with the adjacent survey number or sub-division numbers. So this diagram is the block diagram of the shape of your plot or land area. This boundary FMB is given by revenue department, so even you have purchased, lets say 2000 sq feets, but the actual FMB measures 1950 sq feets, this is the actual area of the plot or land in govt records ie.,1950 sq feets only, that is final. So when you purchase a land from a buyer you should check the FMB as well, please note the patta acres is approximately only, it does not give you in exact square feets.

1. முதலில் பட்டா வழங்கப்பட்டு பிறகு, பின்னிட்டு சில ஆண்டுகள் கழித்து FMB வழங்கப்பட்டு இருக்கும் பட்சத்தில் , பட்டாவில் உள்ள அளவுகளுக்கும் FMB ல் உள்ள அளவுகளுக்கும் அளவு மாறுபாடு இருப்பின் . எந்த அளவு சட்டபடி செல்லுபடியாகும் .
2. எங்களுடைய பட்டா இடத்தில் புதிய வீடு கட்டும் போது வீட்டை சுற்றியும் இரண்டு மற்றும் நான்கு அடி அளவு ( வீட்டின் பராமரிப்பிற்கு ) இடம் விட்டு கட்டியிருந்தோம். தற்போது வீட்டின் பின்புறம் விடப்பட்ட நான்கு அடி அளவு இடத்தில் ஊர் மக்கள் நடக்க தொடங்கினர். காலப்போக்கில் அது நடைபாதை எனவும் , FMB யிலும் நடைபாதை எனவும் குறிப்பிடப்பட்டுள்ளது.
மேலும், நிலத்தை அளக்க வரும் சர்வேயர் அதிகாரிகளும் FMB அடிப்படையில்தான் அளந்து செல்கிறார்கள்.
மேற்கண்ட பிரச்சனைக்கு தீர்வு காண என்ன செய்ய வேண்டும்.
1. பட்டா நிலம் மற்றும் எஃப்எம்பி சரியாக இல்லை என்றால், உடனடியாக உங்கள் சர்வேயரிடம் தெரிவித்து, அதை சரி செய்து, அவருடைய விளக்கத்தை பெறவும்.
2. உங்கள் பட்டா நிலத்தை நீங்கள் நன்கொடையாக வழங்காத வரை சாலைக்கு பயன்படுத்த முடியாது. இந்நிலையில், உங்களின் பட்டா நிலம் உங்களுக்கு தெரியாமல் சாலைக்காக திருடப்பட்டது என ஆர்.டி.ஓ., மற்றும் கலெக்டரிடம் மனு எழுதி கொடுக்க வேண்டும்.

Dear Sir , in document the land size is 666sq ft which is correct but in FMb they given 602 sqft only when we asked them they are saying it will be shown less only from the actual size and they are saying it has no issue
What about in reality, 666 sq fts there? You must correct it, if it was a layout, then it is easy to correct. If it was an old document, write a petition to your RDO and inform him that fmb was incorrect and in reality the land exist..

Patta and A register are matching . FmB is having 15 cents less than that of patta. Same time near by fmb is havig that 15 cents extra. Where to solve it
What about your parent document, did it inherit likewise. You can write a complaint to RDO about the missing part of land.
Dear sir In patta i am having (26het-Are )which is 64.8cent in A-Register also (26het-Are) but in FMB my land 6 cent was missing in 2002 my grandfather did a housing layout and got panchayat approval for that housing layout by the panchayat President and got registered to their daughter's now the current panchayat president was saying that our 6cent land was a prombokke land which comes in different survey number please tell me how to resolve my problem

Sir, in the eservice website, I showed for the fmb, same site you can also check the survey number for poramboku land. At the bottom of the same site you have form of land click on that and enter your survey number and subdivision if it is not a promoco it will say nil.. further you can write a complaint and give it to your RDO, stating that your Panchayat president is demanding as poramboku land, if your RDO is not taking action you can further write a complaint to your DRO.. so don't worry that's it.

check for correct survey number and its sub-division is there in your document that is important. If plot number is missing ok leave it.. if you want you can make amendment correct of your document and include your plot number..

if you are selling a part of your plot, yes then it is a sub-division otherwise you sell the whole plot then it is not a sub-division.

you can use the excess land in FMB but cant sell it... if you wamt to take ownership of the excess land, then you must re amend or correct your document with your seller and you pay excess dues for it and take the ownership.

நீங்கள் முதலில் உங்கள் சர்வேயரிடம் பேச வேண்டும், பின்னர் உங்கள் தாசில்தாரிடம் எழுத்துப்பூர்வமாக புகார் கொடுக்க வேண்டும். எதுவும் செயல்படவில்லை என்றால், CM செல் புகார் கொடுங்கள்.

How can convert fmb measurement to feet
Length X Breadth = area. e.g., (north =20, South=30, East =15, West=25.. then (north + south / 2) X (east+west/2) =area.. (20+30/2) X (15 + 25 /2) , so finally 25 X 20 = 500 sq ft

Please check if the area is selected correctly. Next check subdivision number in patta is correct as you enter. Check 1A, 1B and 1C whether your name is present .

If additional 5 cents are shown in your fmb, then it's yours.. if not shown in the fmb but only land is there, it is porumboku land, you can use the land, but it's not yours..
That additional 5 cent also available in fmb and patta, then how to register document for that additional 5 cent, because I have document for only 2acre,

This is fake, your piece of land cannot be added to neighbour, he will get what is in his document, if you feel yours is less, then make a fraudulent complaint to the RDO and or DRO and ask for rectification... You can still go to court if nothing works..

1960ல் ஒரு நிலம் வாங்கினோம் .பத்திரப்படி 4 சென்ட் SLRல் 160 ச.மீ எனவும் உள்ளது.ஆனால் FMB வரை படத்தில் 300 ச.அடி கூடுதலாக உள்ளது. இந்த கூடுதல் அளவை SLR ல் சேர்க்க முடியுமா?.

I have practical knowledge, based on which I have done this video. Register office earlier they do not check how many sq fts are there for a survey number, they will only calculate the percentage of stamp duty u must have, it is only when u apply for patta, they will evaluate.
In my case, I have less sq feets in my doc, but my fmb has 400 sq fts more, the patta was also given for extra sq feets.. remember u can sell a property with only patta copy, even if you don't have the document. But with only doc u cannot currently register without patta copy.
Also I had verified with a field surveyor about this, he had said u write more or less in your document, we cannot dispute with it, if it is a whole patta transfer, we give the entire measurement in the fmb, whether it is less or more in your document.. 👍

உங்கள் சர்வே நம்பரில் பட்டா சப் டிவிஷன் முறையில் வாங்கினீர்களா ஏனென்றால் 127 ஸ்கொயர் பீட் உள்ள மனையில் 120 ஆக தருவதாக இருந்தால் எவ்ளோ ஸ்கொயர் பீட் குறைகிறதோ அதை குறிப்பிட்டு உங்களிடம் இருந்து ஒரு கடிதம் பெற்று பின்பு தான் பட்டா வழங்குவார்கள்..
@@ToletRealEstate sir, in your case that extra 400 is not yours. Then is it neighbors? Can they filed complaint on it even if it is approved in fmb and in your patta?
It was a layout plot, first when I bought, it was 1 ground, few months later, the layout went for dtcp, it got approved, I bought s.no. 256/20.. after approval, the layout was extended with different measurement with extra land, that is how I got extra sq fts. Not only I, but all neighbours too received extra land...
Incase of more in area (in FMB).
If land is existing as per FMB, then you can enjoy that land.

உங்கள் வட்டாட்சியர் செயல்படவில்லை என்றால் நீங்கள் டிஆர்ஓ (DRO) அதாவது டிஸ்ட்ரிக்ட் ரெவென்யு ஆபிசர்.. உங்களோட மாவட்டத்தோட தலைநகரத்தில் இருப்பார். நீங்கள் அவரிடத்திலும் புகார் அளிக்கலாம். சிஎம் (CM) செல்லில் ஆன்லைனில் இதைப் பற்றி நீங்கள் புகார் அளிக்கலாம்.. இதெல்லாம் செய்து முடிக்க மூன்றில் இருந்து ஆறு மாதங்கள் வரை ஆகலாம் அப்படி எதுவும் வேலைக்கு வரவில்லை என்றால் நீங்கள் நீதிமன்றத்தில் இதைப்பற்றி புகார் அளித்து வழக்காடலாம்..

ஆம். ஆனால் உங்கள் FMB மூலம் யாராலும் என்ன செய்ய முடியும்? உங்களுக்கு தேவையற்ற பயம்! இருக்கிறது. அது வேண்டாம் அய்யா. பட்டா, சிட்டா, இசி, எஃப்எம்பி, அ பதிவு இவை அனைத்தும் பல ஆண்டுகளாக ஆன்லைனில் கிடைக்கின்றன. இப்போது கணினிக்கு கட்டைவிரல் ரேய்க்கையும், ஐடி ஆதாரம் போன்றவை தேவைப்படுகின்றன, இது முந்தைய ஆண்டுகளை விட மிகவும் பாதுகாப்பானது.

Pl approach VAO and apply for correlation certificate in concerned Tahsildar office
After property purchase, patta received with new subdivision number. Is correlation certificate is required.? How much they will expect in general for this work?
If the land is subdivided, then only survey number will vary. Otherwise in resurvey, the survey number may vary. In the first instance, u may approach concerned VAO.
For correlation certificate.,they will 15 days time.Only after frequent visits , they will give. In my case,I have received only after two months time, even all the records are correct.
