At this rate, I think my lake view property will be in Nakasongola or Amolatar , the cartels have messed up the price of land and properties in most of Kampala. Having said that , you can still get land in the outskirts of Kampala for under $10k. Places like Matuga, Gayaza etc you can get 50 by 100 for under 10k
you can get land in kasenyi, entebbe quite close to the lake for less than 10k but its developing fast and land prices are quickly increasing
@@user-jw7rc3fu5k I never reached Kasenyi but I have an idea where it is. I went Nkumba University for two years so I used to do jogging on Kasenyi road but never reached it.
Actually you can try jinja. It's not as overly priced as in central. Places like budondo in jinja you can get a plot at 20 millions and with a very good view to lake Victoria.

Yes Kitende is beautiful..... They also have magnificent 4 bedroom bungalows for sale that are to die for, I am currently saving with my fiancé to buy their in the next few years.

Kampala definitely have some breathtaking views from the hills. My dad bought a piece of land near Lake Victoria, but the land there is quite pricey. I don't know if I will buy one in Kampala, most likely up country where its cheaper. These places u have shown is good for business men.

It's not a good idea to buy 50x100 plot size because it's too small for a spacious, comfortable residence... best to buy 100x100 plot size.

expensive, and living near a big and busy city like kampala can be toxic, i rather buy in jinja, buy a few more properties and settle peacefully around the nile
Currently jinja is more expensive
Just buy out of town big plots for much less where u can put a pool, garden and plantation! No point in paying that much for 1/2 an acre.

@@gerryobrien7973 masaka road...before mpigi town there are lovely lands/plots on the hill with a view...30 min drive from Kampala. They r abt to constract an express highway connecting from entebbe to the neighbouring countries(Kenya, Tz, Rwanda, etc)

He’s a connector, the owners determine the price they want to sell. However, LA?! Where because I definitely need to buy land there. Toronto, there’s NO WAY you can get land at these prices. You gotta go like 2 hours out of town, if you’re lucky 😅
@@RachaelNalumu lol yea you can get land in California for that just have to look around. It’s not Hollywood hills but it’s outside the city or in lower income areas. You could get decent land in Vegas or pay couple hundred thousand more for a mini mansion when prices come down next year.

@@RachaelNalumu lol no in Los Angeles you cant really find "land" in the city but you can find good spots not far out. My point was that prices over in Uganda shouldnt be comparable to Los Angeles or US prices. You can find a house in LA,Cali for little over 300k (when the prices correct) and thats a ready to move in, for half the price of that plot. BTW flights to LA from Vegas take 45 minutes and cost about $50-$100.
@@engine9435 The problem we have in Uganda is that there is too much corruption from government officials, because they have no avenues of disposing off their ill gotten wealth, real estates and land becomes their preferred way . They have no problem paying $200k cash . That explains why the land and housing prices in Kla is so inflated. I live in LA too and it doesn’t me see sense to pay that kind of money to buy land in Kampala. $160k gets you a very nice house in most US cities in Middle America where you can rent out and get handsome returns. There are still plenty of inexpensive parts of Kampala though .
